Property Ratings at Establishment
This is a great place to live, especially if you attend St. Edwards University. My one-bedroom is perfect for my situation. Plus, the location is ideal, with many fun things to do, eat, and explore nearby. Overall, it’s a solid spot to call home!
Pros: the location, plenty of parking (free/unassigned), large bedroom, no carpet. Beyond the above, I've had nothing but issues at this apartment. I know an older building won't be perfect, but I've never had issues like this. The biggest being the cockroaches - since I moved in, I've been dealing with roaches in my bathroom. Its gross and pest control is not solving the issue. Pest control only comes Fridays, and the only thing they will do is spray the floors. Management shows no desire to further address this issue. The in-unit dryer is a condensing/ventless unit - so inefficient, takes forever to dry laundry. The exterior of the building is dirty, and nothing is done to keep the walkways, stairwells, or buildings clean. The "renovations" are surface level - new cabinet doors and appliances, that's it. Drawers were broken when I moved in. Windows are terrible - they're old, and the living room window is single pane, letting in cold/heat and condensation when it gets very cold out. They're also dirty - no cleaning before I moved in. Overall, there are plenty of better places to live nearby. I'd skip this. Note: new management took over last week, tbd how that will affect things going forward.
I would recommend anyone looking for an apartment to live anywhere else but here. I am shocked at some of the positive reviews and question them, as everyone I've talked to that lived there had a negative experience. Management does the bare minimum. When we moved in every light in Building 5 was out, which is a huge safety issue. After going to the office multiple times to report it, I put in a maintenance request on 02/24/2022. I never heard back, so I went into the office to follow up. I went in weekly for about four weeks and was repeatedly told it was not in this year's budget, but they would see if they could order temporary lights. After reemphasizing the safety issue, they installed ONE crappy motion detector light that barely worked. Fast forward five months and the lights were still broken. On top of this, there have been multiple homeless in the dark stairwells, people sleeping in their cars, dumpster divers, and more. Some mornings I would wake up and see homeless bathing in the pool. I never felt safe and lost sleep after hearing about what happened to other tenants. Every time I told Melanie her response was to call the police and maybe they'll start doing trips in their free time. Her answer was never to fix the issue, but instead the bare minimum. After a few months living there, I started to count down until my lease was over. In addition, none of the buildings are maintained and it seems like everything is falling apart. I think the first step would be to get new management and start caring about the tenants. Until then, I would recommend living somewhere else.

I like living at the Establishment. I like living here so much that I recently renewed my lease. I moved here in August 2017 and have not had many issues since. The apartment is small, well-maintained, and very friendly. I say hello to my neighbors all the time! Pests can be a bit of a problem, but the maintenance employees are always around to help. The front office is also very personable and no hassle. I would totally recommend that my friends live here.
The establishment staff is amazing. Any maintenance requests really get answered crazy fast. Beautiful apartments, couldn’t have asked for a better first apartment experience.
Very happy here. It's in a fantastic location with easy access to all South Austin spots. Very dog friendly with a great layout and grassy areas for dog walking. Have had no issues with management, and any maintenance issues I've had were fixed in an easy timely manner. Highly recommend if you're looking for a great quiet spot with that Austin vibe.
I have been living here for about 3 months now and I must say I am quite satisfied! The location is superb, and the rent is lower than usual for this area. The complex is a very nice size and has a community feel. There are three laundry rooms located very conveniently, and I have never run into any problems be it maintenance or availability. The pool is also very nicely decorated with a desert vibe
I have never met a staff so warm and welcoming. The pool and pet area is always kept so clean. And I love bringing my friends over! Definitely recommend.
I moved in to the Establishment this summer and I could not be more pleased. The apartments are spacious, clean and well-maintained. The complex is in the PERFECT location- walking distance to everything. I also love that the complex is relatively small and quiet!
What can I say - I just love the friendly staff who made my move from California to Austin super easy. I love the vibe, the affordable prices, the unique location - just minutes from everything I love in Austin. When you live here, you'll know you've come home!

