Love the neighborhood down ! Lived here over a year and had to renew because the neighborhood is just great for me. Joe is so helpful and the absolute best. I do recommend living here.
So far moving has been smooth. Joseph since day one has been very helpful, knowledgeable and attentive to all my needs, starting from the tour to the lease documents and move in arrangements was quick to resolve a few things in the apt before move in, customer service and attentiveness has been the best and the community is very peaceful safe and clean.

The community in Cortland is awesome! It's a very calm place with some great amenities with 2 pools, a Dog Park, an Office Area with a Billiards room and a recently renovated Gym. Definitely one of the best Bang for your Buck locations you'll find in Pembroke Pines. Trust me, I looked for 6 months and this was the best choice.

I have lived here around 2 months… First off, maintenance doesn’t come when needed, you can put in 1,000 requests and they still won’t come unless you walk into the office yourself and tell the staff that you need maintenance and even then they STILL might not come, even for emergencies. I had a leak coming from my ceiling and it didn’t get fixed for 2 days and it was only because I went into the office myself to tell them this needs to be fixed and they pretended not to have a clue and blamed maintenance for being terrible. Even though I had called the office probably upwards of 5 times each day with no answer or response if I left a message. They finally came to fix it and now it’s been over 3 weeks and the job still isn’t finished. The ceiling is still a different color than the rest of it and there’s mold because it’s not covered and they did it while it was wet. The worst part is that they’ll answer every call prior to move in and be so responsive, but the second you move in they don’t care about you. It’s been the worst experience I’ve had with apartment living. Do yourself a favor, don’t move here. I can’t wait for my lease to end

They are real wizards. And the staff is very human, nice, understanding and compassionate.Whenever we've had any issues they've been more than willing to discuss them and to find a good solution.

If you're looking for a nice place to stay where the employees genuinely care for you Cortland is it! I had the pleasure of working with Bianca and she was phenomenal throughout my entire move in process. I've never felt such a connection with a management team. The location is ideal next to alot of shopping plazas no matter what exactly you need to do I am coming from university point a student dorm situation Bianca helped me in going over pricing for 1 bedrooms and took the time to have me explore other options and pricing I don’t need until November but Pembroke has been added to my list

The staff are super helpful; there is one who is named Joseph that is super helpful as well! All the neighbors are super sweet! Hello everyone! I've been living in Cortland Pembroke Pines for about 1 year now. and let me just say "I LOVE IT, NO COMPLAINTS FROM ME". I moved all the way from Wynwood, Miami FL. This place definitely makes me feel at home and safe. I literally love the staff! It was such a smooth process to move into this apartment. They're super helpful with answering any concerns you might have with late payments for rent; etc. And The prices were PERFECT! At least compared to where I lived and how much I had to pay! THIS PLACE WAS THE ICING ON THE CAKE FOR ME. and I ADORE how close everything is to this place. You can literally drive for less than 3 minutes into the area and you'll IMMEDIATELY start finding so much to do and see. There's just so many convenient stores nearby! Definitely better than living in Miami where everything is FAR. The community in Cortland Pembroke Pines feels so much like a family! Everyone is so nice and respectful towards one another. It's quiet too! and not to mention, There is a nearby police station in the area! Do you know how awesome that is? also, ITS SUPER CLEAN! People walk their pets everyday and I've never stepped on poop here so far and its amazing! The grass is literally so clean and green! They literally cut the grass too, every couple of weeks to keep it nice and tidy. I appreciate that so much! We have our own car cleaning station too which is SUPER CONVENIENT! You don't have to drive to a creepy gas station. and we even have a mini playground, a tennis area and TWO pools! not one! but TWO! I could ramble on FOREVER about this amazing place that I live in. So short story, I LOVE IT HERE! I am definitely grateful to be living in such a wonderful place. It's a dream come true :)

I've been living here for a few months now and must say it's been an amazing place to live. Its clean, quiet and filled with great amenities (car wash stations, gym with all the essentials, free circuit training class onsite once a week) I have a 1 bedroom and it is so spacious bigger than some townhouses. I'm able to fit a treadmill and elliptical in my bedroom and still have alot of space. Staff is friendly and attentive and the leasing office is always giving out free treats every holiday. The best part is the location right on pines and university so your next to everything the mall, so many shopping plazas along university.

I rented here for a year and couldn't wait to end my lease. 1. The gate is ALWAYS open, and anyone can go in and out of the community as they please. 2. My packages were stolen from my front door, I had to pay for a box in the post office. 3. On one night several cars in the community were open and had stolen artifacts. The office is not responsible nor helpful. 4. The card for the gym stopped working and the office didn't want to replace it unless I paid a fee. 5. Light posts can spend months without light, leaving some areas real dark. 6. My unit got a nasty mold, which forced me to discard furniture, shoes, and handbags. The office was not responsible, nor helpful. 7. The deposit refund? Nowhere to be found, even after telling me the final amount (they deduct water and cleaning without telling you in advance). So, if you are ok compromising your safety and some furniture items because of mold? Then, go for it.

