Mesa combines suburban living with city conveniences as Arizona's third-largest city. Spanning 143 square miles across the Sonoran Desert, the city features both established neighborhoods and newer developments. At its heart, downtown Mesa hosts the Mesa Arts Center, offering year-round performances and exhibits. The rental market shows average rates from $1,117 for studios to $2,585 for four-bedroom homes, with recent decreases between 0.8% to 2.5% year-over-year. Notable areas include Dobson Ranch with its golf course and lakes, the Las Sendas area near Red Mountain, and the developing Gateway district by Phoenix-Mesa Gateway Airport.
The city's heritage includes ancient Hohokam canals that still shape Mesa's water infrastructure today. Residents enjoy Red Mountain Park's 1,146 acres of recreational space, spring baseball at Sloan Park (home to Chicago Cubs training), and educational opportunities at Mesa Community College and ASU's Polytechnic campus.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Cimarron Apartments
It’s comical this property never answers their phone or even responds to emails.. how does it rent out units then too funny!! Thumbs down
What an amazing peaceful place to live. We are so grateful to have had the opportunity to rent this place for our student. From the second you walk into the courtyard, you realize this is a very unique and special place. Plenty of shade, great pool, hear the sounds of song birds, and enjoy quiet living in the heart of the city. Walking distance to great restaurants, coffee shops, the tram, university/college, art shops, etc.. Super safe. Super clean. Super nice management. 5 Stars!
I have lived in Cimarron Apartments for nearly a year and have loved the experience! The apartments are comfortable and quiet, the grounds are well-maintained, and the management team goes out of their way to make you feel at home. Perfect pricing on the units, too!
I lived here for about 3 years and just moved out this past month. In my honest opinion this place is great and there is a reason why the residents stay so long. The property manager Jonna keeps this place in great shape and she is awesome. David is also super great and very willing to help and answer questions. The rent is reasonable too. Everything was always kept clean and maintenance was quick with requests. I will truly miss this place and am sad to be leaving. Not just for the location near downtown but especially for the people and how much they care! I can’t say enough great things about my time there.
These apartments have everything that a person is looking for. Though I don't usually enjoy living in a complex, the set-up is phenomenal. The entire area is gated with parking on the outside. The courtyard style offers a homey feel that is safe. The residents vary from young adults and small families, to elderly folks looking for a quiet place to live. Everyone I met was very pleasant and I was even able to develop friendships with my neighbors. This is a strong reflection of the staff that manages this property. Jonna and David were incredibly helpful from day 1. They strive to work with you and make you feel welcome, genuinely caring about each individual. Maintenance was always friendly and prompt when needed. Sadly, I was only able to live here for a year because I moved out of state. Had that not been the case, I would still be here. There is usually a long waiting list, but it is well worth getting on it.
Aside from the layout and cleanliness of the apartments being incredible, they are constantly updating the property and adding improvements. They just updated all the community grills and they are beautiful! Landscaping is always clean and well maintained. If you ever have an issue that needs to be address, Jonna and David are ALWAYS there to help. They genuinely care about the safety of the tenants and their families. If I could, I’d live here forever. I’m truly blessed to be apart of such an incredible community. Thank you Cimmeron!! Kylee
Live in a lovely quiet complex within walking distance of delightful downtown Mesa. Enjoy the frequent festivities without having to take your car and find parking. The local library is on the opposite corner from the apartment complex, and the Mesa Arts Center (MAC) which is very close has free events and music monthly. 2nd Fridays are home to a local ArtWalk, where hand made jewelry, art and gifts are to be found. The event also hosts live music and contests. Inside the complex you'll find an abundance of large trees, including olive, ficus and palms. There are plenty of flowers and flowering bushes along the walkways. The pool is clean and the hot tub is hot. Dog owners will find a spacious dog run for their four legged friends. There is always green grass in the lawns, and maintained flowers in the rock flows. The parking lots are covered and there is available overflow on the sides of the roads. Upon entering the complex from outside, visitors will notice that the inside of the complex is a few degrees cooler than outside, due to the many plants and positioning of the buildings. The residents are quiet and friendly, and the staff go above and beyond to keep everything nice. The staff host great holiday events, notably a Halloween Dress Up event and Chili Contest, and a Memorial Day Pool Party. They are constantly looking to improve upon the property, and as of spring 2018, have replaced their grills with a brand new grill and pergola set. They look phenomenal, and the grill system is easier than ever to operate. The insides of the apartments are clean, and pretty, and maintenance is quick to come fix any issues. This is a lovely place to live and a quiet paradise right in downtown Mesa. It does have a waiting list, but it is worth the wait.