Really friendly office staff with nice clean apartments! I was in a tight spot and needed a place ASAP. Management was so nice and helped me get set up. I moved in within a week of first talking to them! The place is perfect-- clean, no issues with bugs, no crazy noise or neighbors, there's always plenty of parking. The only downside is the traffic on 1st and Congress, but I usually avoid taking those lefts by using the side streets instead. Anyways the location is perfect too! Biking distance to HEB, Summer Moon, Torchy's, all the Congress shops. Also just a skip from Barton :) 5/5 for sure!
This is one of the most incompetent apartment complexes I have ever lived at. 1. Roaches. The units are infested with large German Cockroaches that live in the wall and I was killing between 15-50 a night. After months of working with the Leasing Company, pest control services, and myself spraying and setting bait traps the problem was still terrible. I forced them to transfer me to a new unit and pay for my relocation fees, which they did. I toured 6 different units before I found a vacant one without cockroaches. Just don’t move here. 2. The “new” washer dryers they hyped up for months are actually just the old washer dryers with a new credit card activation pad. Disappointing in itself... but then the new credit card pad doesn’t work. You can swipe multiple cards multiple times and if you get lucky it may accept one of them. Also if any of washer / dryers go down the leasing office expects you to contact the outsourced matinence company to have it repaired. One unit was down for MONTHS, someone even wrote “Broken” on it in hot glue. When I brought it up to the leasing office they had no idea and then told me to bring it up with the outside company. No. This is your job, you’re supposed to see what’s wrong and do something to fix it. It blows my mind that the leasing office isn’t even doing “walk arounds” of their own complex. 3. Nobody works at the Leasing office for long. I probably went through 10 different people in 1 year. I was constantly dealing with my roach issue and re-explaining my situation to new staff. 4. Their renovations are making it worse. The complex was recently bought by San Miguel and they’re ruining everything. They do cheep “lipstick on a pig” type renovations that just attempt to cover up the issue. The “new” washer dryers are a perfect example... the new leasing company has just been ruining everything they touch.

Overall I would say this is a good apartment complex. Staff are friendly and maintenance requests are handled extremely well and quickly. However, I have had specific issues in my unit that have been handled horribly. When I was looking for an apartment, I had specified with the property manager that I wanted a second floor apartment, which she found for me, and I signed my lease for the unit. However, 1.5 weeks before I was scheduled to move in, I received a phone call saying that the tenant was no longer moving out and that I would be stuck with a first floor apartment. (I didn't even know you could take back that you were moving out). I wasn't able to view the apartment due to the short notice until the day I arrived to move in, with all my belongings and furniture, and the apartment reeked of cigarette smoke. The walls and cabinets/doors had nicotine tar residue all over them. It didn't appear to have been cleaned (probably due to the short notice). Unfortunately, because I had already paid the movers to unload all my things, I could not hold off moving in, otherwise I would have refused to do so. I have been living in this apartment since August and very few actions have been taken to help alleviate this problem. Everything I own reeks of cigarettes. All my clothes reek of cigarettes. When I leave the house, I have to douse myself in perfume so that when I go to work and class, so I can try to avoid the embarrassment of smelling disgusting. Management has not handled this well and I am absolutely frustrated. Whenever I try to reach out to someone about it takes a week or more for someone to get back to me. There has been a lot of turnover, so I have worked with five different people about this, all of whom have told me different things. This has been a horrible living situation for me and I cannot wait to move out.

I lived here for a year and absolutely loved it. My bedroom was super spacious, the complex is quiet, and people are friendly. I lived on the first floor and never really had any issues with bugs (never saw a roach). Maintenance was quick to respond to any requests and the management team is very reasonable. Another person mentioned paper thin walls but I honestly never had noise issues. The pool area and dog park are nice, although it reeks of urine and people are bad about picking up their dogs' waste. Google Fiber connection is an awesome bonus and the basic, free version was good enough to stream videos or music. The location is great with plenty of restaurants, coffee shops, and boutiques just down the road. Overall, I would highly recommend living here.

Our apartment is so wonderful! It is the perfect size. My dog loves the little doggy play ground and the pool and courtyards are peaceful and very fun to use. There were a couple problems with the kitchen when we moved in, but they were quick to get it fixed and the staff was very nice and attentive. We are in a great location. Within walking distance of some great restaurants and food trucks and just a short drive from downtown!
This is one of the many older refurbished properties you're likely to find near downtown. There are plenary of issues here from roaches to spiders to paper thin walls. Despite it's issues the management listens and resolves what it can in a timely manner. The location is fantastic with easy access to south congress and downtown. There are smart car parking spots on property and a cute little pool and dog park. There are community events thy residents actually show up to and enjoy. It's a good little place for a temporary living situation.
