Property Ratings at Colony House Apartments
Overpriced considering quality. Management should invest a lot more in the upkeep of the building and the services that they offer.Additionally, leasing office employees do not bring much contribution when it comes to making sure tenants concerns are heard and their needs are met. The super is quite distant and seems completely unphased by whatever is going on. Almost as if they don't want to do their jobs. Only the front desks and maintenance employees seem to take their jobs seriously.

I lived here for 2 years during my time at Rutgers. The location is nice and the maintenance team/ front desk staff is great! However the building is definitely very outdated. The elevators are always broken and there is no service elevator so moving in and out is difficult. There was something wrong with the water every month or two and they would have to shut it off for a day frequently. The worst part is the air. They advertise air conditioning but it is only on 2 months out of the year, and when it is on it’s more like a fan rather than air. My apartment would be over 80 some nights and there was nothing that could be done about it. It was a decent place for student living but I would not live there after graduating especially because the price keeps increasing.

I had a great experience living at Colony House over the last year and I would recommend to live there for anyone that is looking for an apartment in New Brunswick. I will resume the plus and minus of living there: Plus - managing staff is nice and very professional at the same time. I had a great experience exchanging with Reshma and she was always reactive - staff is friendly and keeps the building clean at all times -apartment are clean and huge with a really nice view with a fully equipped kitchen -the building is located close to New Brunswick and is close to 2 parks which is nice when you love outdoor activities (tennis, running, fitness) - cart are available at the lobby to help you carry your packages/groceries, which is really useful. Minus - the building is located in an active traffic area, so we are often woke up in the morning by transporters trucks. However, noise is not constant. It's often noisy in the early morning. -the building is 40-50 years old so it can happens there are sometimes problem with heating/air conditioner, which are also noisy. It also happened to us a few times that the water in our bathtub was not clean (yellow), but it didn't lasted more than 1 ou 2 days. -the elevators are old and are often in repairs. One in two elevator is often in repair. Overall, our experience was great and I would have like to stay longer in this community
Cons: In terms of included amenities, you get what you pay for. I spent spring/summer nights in an 85 degree apartment due to the unreliable and constantly in-repair A/C system. Unless you pay for a premium parking spot or for a spot in the garage, parking is inconvenient. None of the spots are close to either of the entrances and several of the closest spots are taken by tarped cars that never move. These problems are only exacerbated when it snows. Traffic getting in and out of the complex is often made difficult due to congestion and frequent construction. Despite a strict no-pets policy, I've shared the elevator with several dogs, including one that was nearly 100lbs and came up to my waist. The walls are pretty thin and you will always know when your neighbors have company, turn on their water, or are heading out/back from the elevator. Pros: A good amount of sq. ft & high ceilings for the money. Most of the doormen are incredibly friendly and far more helpful than the landlords/rental managers.
Lived here for 2 years now. Very happy with the apartment, older but large floorplan with great views. Close to the city, walking distance to the train (under 1 mile). The walls are like concrete so we rarely hear our neighbors. We do hear some noise but it's unrealistic to expect nothing in an apartment. My only issue in two years is that the snow removal is not great. The parking lot is like a slip n slide after a storm. However, all-inclusive utilities in a great location, with a doorman/security? And at a very reasonable rate? Done and done! We plan to stay here for a while.
This apartment is in a nice location literally right next to Buccleuch Park and close to 287, 18, 1 and the Turnpike. Huge apartment for a 2 Bed 2 Bath. Have a lot of trouble with temperature control in the winter and summer. We won't be extending our lease.
