Property Ratings at Davenport Apartments
I’ve been living here for about a month, and overall, I like it. However, the complex really lacks proper infrastructure. When residents raise concerns, management often responds that “it’s been like this since 1975,” so be aware that this is an older property. Getting around the complex is inconvenient. Walking from one side to another can be a hassle. There are no pedestrian gates, so residents often have to walk on the streets. As shown in the video, there are limited walkways, which makes it challenging even for younger residents, I can’t imagine how difficult it must be for older ones. Just something to keep in mind before moving in.
Don’t lease with these apartments they give you the run around. There was an application sent in and paid in full. I don’t see how I was Approved for a 2 bedroom and then denied for the one bedroom especially if the pricing is much more cheaper. They pick and choose who they want to help but don’t want anyone to just go to the office. Nobody wants to answer the phone. One moment they’re in the office the next they’re leaving early and this transaction should be exactly like a Cars salesmen. If they close at 5 trust they will be gone by 2 or 3. They should be trying their hardest to get people into apartments and keeping up with information. Don’t go through Maria. I Repeat don’t go through Maria. Then I also know they go through a higher manager to get approval. All of a sudden that manager don’t have access to anyone else’s files. I will be reporting this and getting my money back.
The blatant disrespect and lack of communication at this complex is the worst of have ever experienced in any place I have rented in the last 20+ years. The cockroaches, the rude staff, the lack of follow-thru on anything is horrible. There are cars in the complex that have been left by past tenants, yet not removed. The screaming and yelling and swearing by the trashy neighbors has been horrible to deal with. It has gotten worse and worse, and even with new management, I hate it here. I am moving as soon as I can! Be smart, and move ANYWHERE else!

Called this place home for quite a few years. But every year the amenities and quality of the home goes down and rent goes up. The ability to talk to a real live person without a hastle has waned as well. Look elsewhere if you can. These apartments are older, and despite a fresh coat of paint in a lot of the exterior areas (already scraping off in numerous places), there's a whole lot that needs to be updated. Or fixed just because of age and/or normal use. Expect that to come from your pocket every single time, not theirs. Rented for 7 years, always on time with payments and kept finding excuses to stay somehow. Tried to deal with the lack of communication, day of notices (or attempts to retroactively give notices), and being told that they do one thing and clearly demonstrate or have a history of doing another. Gravity and age and 3-5 year durability blinds going on at least their 8th are finally my last straw. Find somewhere else (and take me with you).

I just called the leasing department to see if I can take a look at a 1bed/1bath/1012 sq ft unit and also to discuss some of the concerning reviews I've read about this place (primarily, the roaches). Carmen answered and confirmed that the rent and availability is correct as advertised. She was nice and professional. However, I was directly told that I CANNOT look at the unit unless I apply to live there in that unit (you have to pay an application fee, by the way). I was told it's not ready to view and that it'll take 7 days to get ready once I apply. I asked if there was any way I can look at it so I can decide if my things will fit and get a feel for the layout of the unit before I pay MONEY TO APPLY - I was told "No, it's our policy not to show units until they are ready and we only prepare our units for showing once someone applies to live there." Also confirmed with her that the policy is absolutely stupid and it makes ZERO SENSE to apply to live in a place and not be allowed to see it beforehand, WTF?? Obviously a shady place based on that. Essentially to summarize - "no you cannot see the unit you're interested in because it's not ready to view, and no we will will not get it ready to view unless you pay us money to apply. Once you've paid an application fee and we get it ready for view, then you can view it." ABSURD WAY OF DOING BUSINESS, STAY AWAY!

Do not move here. It’s tempting because they have great prices for the amount of space you get, but it isn’t even worth it. This place will drive you mad. The apartments are very cheaply made, the walls are paper thin and in the townhome section we basically share the floor all the way across. So you can feel and hear your neighbor stomping around. When you’re downstairs it sounds like they’re right above you, but it’s your neighbors. There are kids running around yelling and setting off firecrackers everywhere and leaving the trash all over. The trash bin is ALWAYS overfilled and flowing into the street. My current neighbor has a dog that barks incessantly all day, I’ve complained and the apartments do not care at all. We’ve had to have maintenance out to our place for issues not caused by us over seven times since moving in back in June. There is literally dog poop everywhere when walking through the apartments, the people don’t clean up after their pets and neither does maintenance. Like so much so, it stinks in the middle of the complex where most of the grass is. You can’t even see your building number because the design is so poor, so getting deliveries is stressful, that’s minor compared to what we’ve dealt with here though. All in all, I just wanted to warn people. We’re getting out of here as soon as possible.
I am so impressed with the staff here. I looked at a lot of apartments in the Dallas-Irving area and this place blew me away at the value. Carmen rushed through the process (on a holiday weekend) so I could move in as soon as I needed, when she easily could have filled the apartment with a non-college student. The staff is always happy and I feel like they actually care about me. Even non-urgent work orders get done within a few days. I've found the community to be a short commute from virtually anywhere in Dallas, but I'm definitely not paying Dallas pricing, especially for such a big apartment. The neighbors I've found to be very friendly. Love the huge kitchen, love the area, and look forward to staying here for a long time.

