Property Ratings at Elara at Paradise Valley
The number of roaches has become a health issue. I have started spraying my own apartment once a week because I don't want a stranger walking through my apartment weekly to spray it when I'm at work and when they sprayed, there were still roaches within a couple of days. The billing system is messed up, they would overcharge and then undercharge and would bill us in the middle of the month when they were the ones who messed up. Management will not do a single thing and they are clueless. About every question I asked was answered with "I'm not sure" and when I asked to speak with someone who could answer me, they couldn't give me a number (I later received a letter in the mail threatening to kick me out because I was in the office politely asking questions and trying to understand my bill). At least once a month, amenities are closed, water is turned off, there's a leak, or there's a power outage. Overall, the apartment is poorly renovated and my windows were painted shut, the floor is uneven and raising, holes in the backsplash of the kitchen and ceiling, large gaps between bathroom cabinets and the walls, and the indoor doors won't shut without force because they have been painted so many times.
We just moved in and the toilets are so low I literally had to climb up to get off the toilet. But thats not the worst part, nothing was fixed. The blinds in the living room is kaput and never replaced before we moved in. The thermostat is in the master bedroom while the rest of the apartment is in heat. Nothing was fixed but only painted. The AC is dripping water at a gallon every 10 minutes. The kitchen is very small with little kitchen storage. The switches for the lights are in very odd places. The tub must have been for kids its so low.and the rent is astronomically high for this low grade apartment. Just skip this one and find something better. It’s a whole year before we can move… sigh. Lord have mercy on us!!!!
Lots of smokers in this apartment if you know what I mean and most mornings I walk out to find people literally in the garbage cans going through them taking peoples mail and other items they thrown away. The gates are supposed to be locked, but homeless people ride in on their bicycles because they aren’t most days then they load them up with stuff from the garbage and leave. I don’t feel safe here and I’ve had lots of troubles with the maintenance people doing work on time.
Tides at Paradise Valley took over and the place is going downhill. They may be painting the outside and renovating units for future residents, but they are literally putting “lipstick on a pig”. It’s still a pig at the end of the day, with sketchy neighbors in a sketchy area. If you are going to spend a lot more on a renovated unit, go somewhere not so old and also where the front office communicates with you. The maintenance takes 2-3 weeks for work orders, if they even show up, and the front office won’t answer phones or respond to voicemails. Plus the office has limited hours so if you are like most people, you have to takeoff work early to get there before they close at 5 PM, and they are only open for a short amount of time on the weekends.
I created a work order 2 months ago and no one showed, in fact the order was closed. Fast-forward 2 months later and another order was created 11 days ago and someone came in, looked and left, nothing was fixed yet again. I have no water pressure to do my dishes and the dishwasher smells. They really need better maintenance staff
Just moved in, ready to move out. I feel like I have signed my life away. Between the noise, the drugs/drinking and low quality of the space...I am done. I have been here 2 weeks, I asked to break lease. No, they said. I didn't even get to see the apartment before I moved in, just the show one...which is of course much nicer. They gave me a number to call for noise...which again tonight ...lots of noise. I think because of the cheap materials used the noise is a factor. In addition...the work done is half done...I filled out the work order...but they lied. How do you replace a draw (dose not close) but it looks the same as it did before. The tubs do not drain, the place is dirty, I locks are weak, the clubhouse stinks (you can smell it outside) so I do not even dream of using it, and again...the Noise! I thought that this place is misrepresented as a quiet, family, safe environment. Nope. Do not sigh a lease.
All around great place to live with excellent staff and management that is always willing to work with you. Safe place to live with over night patrol and very clean place as well!
Great renovated apartments 1 bedroom is huge! and very affordable and location is great Sonic, starbucks, quick trip, and the mall all in walking distance. ????
Nice apartments just got to pricey when it got slow at work
If my building wasn't invested with roaches, it would be a decent place to live.
Management is awful and unproductive. Everyday there is a problem and no one is there to help fix it. Maintenance works minimal hours getting nothing done and when something is done, its slipshod at best. Getting a lease here has been the worst choice for me in apartments.
Moved in at the end of the year. The staff so far seems to be excellent. I have gone into the clubhouse numerous times and someone from there group always says hi and asks me how everything is going so far. My apartment is great for the price. It is considered one of their upgraded 2 bedroom. Its nice having new appliances and the wood looking vinyl is very modern looking. Both the bedrooms are a great size. Although I don't have a roommate it is set up perfectly for it because its like having a double master. I have only had 1 service request so far (minor), and it was taken care of right away. I have heard from neighbors that a lot has changed here over the last year and that is wasn't always this nice. I am glad I chose this apartment and hope that things keep going the way they have been. I would recommend it to my friends.
Great location, close to the 51 and shopping. 2 nice pools and laundry facilities have been renovated with new washers/dryers. Management is good about taking care of concerns they can take of. Apartments have been renovated (new floors, carpet in bedroom and new countertops) but they missed the mark with a lot of little things. For example, they could have replaced the awful, cheap showerhead ....sprayed water all over the floor so had to buy a new one. Painters took little care when doing their "touch ups"...paint on light fixtures, appliances....didn't they ever hear of Painter's tape??? Fridge was clean but reeks of fish...thanks for leaving that behind for me, much appreciated!!!Trying everything to get rid of smell to no avail (so far). Cheap, run down carpet on patio with some junk left behind sitting on the rails. Walls are pretty thin...I get the pleasure of hearing my neighbors banging their apt. around all the time when I go out of my way to be quiet. Not sure why a complex would invest in renovating some parts and then let other things go. .
Do you like plenty of dog feces, cigarette butts, litter? Do you like lack of response and being yessed to death by office staff? Like seeing patios/balconies used as storage areas? How about seeing neighbors broken blinds so destroyed by cats....looks like a bobcat lives inside? Like walking around animal feces, soda cans, Styrofoam cups, etc? If so, you'll love living here. If you like living in filth and your concerns ignored, this is the place for you! Otherwise, don't do it!!!