Cimarron just got brand new grills replacing the old ones in the complex. I really like that the property owner always put effort in keeping the place up to date and clean. Cimarron is always been a nice quiet place to live and I'm not big on amenities in general but I really do love the new grills.
Best place I've ever lived. Every aspect is exceptional. I miss living here as it truly was a "home". Jonna and David in the front office are incredibly sweet and attentive. Someday, I will definitely come back.
We lived there for 1.5 years and could not have enjoyed the time there more. Not only is the staff genuine and responsive but the buildings are charming, the courtyard is kept in tip-top shape at all times, and everything comes together to make it a special place. The apartment was also very quiet and we always felt at peace there. Some of the residents have been there for years and are a friendly folk for sure. All the way around we could not have been happier.
I have lived at Cimarron for nearly a year and wish I would have found it sooner! I have a "C" layout (456 sf with a split bathroom) and it's absolutely perfect for one person. Office staff is great and maintenance is friendly and attentive. WIFI is free and although I've heard a couple of residents complain about it, I've never had a problem except during a time when equipment was being upgraded. If you're a gamer or need a lot of oomph in your internet, this may not be a good option for you. Still, it's free and saving me from having to spend extra money each month for internet service. You're very close to a lot of amenities, as mentioned in other reviews. No gas service, you only pay for electric through City of Mesa. I was a little worried about those rates during the cold months (as gas service tends to be cheaper for heating) but the cost was very good. They do a good job of keeping things nice, both inside and out. Complex is very quiet and you'd hardly know you were in the downtown area. I've found the residents to be very friendly. Parking can be a pain at times due to the tight parking and no assigned spots but at least it's covered and free. Pest control as described in one review below are clearly discussed in your lease. Never once have I had problems with bugs of any kind.
I lived here for 4 yrs and I didn't want to move. This is a great place to live, it's quiet, property is always maintained and clean, maintenance is great and fast, and the staff are amazing and friendly, always willing to help in anyway they can. I can honestly say this place was home and the staff grew to be become family in a way. I always felt safe no matter what because it was a small apartment complex and it's a gated community. The people living in this community are also very friendly and put in their part into keeping the property clean and stay safe. I loved how the pool is heated during the winter and ALWAYS kept clean every morning, the weight room is great, and being able to play basketball and play some pool, or just even hang out in the club house and have coffee was great. It was like a mini library. Another great and amazing thing I liked was free wifi, life saver. I do not regret living here one bit, this place is amazing and I can assure you that you will enjoy living here. It is located right in the middle of Downtown Mesa and by the light rail, which is a big plus to easy access to the light rail and being able to walk around downtown town to shop or eat. Everything you need from a bank to library and post office to getting food and coffee is a walk away. There is a lot more to say about this lovely place. I want to say Thank you to Jonna and David for always being there when I had an issue and helping out. You made my daughters and I living stay enjoyable and always open and friendly.
As comfortable and "homey" a place you will find, especially for the price. Office is friendly and immediately helpful and maintenance is always quick and courteous as well. The grounds can make you forget you are in Arizona for a sec and the feel of the neighborhood can almost be quaint like you stepped back in time 30 or 40 years.