I had planned on moving into this apartments for 60 days but decided at the last minute to go a new direction because every time I spoke with them my move in prices changed. Can you imagine trying to move out of a place that cannot confirm what it costs to move in? This should have been a dead giveaway after this happened 2x during the application process but we liked the price of the unit so we decided to settle for a little less. If you are looking for an easy move and understanding up front what your costs are this is not the place for you. To top off the terrible experience because I was planning on moving there I had a package that could not be diverted mid shipment and was delivered (I have the confirmations to confirm) but "cannot" be found by the office staff. So now I get to go through the claim process with the carrier to try and reclaim my $100 item. Not moving to this apartment was the best decision I could have made.

The maintenance staff do not work, the air conditioning does not work in all the apartments and the employees, especially the maintenance supervisor do nothing. The floor damaged and do nothing. You pay for fumigation service and do not do it. There is trash everywhere, this is a crap apartment. DO NOT MOVE HERE

It's been couple of weeks, i'm ready to move out. So far, my parking got messed up by the office, my apartment was entered without notice, the toilet is cracked, the ceiling is separated from the wall, and apartment smells like sewage due to plumbing issues in the bathroom. Rent somewhere else.
The apartments are located very nicely to a ton of shops and restaurants. The layout of the apartments are also very nice and make it feel more like a home rather than an apartment. My only gripes are with the office staff. The first time you go in and sign the lease they make you feel warm and welcomed. After that they act like you are an inconvince and should have stayed out. They should take some more pride in the upkeep of the apartments. You can tell they don't bother to tape before painting and have bleed over all over the apartment. They also have double standards as far as satalite dishes go. They say you can only have satalite if it is on a stand on your patio, however if you look you can see dishes all ober the roofs of the buildings. I had to cancel my dish as a result of my porch only facing north. All in all not a bad place to live if you are starting out.
The Good: located close to the Galleria, bars, restaurants, shopping, parks and highways. The downside: Office staff is inefficient, some of them simply rude and ignorant, maintenance request are put on "post-it" and of course getting lost, online requests are sometimes signed of as "completed", although no one did anything. If maintenance is coming and working, it is usually done ok. Had over two month problems with the temperature in the shower (getting hot and cold within seconds), as the valve was broken, but was told it is just low water pressure and nothing can be done. If you like kitchen roaches, you will have plenty of them in your apartment to share your breakfast, lunch and dinner with and if you play the right music, you may find them dancing for you on the bar, kitchen counter, bathroom or on your bed! Pest control is in and around the apartment every other week with no visible changes, no matter how clean you keep your apartment (I am a clean freak, vacuum everyday, no trash, no use of Dishwasher or oven, as that are high traffic areas for roaches). The "sparkling pools" are often closed or simple dirty with trash around and in the pool. Parking is an issue in the evening and if you have an assigned parking spot and your share the two spot "car port" with someone driving an oversize Truck or SUV, it is hard to get in and out. I have tried several times to speak to the manager, whom is always out of office or on conference calls or meetings, so simply a Ghost. Overall, I would recommend to stay away from the Davenport Apartments and Westdale Management Properties.

I've lived at Windridge Apartments for nearly two years. My neighbors are great, very friendly, no problems. Management responds quickly to requests for maintenance. Repairs are well done. No bugs--first place in Dallas where bugs haven't been an issue. In comparison to other complexes with similar rent, this is the best I've seen.

I will forever regret moving into the Davenport apartments since they seem to lack costumer service and every aspect of being an efficient business. They did not make any repairs when they were needed and i would never recommend it to anyone i care about.
The apartment itself here at the Davenport is nice. The layout is a little strange, but for the space we have and what we pay, it's a really good deal for living in Dallas. Despite being near the tollway and Dallas Love Airport, there isn't much of a noise problem other than the occasional loud neighbor. Davenport Apartments had a great selection of different layouts and I am sure that there could be at least one for any person's lifestyle. The prices are reasonable, though some of the fees are rather outrageous. Make sure that, if you're going to rent here, that you know exactly what you're going to be paying for up front. The location of these apartments is ideal. Close to the highway, near restaurants and theaters and schools, and a stone's throw away from Addison, you don't have to travel far to get to where you need to be. Pets are allowed, there are many pools, and the people here have been pleasant so far. The parking situation is a little ridiculous - as in, you have one spot for your apartment, but if you need one more you have to pay rent for covered parking. And they tow every. single. night. So, make sure you're ready to keep your sticker and hanging tag up to date and in place! Maintenance has been attentive and the office people are kind and helpful, though often fairly busy. Overall, it's not a bad place to live. I don't mind coming home from work each day, and the apartment has proven to be a place I can relax and unwind. It's definitely not much of a hassle living here, though I wouldn't say it is over-the-top better than other places I have lived.
