I’ve never dealt with such unprofessional and unresponsive management. The property manager clearly doesn’t care about residents’ concerns, and the assistant either ignores you or gives vague, unhelpful answers. Maintenance requests go unanswered, and any communication feels like a chore to them. It’s frustrating paying rent every month and getting treated like an inconvenience. Five Oaks seriously needs better leadership and accountability

I called and requested a virtual tour. The leasing officer promised to send a video of the available apartment. She only sent the quote but not the video even though I told her how urgent it was as I have to move within a week. After that I called at least 15 times the same day, but they never took my calls. I can't believe this treatment. I wanted to lease and still interested as I like the location and apartments in the pictures but seems like the staff doesn't want to work.

From the initial application, there were issues with my move in date being pushed 3 different times. Around the second week of November, I heard nearby gunshots on multiple occasions in that week alone. My unit was NOT cleaned prior to move in and management had the nerve to tell me they paid the bill so they know it was cleaned. I politely informed management of the dust, debris, and urine stains still present with photos to support. After leaving a public review of my experience I received feedback. Fast forward to Pegasus Residential take over in May. The pool was closed for the entire summer. I received a letter demanding rent. When I called the offices to speak to the person who’s name was listed on the letter, I was told that person never worked in the office and the letter is an error… Ants invaded my living room &kitchen, I’m assuming from the tree hanging over my balcony because maintenance agreed my unit was clean and didn’t warrant any pests. I requested to have the cracks in my unit repaired/caulked. For whatever reason, there was a dispute on doing so and abt 3 weeks later someone came to caulk and the ants were no longer in the living room/kitchen but now to the bathroom. I initially wanted to stay with 5Oaks because I liked that my neighbors are peaceful & I honestly felt safe aside from the from the apparent gunshots nearby. I wanted to transfer to a different unit due to the ants. I was told I would need to reapply with new fees, and run credit …I felt it only made sense to apply elsewhere. The Orleans of Decatur is 8 minutes away &my new unit is 200 sqft larger for only $100 more than my renewal rate. I informed the offices that I wanted to pull my renewal and I wanted to be out by my original move out date 11/17. On several occasions I was begged to stay. 5oaks wanted to know what could be done to save me…. fast forward to November. I received an email from the front office stating rent is available for viewing. But the online rental portal was made unavailable for my viewing. I was unaware of my balance in order to pay rent. I emailed Amber and Brittany multiple times 11/1 &11/2. I called the front office multiple times. I never received a call back. 11/4 I am able to view the online portal and late fees are added. I sent an email to Brittany and Amber for clarification. I finally received a response 11/09 at 3pm stating “there were technical issues and I should have come to the front office to get my balance”

Meet with Amber who was rude and refused my tour appointment is . I thought she would take down my info to reschedule but she did not. Great price and location , needs better office staff. I would have leased but this was a turn off.
Everyone who serves this community is friendly and professional. They respond promptly to residents' needs and treat us as individuals.
I have lived here 6 years and I sincerely and honestly love it here close to every area of the city leasing staff are the best. If you are looking for a hidden gem look no further and you will not be disappointed ??

I would recommend them, but improvements are needed. Staff/maintenance politeness can improve, cost efficient storage, and cleaner pool water, sanitation of fitness room, and cameras and security officers for safety are needed.
So impressed with the prompt attention to my request and the subsequent follow up by maintenance. Great customer service from all concerned as well as from property management. It is obvious the entire team is invested in providing a great place to live for tenants.

Great community! I feel safe and secure in my apartment. The office staff has been quick to respond when needed as well as the maintenance staff. I have no issues, unfortunately I have to leave for family reasons.
A lot of cars have been vandalized and nothing has been done about the issues. Staff is rude and heartless. They care nothing about the residents.
The staff is attentive and responsive and they ensure the property is clean.
Management truly is serious about the upkeep on the property. I love that.

The apartment was very lovely when I first moved in but I honestly didn't like my neighbor upstairs....she smoked and the smell got into my apartment all the time...she babysat children and let them jump around all day....she was very inconsiderate. You would have to live on the top floor to actually enjoy living here....this apartment wasn't for me anymore. I now have my home and am so glad I left.
Would recommend but tell them to be prepared for the price increase each year.
When I first moved applied to the complex, I applied for a Darlington with a Loft. When I came to the apartment complex, the representatives told me that the apartment was no longer available; however, the regular Darlington was available. I was very perturbed by this information because I had paid the application fee and was expecting the Darlington with a Loft.
Are you looking for an apartment that will waste your time? By that I mean not follow up, give you updates about your application or status of rental. Assistant manager is very incompetent & not straight forward. Very unhelpful groups of people.
I don'??t know if I would recommend to another young family. There is a lot of noise, smoking, and drug activity. It was a great place to stay as we transitioned to our new home, but it would not have been a long term option for us.

This is a well maintained community and the style of the apartments is very nice.
Honestly the leasing agent was friendly and knowledgeable and the community was quiet.
Overall, it's a decent community. It's the people that degrade it.
I feel that rent is not as competitive as I thought and the break-ins/recent thefts make me feel less secure.
This number could easily be a "10" if the breezeway oil spills were cleaned.

Its a convenient location and also pretty quite which I love.
For the price they layout could be much better so for that I rate this a 7 possible recommendation.
They changed the flapper in my toilet while I was at work so I did not speak directly to anyone . They did it in a very efficient manner.
This apartment community, which is very conveniently located, is clean, well-kept and quiet. All staff is professional and friendly, and they respond to my questions and requests very promptly.
I would recommend Five Oaks because this community is quiet, safe and very well maintained--and both the office and maintenance staffs are very accommodating.
