Good morning, Thank you for taking the time to leave us such an amazing review — it truly means so much to our team. If there’s ever anything we can do to make your living experience even better, please don’t hesitate to reach out anytime. – Your Canterbury Courts Management Team
We moved in a year ago and had a couple issues with huge roaches as well as ants. In addition, the buildings are poorly marked and the gates do not open internally, which I’ve never seen in a complex before. Sadly though, the largest problem was moving OUT of the complex. Having a family of 5, we spent a good bit of time cleaning and trying to fix a few places where furniture had scratched the walls. We thought we would at least get a bit of our deposit back, but instead we were charged over $600 for damages. We were told a couple of kitchen appliances were dirty so we were charged for an “extreme clean” and additionally because of some of the places on the wall, they decided to go ahead and do a “full paint” for the ENTIRE apartment (???) After the “upgrades” they did, which included a totally cheap flooring as well as shower resurfacing, we were charged for items such as our bathroom tile peeling... but I was told had I called and mentioned it to them, I wouldn’t have been charged. These people are happy to make a buck anywhere they can apparently and will stretch the truth to get it. This, on top of the other issues with bugs and some minor annoyances cause me to have to write a review warning others that you may just want to find somewhere else to live...unless you want to be blindsided like we were. Location is good...that’s about all I’ve got.

My name is Spencer, I am the community manager and I am following up on the comment you left. We take all reviews very seriously and want to step in personally and service you. I would like to personally review your file and photos of your apartment with you and learn more about your situation and how you feel we could have handled it better. This is very important to me and your entire maintenance team here on the property. Please call me at 972-994-4663.
I’ve been a resident for a year there and had no pets. When I moved out I was told that there were stains on the carpet throughout the entire apartment. They precisely said that those stains were dog urine... must remind you that I never had a dog. So they charged me almost $500 to replace the carpet in that unit. All they care about is the money, they could care less about the residents. It was such a disappointment. PLEASE DO YOURSELF A FAVOR AND GO RENT SOMEWHERE ELSE.
Property Manager at Canterbury Courts, Responded To This Review
I am responding to your review. I am the community manager and take all reviews seriously. Since this review is anonymous, we are unable to verify the validity of this concern. Please allow me to explain why you may have received charges at the time of your move out. Apartment deposits are to cover expenses of any repairs or damages to the apartment greater than normal “wear and tear” and/or unpaid rent. Examples might be rent due because of failure to pay rent, crayon or maker art on the walls, broken windows, holes in the walls, or leaving trash or other items that have to be thrown away by our team. If the apartment is left dirty, we only deduct the costs of making it clean and habitable again for the next resident. We provide every resident an opportunity to walk the apartment with a team member at the time of move out along with an itemized list of what we consider to be more than normal wear and tear and the costs along with photos of the damages. An itemized list of deductions is mailed to every resident within 30-60 days of move out. This notification is sent to the resident’s new address or the last known address on file if no forwarding address was given. Should you find that in your situation none of the above mentioned scenarios apply to you, or if you have not received such notification, I encourage you to contact me directly at 972-994-4663 so that we may get this issue resolved.
I live here now and it is The Worst last four months of my life ... The staff is unbelievable well most of them it is definitely not worth what you pay I have not been happy since I have moved in.... And everything they tell you most of it is not true... and if I didn’t work so much I would not be able to live here I do not call this place home it is where my stuff stays and if I had the money I would be out of this lease and I repeat do not live here it is not worth The money you spend even if the rent was $200 a month I would not live here knowing how the place is run....

My family & I recently made the move here. It was scary living over 300 miles away & having only to rely on pics & my husband's word! What an awesome relief, when we finally made it here to see that the pics didn't lie! The staff made it so very easy & I have yet to have any complications! Maintenance is very prompt if any issues should arise. I love the convenience of the location and would recommend these apartments to anyone else! I lovr my new place we call home!
Management is mean to each other as well as to the tenants. You will be hit with ridiculous fees. You will be treated like trash and rent is much higher now as they are over charging new tenants from out of State. The unit I was in had black mold and the ceiling was caving in. Management would not fix it. Termites and rats live in the garages and can be seen running on the grounds. Do not live here as you will just move out at the end of your lease for much better apartments across the street. No covered parking. Very unfriendly management. You will regret living here.
The grounds are clean, it makes you appreciate the apartment community you live in. The staff are nice, welcoming, and helpful. Cherron, our leasing agent, was very understanding and was very attentive. The units come with the upgrades (stainless steel appliances, granite tops, and wood like flooring). I love the community because its quiet, however parking is horrible. There's available parking spaces in the back, but if you live towards the front, near the gates, you won't find decent parking. So if you don't want to park far and walk to your apartment, I suggest you get a garage. The maintenance team are prompt of fixing your issues, and they'll send you confirmation email, to inform you that its been completed, if you're at work. Overall, this is the best apartment, plus its close to the highway, you can't beat that. I give this apartment community a 5, even with parking. You won't feel your money going to the dumpster living here.
Ha!! The weekend staff were the nicest people there!!
Decent Apartments overall! Good Points-Small dog park within community-clean and complaints addressed on time. Bad Points- Dog park not too clean. A little expensive-Apart from rent, utilities (water and trash) add close to 100$ every month and some management staff (weekend staff) is rude.