Tonight I set and watched the storm roll in with my two friends....We were all enjoying the water fountain located in the courtyard while sitting in the comfy new chairs. Thank you Cimarron or whomever makes these decisions!!! I have lived in three different apartment communities since graduating from college. Cimarron rates the highest on that list! The staff is amazing, from maintenance to management. They seem to always care enough to actually say Hi and even will grab my mail if I'm out of town for a week. They really take care of ''tis place. I'm buying a house soon and can only make one suggestion to this well managed place...upgrade the BBQ s next. We love the gas grills, we just need more of them. Thank you! Coco.
This apartment complex has bed bugs. I was also harassed by another person, who was a VISITOR of a resident and management did nothing. You will read positive reviews of the immaculate landscape, oh yeah, totally! The grounds are kept really well, but hopefully nothing goes wrong where you have to ask management for assistance. They are totally trolls. They will make you feel guilty for even asking, emergency maintenance lololololololol they don't even answer the phone! Super nice guys, hard working too... I can't imagine being too motivated to work for such awful management team though. They are basically letting anyone who is anyone move in, hopefully a safe environment isn't something you are looking for! The parking as atrocious, you will get a ding on your car within the first week. At least a ding. It's not worth the price. I am breaking my lease. When I came to them with my issues, and the fact that i had bed bugs the first thing they said to me was "well we aren't responsible for the cost".... k, thanks. My downstairs neighbors are literal hoarders. Good luck! I wouldn't do it!
I lived at cimarron for a year but unfortunately had to leave because of work reasons, but the whole time I was there I loved my apartment! It was super cute and any time I had a maintenance issue they handled it immediately. The grounds are also very well maintained and the pool area is awesome. Joanna and David who overlook the property are sooo sweet, they really go out of there way to take care of all the residents. Considering everything you get and how nice everyone is, this property is extremely affordable and totally worth taking a look at!
I have lived here since 2003 and within the last two years they have gouged the rent up a hundred dollars,I feel that they are trying to weed out long time residence to cater to the snowbird crowd ,with is unfortunate, but they can provide more from the seasonal residents,
I recently had to leave Cimarron because I had to move to another state for school, but this was the PERFECT complex! It is quiet, the maintenance guys are friendly, the office staff is fantastic. There were a couple of neighbors that were a little loud on the sides of my apartment, but I would live there again hands down! No bug problems, no leaks, just the occasionally slow draining sink, clogged toilet, replace the garbage disposal. This is such a tight knit community. The neighbors are friendly and they regularly have events during the holidays (potlucks, barbecues, etc). It was my first apartment and I loved it there!
This is an amazing place to live from the staff to the facilities. I lived here for about four years moved out and had to come back, this place is amazing. They really make it feel like HOME here.
i have lived here about two years off and on. my manger is nice if there is a work order put in it is done fast iam not to far from the light rail the most the peple that live here are nice and kind there is coffee in the moring at the office we have parts for halloween. the swiming pool is cleen as well as the hot tub we have grilles to use for cooking and we have wi-fi as well. the liebury is right by us not to far from down town mesa that all i can say and i not moveing away from it any time soon there are two bed rooms one bed room and some small ones.
I have been living here at The Cimarron Apartments for a year and 4 months. The staff here is very caring. Jonna, Tanner, James and Jim are the best. They are always willing to help in any way they can. I have never felt so secure in any other apartments that I have lived in like I do here at Cimarron. The tenants living here are also very kind. I don't think I want to leave this place ever. I would recommend this place to anyone who is looking for a safe environment. Especially if you are single. This place fits the saying "There's No Place Like Home.
After nearly 3 years living at Cimarron Apartments in Mesa Arizona I can truly say that this is the best apartment complex ever. The property is always maintained immaculately. The management is super friendly and extremely helpful and maintains a warm & friendly community including several social events each year. "Snowbirds" are always welcome. Being in the heart of Mesa, there are always fun activities going on. Mesa Art Center is a block away with regular free events. The main Mesa Library is right across the street. 4 different museums within walking distance. Light Rail and bus service is very near. Truly something for everyone.
