Great location and building. The door staff and maintenance staff are amazing and very helpful and attentive. Management has made some upgrades recently to the lobby and much needed upgrades to the rooftop furniture. They usually switch from central heat to AC way too early in the spring so the units get cold, but they actually switched off the AC after the building got really cold this May and they couldn’t comply with the city ordinance temperatures. Small steps in the right direction! The elevators are modernized too.

Before I begin this review, I want to emphasize that I had no issues with the friendly and professional door staff and maintenance team. They were always kind and professional with me. My 1-star rating is due to the extremely negative experience I had with the Business Manager. The Business Manager made numerous errors regarding lease terms and spoke to me in an unprofessional manner. These issues made me feel disrespected as a tenant, which is why I cannot recommend staying at Chestnut Towers. For context, I began my lease at Chestnut Towers in 2021 with the previous management company. I had no complaints about the previous company and was always treated respectfully as a tenant. There were no issues with my interactions with the building managers, and the leasing office made no mistakes concerning my lease. At the end of my first lease, Willow Bridge (formerly known as Lincoln Properties) acquired the building. I regretfully resigned my lease with the new management company. While I understand that new management will lead to changes, I was shocked by the new Business Manager’s behavior and lack of professionalism, especially for a luxury building. However, my negative rating extends beyond the Business Manager’s unprofessionalism. There were multiple instances where the Business Manager misstated both small and large lease terms. I had to repeatedly review the lease to correct the Business Manager’s incorrect statements. At one point, the Business Manager refused to acknowledge a mistake and I had to escalate the issue to the Vice President at Willow Bridge. The Vice President then had to correct the Business Manager’s mistake regarding the lease terms. This experience was incredibly frustrating, as I wasted a significant amount of time. The Business Manager’s mistakes regarding lease terms, coupled with their unprofessional communication skills, led me to write this review. My experience as a tenant under the Business Manager’s management was extremely negative, and I cannot recommend Chestnut Towers for these reasons.
Comfy for city life! Spacious and great amenities. Appreciate that concierge knows who I am and I feel safe in the building. Only thing is there are bad high-rise spiders that sometimes get in.

I lived here for around 3 years, the maintenance and door staff are great, but the new property management is deceitful, rude and attempts to enforce false charges when you move out. I told them I would be vacating my unit months before the end of my lease and they attempt to charge up to 60 additional days of rent. I'm hearing similar practices from others. If you read their reviews on the BBB you will see this is a common practice for Willow Bridge so beware.
Move in went very smoothly! We have felt very welcomed from the moment we arrived. They even left us some mugs and a nice note for us when we walked in to the unit.

Everything was nice and clean and welcoming throughout the entire building. The front desk is always presentable with treats for dogs and joyful words of encouragement to residents to start your day off wonderfully. I love my new home.
I've lived here for the past 6 weeks and have absolutely loved it. The staff is so friendly and helpful and the building is kept very clean and well decorated. The street is gorgeous and the units are clean, cozy and have amazing views of the city.
I just moved, but I love my apartment so far. The views are great, and the amenities are wonderful. The people in the building are really nice, and the staff is really helpful!
The maintenance team is the best! Always helpful and super timely with my requests, plus super kind and respectful when entering my apartment.

This apartment has deem fantastic. The staff is kind and very attentive. The view from the rooftop is beautiful and the common areas well maintained. I love the location - quiet street , but so many great restaurants and shops nearby.

I lived in this property for 5 years. It was truly exceptional when I moved in. However, in 2021 the management changed, and not for the better. Management is cold, service orders go unanswered, and the prices are honestly astronomical for a building with minimal amenities. Our final straw really was the rude, and often times unprofessional, management staff. It's unfortunate to see the building go so downhill.

So far I have had an excellent experience living at Chestnut Tower! I have had a few bumps in the road - lights burnt out, motor died in washing machine, etc. However, ALL were resolved in an incredibly timely fashion. I also had to suddenly begin parking at the building which was readily accommodated by efficient management staff. And there are frequently fun events & treats!

Front desk and maintenance staff are consistently friendly, professional, and efficient. Building is well-maintained. Good location. Only complaint is that management (Lincoln Property Company) has been disproportionately hiking rent every year since taking over two years ago.

Lovely apartment. Clean, modern, bright, and smells amazing. I barely ever hear the neighbors and it’s a very cute and convenient area right by so many buses and subway lines. Highly recommend.

I have been living here for 3 years now and it has been an amazing experience. Great staff, maintenance is super quick with anything that needs to be fixed, and you won’t find this much square footage in an apartment for this price. Best high rise I’ve lived in!

It's great living here! The door staff is super friendly and the apartments are nice. Many fun community events are put on every month. Whenever I run into an issue in my apartment, Rubin (the maintenance god) is there very quick (many times within an hour) and has the issue solved in no time. Would highly recommend Chestnut Tower.

