It is a great place to live and I would recommend it for the experience. The front office staff and maintenance staff is suberb and literally could not be better--Val and Gaby are the best. The only downside I have seen is that management has attempted to raise my rent on me each year for the last three years I have lived there at the maximum 10% rate which is not conducive to maintaining long term renters.
Canyon Springs rocks!
I have been at Canyon Springs for over 3 years now and I can break it down perfectly for you. I actually moved out after my first lease was up, but decided to find someone to take over my lease so I could move BACK to Canyon Springs. The apartments aren't boring rectangular buildings. Each building is built with a courtyard setting, and attached garages located underneath each building!!! It's awesome. The grounds are always well kept and maintained and the pool is always clean (and never packed.) This is a small community so maintenance is always on their A-game. The guys are friendly and efficient. This community is also quiet! There's not a ton of kids (no playground or bball court) and neighbors are respectful tenants. One of the best parts about Canyon Springs is the contact that management keep with tenants. There's CONSTANT email. Anytime there's a morning breakfast scheduled, maintenace is going to be done, or even Halloween decorating contests, Canyon Springs is sending our reminders and information. The office is also open 7 days a week. Not to mention it has immediant access to bullcreek greenbelt AND they allow dogs up to 65lbs! The only cons would be TRAFFIC on 360, which the apts can do nothing about, and the sparce parking provided for guests. But as mentioned, each apartment as its own garage.
Ultimate Apartment Dwelling
Haven't lived in an apartment for 30 years! Was less than excited, however, this experience has been extremely pleasant. Life sometimes throws you a curve ball and living here has made my transition from owner to renter much easier. I have a two story townhouse type floor plan, WITH a garage, doesn't feel like an apartment at all. Sprawling Oaks dapple the grounds to create serenity, add the backdrop of our Bull Creek and it's trails... this is my haven. Not to mention how convenient it is to everything...best of both worlds. The onsite office personnel are the most accommodating and professional team you can imagine. After finding out my 13 year old dog had cancer, the decision to put him down was heart wrenching. The staff here went to bat for me when they had realized they had not collected the pet deposit (when I first moved in). So, as not to add insult to injury, they contacted corporate to see about waiving it...They did. I also give a shout out to the maintenance staff, (which is a reflection of the office management), they are quick to repair or replace! I rate this property more than 5 stars really.

Management is kind and quickly responds to any questions/concerns. Common areas are clean and inviting. Location is beautiful. The best apartment I've had in Austin.
Affordable, Peaceful and Safe
Canyon springs is safe, peaceful and well kept. Being a gated community you needn't worry about your or your apartment safety. The community is well maintained, maintenance is prompt - within 24 hours. If its an emergency, maintenance is immediate. Leasing office staff is polite and always helpful. The quality of appliances is top notch. Inbuilt washer, dryer and attached garages are value adds You also get a private gate to bull creek trail. The only problem about the place is getting on to 360 loop during morning traffic, which could take about 10 mins.
A River Runs By It
Perched on the edge of a green belt with a swimmable creek, Canyon Springs at Bull Creek is an oasis in the middle of the hipster heaven that is Austin, Texas. It achieves the almost impossible feat of creating an atmosphere of solitude and quiet while being ten fast minutes from some of the best restaurants and clubs in the state. All the units have bay windows & private balconies with ceiling fans, not to mention secure parking and responsive management. All in all - a winner!

At age 54 I didn't want to live in an apartment again However, after reviewing Canyon Springs at Bull Creek I felt that I had finally found a great place to live Canyon Springs which s nestled in the trees next to Bull Creek Apartments are very spacious and well designed. To me it feels as if I am living in a custom home! My unit has wood floors, crown molding, granite counter tops and brand new name brand appliances and fixtures Having a private garage is paramount to me and Canyon Springs does not fail on that account I have been a paramedic in Austin for over 35 years and I have entered many apartments over the years I feel that this affords me a unique perspective based on the hundreds of apartments I have been in over the years The majority of apartments tend to be rapidly built without flair or design in mind. Because of this I was very hesitant to live in an apartment, but I couldn't be more pleased with where i now reside:.in an excellent apartment which is well taken care of and managed by an excellent staff who are very professional and have always handled my minor problems or issues. If you are looking for peace and quiet in an apartment complex where the units far exceed standards that the majority follow, then I highly recommend Canyon Springs at Bull Creek where excellence is the norm in regards to a pristine location, overall design and furnishings and management.

