Property Ratings at City Center On 7th
I lived there for 3 years and this place deserves less than one star. The building got a facelift but don’t let the modern look fool you. Management NEVER answers the phone, you’ll have to go into the front office to get anything done. The Apartment Complex is very confusing and not labeled well. Delivery services can never find you. Maintenance is slow, not enough parking spots. You’ll have to park on the curb, then move your car in the morning or you’ll get towed, even if you’re a resident. The residents are very nasty—always leaving trash, dog poop and urine around the neighborhood, including the elevators. The place is roach infested. We pay for pest control in the rent but we never once received any treatment. The apartment walls are paper thin and the neighbors are always playing loud music. Making a noise complaint gets nothing done. Outside on my balcony always smelled like weed. The neighbors stole packages from my door. The rent is over priced and last but not least, don’t expect to get your deposit back, even if you leave the place spotless.

We apologize if at any time you felt our customer service did not meet your expectations. Any concerns expressed or that may have been previously missed, we would certainly take the time to address. Our maintenance team works very hard to complete most service requests within 24 to 48 hours. If parts need to be ordered then a completed service will take longer. We have been reviewing our parking and making as many adjustments as we can to improve space availability for our residents. Emails are sent to remind all residents to take responsibility and pick up after themselves and help keep our community clean. At City Center on 7th we will make all efforts to resolve any situation where noise level is louder than acceptable apartment living standards. It is certainly understandable that above average noise can be disruptive, and our team always works with all neighbors involved to address these matters. Resolutions will be looked at and offered as necessary based on review of any reports of loud noise. Please submit a service request for pest treatments if you are experiencing a pest concern. The new management company came in without doing much except for painting and increased rent over $1,000. Didn’t even give a proper 60 days notice before the lease end. The halls and community always has dog urine and poop. There is not enough parking (and now they charge for parking, go figure), and the gates are always broken. The noise level from neighbors is ridiculous because the walls are so thin. Not worth the money. At least the last management company did community activities. That has stopped completely.

The entire community has a strong stench resembling that of marijuana smoke. On several occasions, I had to explain to my very young kids (which made them sick to their stomachs) what was causing that smell. At nights certain individuals patrol the complex wearing hoodies and baseball caps. It can be an evening stroll, but I hardly doubt it. Who walks around suspiciously around 2 am with a bag strapped around their shoulder? Do you think the above two are bad? Last month – during silent hours, certain individual(s) entered the complex (City Center on the 7th) and fired what seemed to be an army assault rifle allegedly on an unknown target. Dozens of spent shells were scattered everywhere. It took hours for the police (Pembroke Pines) to process the crime scene. My vehicle was also struck by bullets resembling that of 5.56mm (military grade). The windows in my vehicle were shattered and what seems to be a projectile ricocheting inside of my car. Thanks to God, we were not inside the vehicle or in the general area during the incident. Management has downplayed this incident and refused to provide any support. Many residence are unaware of this incident. Weeks later, someone representing their corporate interest indicated that management is not liable for any damages - citing text from the lease agreement. There was no compassion, no apologies and willingness to support in any way. I was left without a car for three weeks and had to pay the large repair bill out of pocket. Citycenter7 on their website advertised that their complex is a private gated community – this is utterly false. If you value your family's safety, avoid this place at all costs. Management wouldn’t care about you.

We are sorry you have experienced not feeling safe and had your vehicle involved in this incident. To address the smell of marijuana, our staff cannot be everywhere at all hours and we rely on our residents to let us know a name or an apartment number of a resident smoking so we can address it and fine them. We do not have a security patrol but if a resident sees something suspicious as criminal activity please notify the police. We are a gated community. Our lease and insurance information covers that we are not responsible for damaged., lost or stolen items/property. We encourage all future residents to review their leasing documents prior to signing and recommend that our residents work with the police regarding any thefts that occur at our community and their insurance policies for damages that may have occurred. The unit has a great location and excellent customer service, the apartments are nice and comfortable, you just have to work a little more in the parking spaces since they are limited

Never in my life have seen such a shortage of parking. Literally if you aren't home at a "normal" time, you will not get a spot and most likely not even the curb. Do better
