The quality of staff here at Montfair is unmatched. The leasing agent and team helped me through the application process and document submissions. Anytime I have a problem, they are there to fix it. It's a great property with wonderful administration, couldn't ask for a better apartment experience.

The new management has been wonderful. They have been working hard to make improvements to the property and their customer service is top notch! They address any issues that come up quickly and professionally. The grounds keeper and maintenance staff are terrific, extremely hard working and efficient. I've lived here over 6 years and this management team is by far the best this property has had. I'm excited about all of the wonderful improvements and changes!

I would not recommend living here: the office staff is not helpful at all. In addition, the apartment complex is run down and things are needing fixed all of the time. For example, for the first few months the water would randomly come out black.
Excellent office staff and maintenance crew. Very friendly and cooperative. I have absolutely no negative comments, property is excellent.
I lived at this apartment complex for 2 years And have a great things to say! Location is excellent—walking distance to great margaritas. Facilities are top notch. Staff is extremely kind and accommodating! Maintenance always got things done and really timely. A lot of the residents are families which is nice and it’s not noisy. Dog friendly and walking around the perimeter of the complex was 0.6 Miles. So it’s a great walk for the pups! The Montfair at the Woodlands is a great spot! You should definitely check it out!

We're half way through our lease and so far we really like Montfair. The apartments are great and the floor plan is nice and spread out for our kids. We like the pool but don't use it very often. It is a great location unless you need to be right off the freeway, which can feel like a trek. It feels more homey than some of the bigger apartment complexes in the area and we like how it is set back into the neighborhood and feels safe.
in the last week HORRIBLE! Horrible staff! Horrible complex. I have never dealt with the staff that is so unprofessional and disrespectful. The staff is completely on organized and unresponsible. After being disrespected by the staff, I asked to speak to a manager and they informed me that their manager does not have a phone number. Never in my life that I dealt with a complex that is more un organized. The facility is dirty and nothing in comparison to its competitors around the area. I highly suggest you do not live here. If I could give them less than one star I would have.
Stay away if you have pets!!! Today I was given a citation because my dog barks during the day. This came after my next door neighbor approached me at about 3 pm and told me that management had called her and told her, dogs are not allowed on the balcony (which is nowhere on my lease, I checked) and that her dogs barking was disturbing so therefore she would also be receiving a citation. My dogs do not bark at night and one does not bark at all as she hides when she gets scared, they have the same schedule as me and sleep for most of it. They also go to work with me 5 days a week so they spend 40 plus hours away from the apartment every week. When I moved in here I was under the impression that this would be a safe space for my dogs. Since dogs bark when they get scared I only figured that if my dog barked in an busy apartment complex that not only allows dogs but also charges healthy deposits and pet rent, it would be okay. As soon as my lease is over, which is all paid for, I will not be renewing since now I know that although I am paying for my dogs to live here, unreasonable standards are set for pets and pet parents. So if you have dogs that bark please beware that they are looked down upon as a nuisance in this complex. I am truly disappointed that this happened as now I will, for the rest of my stay, feel very uncomfortable here.