Canyon Springs at Bull Creek is awesome!
I've lived here since 2012 and it is a wonderful complex. Bull Creek runs right behind the apartments and there is immediate access for walking, hiking, and swimming. I've even seen some people rock climbing! The management team is awesome! The common areas are well-maintained - each building has an atrium; the swimming pool is in the shape of Texas; exercise room is fairly large especially for a small complex. Every apartment has either a garage or carport under the apartment building. Only downside is extra parking for guests which is mostly caused by residents using garage for storage rather than parking.
Easy Living in Hill Country
I moved to Canyon Springs a few months ago to be close to work and it's been a great experience so far. The grounds are kept clean and everything is handled for you very competently. I've had a few issues that I asked them to fix in my apartment and they've always been super fast about getting it done and doing it well. The office staff is also always friendly and helpful. The price for the apartments is a good value for the size and location. I have a garage and only one car so it's not a problem I have but if you have more cars than space in your garage parking could be a problem as the lots can get filled. Also it's not the apartments fault but the traffic on 360 can get pretty rough in rush hour so turning left can take a little while sometimes.
Amazing Use Of Space
We have been living her for over a year and still do not know where another apartment begins and ends. Each unit is designed with space efficiency in mind - like a game of apartment tetris. We currently have a 1200 square foot setup, 2 balconies, and a two car garage. Only not-so-good thing is, with so many bay windows and multiple angled walls it's difficult to find furniture that fits.

I love the quiet and the privacy, as far as apartments go. I don't like that the office is not staffed enough, and I have to try several times to get my packages on wknds, then wait around while prospective tenants are being attended to instead. The office staff is all fine, but none have been close to how wonderful Paige was. She made the community feel like home.

Great complex, but the parking is limited
I've lived in this apartment complex two times in my life, when it first was opened and more recently since I've downsized. It's a great place with stucco exteriors and lots of trees. It's also in a central part of town, you can get to most places in a reasonable amount of time. The pool is wonderful, especially during our hot Texas summers! And the people at the office are always very helpful and pleasant. The only thing that's lacking is the parking; the garages are designed so you can park 2 cars in tandem, but that's difficult to do when the occupants' schedules vary, so chances are you'll need parking outside, but the spaces are limited so you often have to drive around to find a spot. All in all, I really enjoy living here, it's been a good move! :)

Quietly nestled in Austin's Green Belt, this complex is filled with lots of friendly neighbors & accommodating staff. The complex is kept in pristine shape & you have lots of activities to enjoy such as: beautiful pool, large workout room, tasty treats in the office & hiking along the path. The maintenance group is outstanding! -- If something needs to be replaced or fixed, the team is on top of it ASAP! My fire alarm battery went off in the middle of the night, & one of the guys came out from 45 min away to assist me with no complaints! Now that's great customer service. Gorgeous scenery of the Hill Country, conveniently placed between the Arboretum & Westlake, and a 5 min drive from tons of local eateries & shops. If this isn't enough to turn you on to Canyon, imagine getting a hot breakfast taco & coffee at the gate in the mornings :) Snacks & fun night activities are incorporated monthly. Hope to see a new neighbor soon!
Home Away from Home
This is a great place to live as it is nestled on Bull Creek, which is a very popular greenbelt in Austin. You will receive a private code to a private entrance into Bull Creek, therefore, hassle free to enjoy the creek which is also great for dog owners. It is a very quiet community with your own parking garage. Even though this complex is deep in the heart of Austin you feel as if you are on vacation always when you are home.

Comfortable and Quiet!
I've lived at Canyon Springs for over 4 years now, and it has been wonderful. In general, it almost feels more like a condo than it does an apartment. A couple key points that might be helpful if you're considering moving here: 1) The construction is solid -- I think I've only heard my neighbors through the walls a handful of times, and it was only because their child was yelling about something. 2) The area is beautiful, too, right on the edge of the hill-country. However, it's obviously a bit out of the way. It's very quiet at night (except for the cicadas in the summer). 3) Traffic on 360 can get pretty bad. Turning left on 360 in the morning can be quite a chore, but it's tolerable if you're willing to be patient. 4) Management and maintenance have always been courteous and extremely responsive, in my experience. All in all, this is a great place if you're looking to minimize nuisance and annoyance. It's not the hippest place, definitely not "city living," but it is a nice retreat if that's what you're after.
I lived at Canyon Springs 5 years ago and left for a job. We the time came back around for us to be in the Hill Country again, we instanlty thought of Canyon Springs. We have been in our apartment for almost 2 years and love the community. Smaller complex, attached garages, and great open floor plans in the apartments. I do wish that we had moved in a little bit later because all of the vacant apartments are getting beatiful upgrades. Hardwood floors, upgrade appliances, and grantite counter tops. Beautiful.
I have lived in several apartments within the Austin area in the past 10 years. Canyon Springs is by far my finally stopping place in apartment living. When you arrive at the apartment building it is a courtyard and feels so much better than the typical apartment layout. Many of my friends when visiting comment on how nice it is to have the courtyard outside my front door. I also have a garage under my apartment. This adds a plus for keeping my car in a locked environment and always having a parking space. The staff at Canyon Springs has also been amazing to work with. They have excellent customer service skills and feel they are really here for me and any needs that may come up. Our maintenance at Canyon Springs rocks! I have had a few minor calls for them and they are always right there, even on a holiday weekend when I needed help with my garage door. The friends I have already made in a few months at Canyon Springs are a plus. The day I moved in people were stopping to introduce themselves and welcome me to Canyon Springs. Never have I had that experience in the other locations I lived. I believe I've made life long friends with our pool gatherings. Overall, I can't imagine living anywhere else in the Austin area. My back yard is Bull Creek. With the rains this summer it has been a blast to have a real "river feel" just steps away. I rate Canyon Springs as the best place to live in Austin, Texas!

