Property Ratings at Falls Green
Falls Green was a negative experience. For Foreign Service personnel: this is nothing like the old Oakwood—no shuttle, no services, and the sundry store even closed during our stay. We ultimately left because of **persistent rodent infestations**, reportedly a yearly problem that management handled with minimal effort. We also had **days of silt-filled water**, and the apartments are old with awkward layouts. The renovated main lobby looks nice, but it’s misleading. The residential buildings are **run-down**, with dirty carpets, harsh lighting, scuffed doors, and an overall unsettling feel. Foam stuffed throughout units shows long-standing structural issues. **Positives:** friendly staff trying hard, occasional events, a summer pool, a good package system, quiet setting, and convenient access to Metro and major roads. West-facing units have cemetery views, and the complex borders Seven Corners while being in the Falls Church City school district. **Major concerns:** almost **no security**, aggressive towing, many short-term tenants, repeated late-night fire-alarm pulls by a disturbed resident, reports of indoor fires, one dumpster fire I saw myself, and **frequently malfunctioning elevators**. Overall, “luxury” is misleading. The buildings are too old and the issues too serious to recommend living here, even short-term, especially with so many better options in NoVA.
Cozy little spot hidden in the City of Falls Church. Great community to live in. Extremely multicultural and friendly. Great eating and shopping within a 2-10 mile radius.

The Pool is nice now I still think you need a maintenance plan to clean the pool furniture at least every other day. Or so? and everything's pretty good with care taking and the maintenance in the apartments. The one slight problem I have is the grounds, the lawns are a wreck because of the dog urine has destroyed all the grasss I think you should consider a limit on how many pets you accept. The children play in that yard and there's nowhere that hasn't been used for a bathroom by the pets. I don't have kids now but if I did.I wouldn't let them go near the grounds , just a thought

Roaches and mice are a nightmare. Maintenance does do pest control weekly which is a very good thing but the mice just won't go away. Barbecue grills were replaced with new ones which is a good thing.

A couple months in and I am still very happy with the place. Nothing has changed, location is pretty good, quiet and friendly neighborhood. Definitely would recommend!

Falls Green is a nice community, but it’s expensive. Before the clubhouse burned a few months ago, the amenities were great, but now we don’t have access to a majority of those services. I like the location and the other people here, but make sure it’s the right decision before you move here.

I like the apartment, but my favorite thing about Falls Green is the community. There are 3 events per month that are well attended (trivia is a monthly staple, and others change). There are also fitness classes offered on site every week (with some on Zoom temporarily due to clubhouse closure). I’ve met friends through events and yoga. The community is a mix of young professionals and families. It’s a very dog-friendly community. It’s unfortunate to not have access to the clubhouse while repairs are made. Management was a bit slow in sending out info community-wide, but was responsive to individual questions. Those reasons cause me to deduct one star. FG did secure access to a local gym for us in the meantime though.

Falls Green has been great so far! The staff is very helpful and friendly. It is in a great location with a BJ’s walking distance from the complex. It is very dog friendly and you will see a dog almost every time you step outside.

Old cabinets, doors keep falling off even after fixing it. Maintanance staff is great. Elevators shut off every now and then. Dog poop is a regular visual on grounds but cannot blame the management for it. Overall a good experience but.

Since moving in earlier this month, the staff has been helpful. The amenities are nice and the neighbors are friendly. It’s conveniently located if one works in the DC area. However, it is expensive. Would recommend to those who can afford it.

I just moved in. My heater is making a super loud banging (maintenance is coming though, I think), the paint job was super sloppy—they literally painted over the outlets and half of them are unusable because paint got inside the outlet holes. They painted over the electrical panel opening so it’s sealed shut. The bathroom corners need to be re-calked because the seals are all cracked. The toilet “seal” is disgusting and its flush is questionable—the entire thing really should be replaced. The unit is smaller than what was advertised (I measured). I literally am trying to gaslight myself to stay positive but it’s only been a couple of days here and I’m already super anxious. I’m hoping things get better soon, the community spaces do look nice and there are supposed to be regular yoga classes and trivia nights in the club house space. Idk if I can update this but if I can, I can let you know how I feel after living here a few weeks.

Love the quiet! However the driving in parking lot is scary! Not many precautions, and that is a safety issue concern! Residents are not cleaning up bathroom duties by pets the way that they should since we have the amenities to keep the area clean

My new apartment is roomy and quiet...I barely hear the neighbors at all. The balcony is great, plenty of space for patio furniture. The community is friendly and so far I'm very happy here.

Move in was great! The management is very good. Apartments are old but done up really well. I drove a long way and was really pleased to find goodies for my first day which really went a long way!

My experience has been great overall. The maintenance teams responsive and are amazing. Also the cleaning team in the am keeps the grounds well kept. Management and front desk used to be really good, but they seem to have been lacking on standards. Front desk is always gone around 4-5 pm and people leave because they can pick up their mail. Also, management doesn’t communicate as well as before…had no idea the pool closed already this year.

Beautiful community with great amenities. Residents are friendly and common spaces are very clean. Easy bike or bus ride to downtown Falls Church and the Metro.

After about a week, first impressions are good. The community (a mix of young adults and young families) seems active and friendly. The amenities are nice. I like seeing people at the pool, sport courts, and dog run. Apartments are recently renovated although the building is older. Even their cheaper apartments are nice, including mostly stainless steel appliances and wood-style vinyl flooring. More expensive units have nicer finishes, including granite countertops. It seems like maintenance intends to take care of every issue, down to replacing light bulbs. I haven't used maintenance yet, but my friend says they respond quickly. Downsides: Some tenants from before the complex was smoke-free continue to smoke inside, and the smell comes through vertically connected vents for some units. Limited ability to see the specific unit before signing a lease. If you care about natural light, check direction of windows on the map and pick higher floors to avoid trees and shadows.

Still love it so much here! The staff is the best part but the amenities are great too. Very dog friendly neighborhood and friendly people too. If you’re a young professional, I recommend it here bc of the activities available like trivia, paint and sip and even yoga classes.

Falls green is a wonderful community and makes my work commute a breeze! The property is always well kept, they just re did the entire parking lot and now the pool is open! They even have a little grocery store which is a huge bonus if your making something and think shoot! I need some butter, just a short walk next to the club house has most needs and the 2 people who work there are always so sweet. Highly recommended

I Have a good experience at Falls Green. It is in a nice location and there are so many things to do around the area. I will say the building is old and the elevators have gone down more often than I would like.