This is a terrible apartment! I lived there for one year. For three weeks I went on vacation outside US and I came back seeing they have reported me to a collection agency!! I even had a friend check my mailbox when I was gone, but they had not sent me any letter; they had only called my number for an unexpected charge. Once they had seen that my number was not answering they send my case to a collection agency. When I came back, I saw they have miscalculated the charges. My credit score got ruined! The effect is not going away for five years! I paid them what I had to pay but they did not help at all to fix the damage they had caused. If you want the same happens to you, please go and live there to see it for yourself. I truly lived there and dont think I'm someone paid by a competitor or something.
Lived here for a little over a year and regret resigning a lease with these people that just don't seem to care about anyone but themselves. So far I've had my car, along with 6 others broken into, two of the apartments were robbed (I had to find out through an app that the complex was being cased, and two apartments were robbed. The front office told no one about it until 48 hours later and they never told us it was two apartments nor that the homes were being cased, they just said for us to watch our backs and to pay more a month to get a security system when they as a community won't do anything about it.) The front office will tell you anything you want to hear to get you to move in. Keep in mind these apartments are the only ones in the woodlands for miles aside from the low income housing with no security gates around the community. They refuse to put one up here to help further protect the community. I could go on for days and I have only been here one year and to months! When moving in i read some bad reviews but figured that tenant just had a bad experience, boy was I wrong.dont waste your money or time with this management company ZRS is the worst and you're better off living anywhere but here. If you're a person who truly cares about your safety and home, don't come here. They could truly care less and do nothing but keep adding more fees onto your rent.
My experience at the Montfair got off to a really rocky start. We were promised the place would be cleaned when we walked through the day before move in. That did no happen and the place was filthy. Made move in day quite a pain, having to clean every square inch before moving furniture in was not fun. I believe it had to do with the leasing agent in charge of my move in. It was her last week and I believe she had just "checked out". We also had a few issues on getting some small items fixed (window blinds, closet light bulb) I had to make multiple calls and requests until finally the manager stepped in and got my issues taken care of. She also credited me a substantial amount for the lack of cleanliness I had to deal with upon move it. The first week of life at the Montfair was an absolute nightmare. Now that the place is clean and the small issues taken care of, we absolutely love it. Our apartment is spacious, beautiful and has more storage space than we expected. The location and grounds are beautiful and well kept. The pool, work out room and pool room are all very nice. We really like the trash concierge, it's great to be able to just put the trashcan on the front porch for pick up. One of our favorite parts of the Montfair is the dog park. It makes getting exercised for our dog effortless, and he's even made quite a few friends there. It is also a great place to get to know your neighbors. Other than the first week, the Montfair has exceeded our expectations. We can walk to a number of stores and restaurants, and the staff has been extremely friendly. I am happy that I chose to live at the Montfair, despite the not so great start.
I lived here for a year. There were a lot of roaches, but I'm not sure that's an apartment specific problem. They came and sprayed at my apt pretty regularly to try to combat the issue. Lots of families and small children... Great amenities with the pool and gym. Price isn't bad for what you get. Overall - I would recommend for someone to live here if it's in the location you're looking for.
I rented an apartment here with my roommate this year and, the experience has been very pleasant! The staff is very friendly, they always fulfill maintenance orders, there's valet trash, and the apartment is in a safe convenient area. I would absolutely recommend these apartments to anyone looking to move to the Woodland area without paying an arm and a leg.
The management and maintenance team are both always friendly. I love the nice pool area and the grassy dog park for my puppy!
this is a great property with close proximity to grocery stores, department stores and restaurants. Walking trails are adjacent to the property. The staff is friendly, accommodating and communicates well with the residents through email alerts and messages.
I have lived at Montfair for three years now. The location is wonderful, it's a quite neighborhood with shopping and resturants within walking distance. The staff are very helpful and kind. The one bedroom I am currently in is beautiful. It has great amenities such as a walk in closet, spacious bathroom with garden tub and lots of storage space. I love living here!
Excellent lay outs! So good, you have to take a number and wait your turn for one to come empty! New management that truly cares about your concerns, including Liz, Nia, Joe and Rosa! Most of the staff lives on property, making you feel safe and secure! Opportunities for additional storage and carports are aplenty. Awesome location near shopping, dining, and minutes from the major areas of entertainment in The Woodlands, Conroe, Magnolia, Montgomery and Tomball. Could not be happier with my move to the area, and also love that the complex is not overly large, so you don't feel like just another tenant! Also, very near to bike trails and other areas to get fit, surrounded by the beautiful trees and parks. Love Montfair At The Woodlands!
I've been living at this apartment complex for about three years. The complex had one management change while I have been here. The new management has cleaned up the landscaping and created a small dog park. They have repainted the buildings. The insides of the apartment s are nice and cosy. They have high ceiling's. The lighting is great. I'm a painter and I need light. The apartments are kinda hidden in a really safe neighborhood surrounded by great food. Its quiet almost all day and night. The walls are thick so you can not haere everything your neighbor is saying. I plan on living here for a while longer because nothing beats the price. Id recommend them to everyone.