I have been living in Canyon Springs property managed by Lincoln apartments for 7 months now which I think makes me qualified enough to give a review about the property and the management. Living in Canyon Springs is pure bliss. It is a well maintained community with all the amenities needed. We feel never short of parking spaces. A neatly serviced gym and pool make the stay pleasurable. The fact that it is a gated community makes no room for security concerns. Now coming to my apartment- The management is so fastidious in fixing any problem if at all there is one. All these 7 months I had only one issue to fix. I once wanted to close my restroom ac vent and found some air freshener sticking out of the ac went and let the apartment people know it. The very same day, not only did they fix it, they completely changed the vent with a new one. The office staff are very receptive to anyone's complaint and are fully dedicated. I would love to live in this place for ever!

We are living at Canyon Springs apartment for 2 years now. Have not experienced any bad things so far. People are nice and always ready to help, for any type of maintenance just give them a call, they will be right at your door. Only the bad thing is parking problem, they have very few parking spots available. Overall good experience!! Things taste better in a small and cozy apartments.
Canyon springs at bull creek
Canyon springs at bull creek is a beautiful complex. It's north west of the city and surrounded by lots of trees and hills. Bull creek is within walking distance right outside the gate of the complex. Great place for families and pet owners. After the rain the waterfalls were absolutely gorgeous. The complex is slightly older though. They have started renovating certain apartments with newer appliances which make the apartment so much more appealing. The old appliances still work but aren't the most attractive. The pool and other amenities are great. The pool is shaped like Texas, how patriotic! And all of the pool goers are extremely friendly. The gym is small but has your basics such as treadmills, stair stepper and free weights. It's very clean, I know they clean the amenities every morning. The staff is awesome! From the group in the leasing office to maintenance, they all are helpful and super friendly. They get things done on time and maintenance is always on par to fix things. Once a month the leasing office does something for us. For example breakfast to go at the gate, pizza or a movie night. Which helps people get to know their neighbors! Everyone has their own garage which I love but if you have a bigger car it's sometimes very difficult to fit. A lot of people try to park in a space because of this but the lack of parking outside the garage is a problem. There really needs to be more spaces. The layout of the apartments are nice, I like the two story units. And fireplaces!!! But only in the two story units or 2nd floor units. It's a nice addition though and this winter it was quite chilly so it was nice to snuggle up next to the fire. I love this complex, and I know my puppy does too! It's a dog friendly atmosphere and I haven't run Into any aggressive dogs or had any problems of that sort. It's always nice to run into a neighbor and let the dogs play for a couple minutes. The creek is also a perfect place to socialize your dog and get their energy out by swimming! Overall, this complex is perfect for me. 20 minute drive into the city, 7 minutes from the domain and walking distance of the creek and hiking trails. Has Great staff and clean amenities. There's always room for improvement though.
Five-year resident, mostly good, a few issues.
My husband and I have lived at Canyon Springs in Austin for almost five years now. Overall, I would recommend it. Pros: —Feels like a home, not an apartment, because it's bigger than most, has two patios, has decorative bookshelf features, and is laid out in an interesting way. —The maintenance guys are AMAZING. They are quick to respond, they are efficient and effective with their work, and I will miss them greatly whenever we buy our own house. —The attached garage is helpful. It's super weird and kind of inconvenient to have to park our two cars one in front of the other—we have to switch them around sometimes, because only one of them has a carseat—but overall, it is really nice to have. We can fit two cars in there as well as a good number of storage tubs/Christmas decorations/etc. —The noise level within the apartment itself is very comfortable. We had a baby while living here, and over the years it has been VERY nice to have our bedrooms upstairs/living room downstairs situation. We can talk, watch TV, have friends over, and he doesn't hear us while he sleeps, nor has the crying ever been too hard to deal with while we are on different floors. CONS: —Crossing 360 is a NIGHTMARE. You have to dart across and pray no one hits you—and then, assuming you make it to the median, you have to hope you can squeeze in. It's a rough situation, because people who aren't familiar