The good. Move in costs are lower than many other communities in the area. The community is comprised of decent working class families and some younger individuals, although this varies by building. Maintenance is quick to respond to service calls. Exterior areas are mostly kept clean. The bad. The community has consistent problems with garbage as they contract with a third party and charge you $1/ day to pick up your trash (“trash valet”). Also, rather ironically, the security gate in Gatehouse rarely works and/or “is being fixed”. Seriously, been here almost two years and only seen it locked a couple times. That said, the neighborhood has recurring issues with property crimes and there was even a homicide last year (2017). The ugly. This place would be a three star if the management was better trained (or trained at all) in customer service. Some of the management staff here will treat you very nicely until you sign that contract, at which point they start being rude and/or discourteous. Overall, a fair place to live for the price. Just pray you never have to deal with the management staff.
The staff remains sub-par, they do not understand the concept of customer service. Certain maintenance staff need to be trained on how to properly enter residence. We had an incident where staff walked into (w/o knocking or warning) apt while my roommate was not fully dressed, which was nerve wrecking to her. Notified Tatiana (office staff), and instead of helping situation, she made it worse by blaming the resident. Security gate is never working properly. Not the best atmosphere for the prices they're charging. Take a look at other properties around the area. Been here for a year and can't wait to find something better.
Felt unsafe, lots of crime, police always here, no where to park when you get home at nght, parking lot is dark.

They never close the gates. Lots of crimes in here. Can’t go outside at night feeling safe. Not enough parking. Cars get stolen and broken into all the time. There was a murder in here. Walls are paper thin. Very run down.

I would not recommend moving here if safety is important to you. There have been multiple thefts from cars and burglaries. I would look for a building with better security. You can’t put a price tag on safety.

Too much trash dumping and safety issues. I have witnessed people coming on the property who don’t live here loitering and people smoking pot and drinking in the parking lot. I have heard of theft involving cars. The gate of GAtTEHOUSE is never closed and was one the main reasons I move here and if the gate were closed it would deter the undesirables and deviant behavior occurring. The grounds are unkempt and litter is in the parking lots and in the lakes where much wildlife resides.

The past few weeks the roofers were doing repairs. One evening I heard a worker using a blower in the hall. I thought they were cleaning the area but they just blew dirt from the lakeside to the other sude and left the dirt on the stairs and in the middle of the hallway. What a mess they left.
I would not recommand this apartment community due to the front entrance and exit gate that is not secure, always malfunctioning, broken gate by visitors is not fixed in a timely manner, and stairway garbage is left uncleaned causing unsanitary living conditions.
I would not recommend this apartment community because many dog owners do clean after their dog. They even let their dogs do it on my balcony my 1st floor apartment. You can also see more big size dogs than expected as per what we were told before leasing
I would recommend it because life is so much easier here. But I would like to suggest a dog park in here.

I have already recommended this community to two others who now live here. The property is well maintained, clean, kind staff including the great maintenance staff, and great amenities.
I would because Joe was easy to deal with and took care of my maintenance request for the apartment. However the location can use some upgrades, a club house, maybe even an outside nice bar where tenants can rent to do sport parties by the pool. Something to attract the younger crowd like myself. The cost was ok, but it doesn't include water or cable. No sauna room, metal pool chairs with no cushion, like it doesn't get 100 degrees in Florida. Overall the community was ok.
This place is a joke. The staff will not answer the phone. The residents don't give a crap about what the grounds look like. Trash is everywhere including the lakes. Very unfortunate because we had high hopes when we moved in. Our lease couldn't end quick enough. Don't move here if you are looking for somewhere to live where you feel safe and expect the amenities to be what they advertise. No where near what they say.
Biggest concern that I have is the other residents,they leave trash all over and my breeze way needs cleaning more often. The front gates are not secure. It was explained to me that some residents keep hitting the gate arms.
Not worth living here..STAY AWAY.. When i first moved the carpet was disgusting i was promised they would clean it but they never did..i had to hire a company to clean it..the walls are too thin you can hear your neighbors walking around and moving furniture .. quality of the neighbors are very poor at best..potheads everywhere you can smell the marijuana on almost every building even smoking outside.... the gates are always open and people come and go as they please.. parking is nightmare there are like 5 cars in front of our building that never move..2 of them are covered up and rusting ..one time we saw a family of straight cats living under them.. too expensive for the area and quality of it.. Very disappointed i'm glad I'm not living there anymore..the pool is always dirty, the gym is old and tenants (so called trainers) use it for their own benefit with their own clients ..so good luck using it and not getting a rash because they dont clean after themselves.. there has been several brake-ins ..i never got used to hearing the police sirens ... I could go on but have limited space... I hope this can help someone make a decision before you sign the lease here.
It is a very quite community. That's what I like most of all. The yards are well maintained and the neighbors are personable.
The management needs to hire more office staff. The few people that work there are so overworked and possibly underpaid that they do not respond to voicemails, emails, or text messages. The only good thing about the management of this complex is that the maintenance team is quick to respond and very professional. Maybe they should be working in the office? Oh! Don't forget they will hide hidden charges in your monthly rent bill and hope you don't notice. That is just great.

So far we have been staying at gatehouse for about 2 weeks and we are pleased with how smooth the process was to move in and we are even more happier about how peaceful it has been so far. We have a nice lake view from our patio and our daughter can enjoy the playground that is a short distance from us. TATIANA was our leasing consultant and I must say that SHE IS AMAZING!! If you are interested in this place, go to her. She's patience, kind, and definitely exceeds in customer service. The other leasing consultants seemed nice as well but Tatiana was just truly a gem.This is a good option for first time renters as well. I haven't gotten to take advantage of the amenities yet but I can't wait to! Maintenance comes within two days, which I find to be reasonable if it's not urgent. I have only one complaint, the residents and/or visitors are really reckless with driving through the community. There are many kids around and even if they are being supervised with an adult, I feel like more people should take caution when going around the curbs so fast. Other than that, I'm enjoying the experience so far and I look forward to making good memories here.
This property has increased its resident functions, the staff is always friendly and helpful, and it's a beautiful property! I love it!