I've been living here for about 7 months now. Overall, the apartment itself is fine. Spacious, clean, in unit W/D, timely maintenance, central location, and overall fairly solid units. However if you are a light sleeper like me, be warned. At least 3-4 times a week, a garbage truck picks up and slams the metal dumpsters in the alleyway next to the building at 7am. It's extremely disruptive, loud, and obnoxious. On top of this, there are sirens going off at all hours, and people blasting music at absurd levels or revving their engines well into the late night on the weekends on LaSalle or Chicago ave. There was also a lot of load construction this summer, but I don't necessarily blame the apartment for that. On top of this, there have been a few minor complaints for me such as uneven floors, no garbage disposal, and very thin walls (I can hear my neighbor clear as day when he is talking in meetings). But outside noise is by far the biggest issue. It's been extremely frustrating for me as I never feel like I can never get a good nights sleep. If you are not a light sleeper, you may be able to deal with it. I probably won't be re-signing my lease, though.

The new management is absolutely not good, high turn over of front staff as well, long time residents moving on due to absurd rental hikes plus difficult property managers. I miss the old days when this place actually felt great, the units have always been like lipstick on a pig with poor quality being touted as "lux". You will hear washer dryer from next unit. The positives are the location and being smoke free.
Overall the location is great and the apartments are very nice, but there are no shortage of nice apartments in the area, and this building does have aspects that make it less premium than others--no units with balconies, very small gym, small rooftop common area, no pool, two pipe system for HVAC. In addition, the loud car engine/motorcycle noise on weekends on the LaSalle side is absolutely horrific and makes it impossible to keep my windows open at that time if I want to sleep. That's obviously not Chestnut Tower's fault, but it does negatively impact the quality of life here.

I believe this a place anyone would be happy to call home. The environment is welcoming and it has all the amenities I need.

I would think about this - if the leasing manager was the same as now I would probably not recommend anyone to live there. But I did love my time at Chestnut Towers. I love the apt, location but the last couple months really turned me off.
I love our front door staff as well as all of the maintenance folks in the building. The units are clean, well maintained, and suit my needs. The only thing I would caution folks against in this building is the size of the gym and the rent prices assuming that they are increased.
I have recently returned to Chestnut Tower after having previously lived at the community for 4 years. I am very happy to be back. The staff is top notch, responsive and friendly. I love the dog park and the upgrades made since 2018 (when I first left CT) are fantastic!
I would say 10/10 but the new management thus far have not been as great.
I love living in this building. The only thing I really don't enjoy is not being able to control when I use air v heat.
I would definitely reco the place but would caution future residents on the problem with residents slamming doors as well as wall to wall noise which can be pretty bad at times. When in our guest room, we can clearly hear our neighbors conversations and they slam their door so hard it rattles the pictures on our walls.
I think the location of the building is great and overall the apartment is interior is good. However, with the ongoing issues with the new change in management I would be hesitant to continue to recommend.
Some of the common areas have recently not been well maintained - particularly the hallways and elevator. They are often very smelly of urine, or intense cleaning products that are uncomfortably strong.
The transition to new management has not been the easiest. Have not received email responses a couple times when reaching out to the office. There was a very confusing email about pets that went out. Everyone in the office has been nice but the communication around this transition has been confusing.
I have enjoyed my time living at Chestnut. The dog park is great, units are very comfortable, and maintenance/front desk personal are excellent. If someone were looking for a building in this area for the rates that units are going for, I would definitely recommend.
The dog park and location are great, but the apartments are outdated and rent is way too high. Poor quality appliances and lack of garbage disposal.
I’ve lived in Chestnut Tower for a year and am very sad to leave (due to personal circumstances and not a reflection of my time there). The staff is wonderful! I really can’t state that enough. This is the first time I’ve lived in a building with 24-hour onsite staff and I was blown away from the beginning. The front desk folks are always cheerful and helpful. I’m going to miss them so much. The maintenance team is great. Megan is very helpful and manages the building well. I always receive a timely response to my questions. The building is very nice and clean. They just completed improvements in the resident hallways. Merely decorative as I could see no issues with the hallways before. The location is lovely and quiet. It feels like you are in a true neighborhood and not so much in a large, busy city. It’s a quick walk to everything you could possibly need. I definitely recommend finding your home at Chestnut Tower!

Our apartment feels like the heart of the city but is far enough from downtown to still feel private. The apartment interiors and ementities are elegant and up-to-date. It's definitely not the cheapest rent you'll find in Chicago, but its definitely worth the price.
Chestnut Towers has been our home for almost 6 years now. A major plus is that it has a wonderful location. So convenient and within walking distance to grocery stores, restaurants, work, and even a day on Oak Street beach! The management staff is wonderful and any time anything goes wrong the maintenance staff if there when you need them. The doormen are also excellent. Elevator time is usually great too. They provide summer and Christmas parties and every other week or so have an event to attend at a local restaurant or bar. They recently redid the rooftop deck and now has large screen tvs, firepits, grills, ice machine. The only thing that is missing are balconies but the rooftop deck makes up for that and has the most amazing views.