with that median get annoyed when you pull up right beside them. I've seen as many as six cars crammed in, waiting to turn left. When the turn lane backs up on the opposite side of the road, it is especially terrible, because no one can see around each other. A few days ago, there were six of us on each half of the median, with nine cars backed up waiting to turn in both directions. I think I sat there for about ten minutes, stuck. So that is a definite downside. It's fine from 10am–3pmish, and earlier than 8am/later than 8pm. —The rent keeps going up. When we moved in in 2010, it was $1275 for the biggest 2x2. We are about to renew, most likely, and it is now in the $1700–$1800 range. —We had a big issue back in 2012, when there were raccoons in between our floors for MONTHS. We ended up having to switch units, and the staff back then was terribly disorganized/we had to re-pay fees, didn't get our deposit back, etc. It was a big mess. The staff has turned over since then, and is much better.
Perfect place to live if you like nature
These apartments are located in a very scenic area of Austin. There are lots of trees everywhere, Bull Creek is at a walking distance, and Pennybacker Bridge is about a 5 minute drive. The apartment complex is well maintained and the staff is really friendly and helpful whenever you have questions or concerns. Unlike many apartments in this area these apartments actually have car garages included with the apartment. It's a great plus if you want to protect your car from mother nature.
One of the best kept secret apartments
I have lived in Austin for ten years, six of those years were spent further north and I have to say recently moving back to civilization is amazing. I dont see myself moving to another apartment complex after living at Canyon Springs at Bull Creek. The management is on top of everything and if any issues arise, they are more than willing to take care of it. This is a smaller community but I think it is outstanding. The pool and fitness center are small but they have everything you need. The apartments are newly renovated and the appliances are brand new, which I love and are nicely done. I think I will move out when I purchase a home. :)
Canyon Springs at Bull Creek
I've only lived at this complex for a little while but it has been the best apartment I have ever lived in. The management is super helpful and they respond quickly which is not something I could say about any of the other apartments I have ever lived in. The area is quiet and calm even though it's right off the highway. Right behind the complex is bull creek which is amazing. Perfect for dogs and kids and the waterfall is beautiful. The only bad thing about it is there is always a ton of people there. The only real negative we have experienced so far is the traffic... Sometimes it takes me 10 minutes to just exit the complex. Other than that this apartment has been wonderful and we love loving here.
Oasis in urban setting
What drew us to the apartment was the beautiful views. As soon as we turned into the apartment drive, we felt immediately relaxed by the nature-setting. It's a small, friendly community and updates in these older apartments, really add nice, luxurious touches - granite countertops in kitchen & bathroom, all silver kitchen appliances, wood (faux) floors, framed mirrors in the bathrooms, and fireplaces in some of the apartments. We also really like the unusual floorplans, some are two-story, though I've read for some that this is a draw-back. We also have a really responsive maintenance crew who are also friendly. It makes me thankful that I don't own a house with all the repair costs. Walking distance to Bull Creek. People are always out here hiking & swimming in the creek. Makes it feel like a vacation home. Okay, cons: Office staff is friendly, but does not go out of their way to be accomodating (for instance when we wanted to move into a larger apartment within a couple weeks of moving in & not being flexible on cat deposit timing when we had to help friends out by taking their cat) and sometimes even seem to not care - Walls are thin! I'm grateful it's a quiet community, but this is definitely one of the cons. - All the nature means more mosquitoes. I dont often sit on my patio, even if the view is gorgeous. - The price. This is not a cheap apartment complex & if it wasnt for the beautiful views & location, I dont think I'd pay this much - the worst -- we are right off a very busy road & the apartment doesnt have it's own light. I've heard more than one person say how much they dislike the busyness of the road & would never live in an apartment (or even work in a job) located off of it. The apartment complex could do themselves a huge service by putting some effort into getting a light put in. When I mentioned this just after move-in, the office staff member seemed not to care -- she lived elsewhere. That attitude, of not caring, & the traffic, will probably be the reasons we move out sooner than later, because in all other ways, this has been a little oasis.
