Property Ratings at Canfield Park
I strongly advise against living in this building. Despite initial appearances, the reality is far from appealing. The management company consistently fails to uphold basic living standards, demonstrating a lack of competence in addressing necessary repairs and maintenance. The hallways are plagued by a persistent trash odor, which is only worsened by the overpowering air fresheners, creating a noxious mix of floral scents and decay. Parking enforcement is virtually nonexistent. Despite the purported requirement for Canfield stickers, numerous vehicles without them occupy the residential parking area, particularly on weekends, due to a complete lack of towing enforcement. The constant barrage of spam emails from management, approximately 30-40 per month, detailing building issues, is both excessive and indicative of their inability to resolve problems effectively. Finally, the frequent private parties held in the lobby, where residents must navigate through intoxicated and disruptive individuals, is entirely unacceptable, especially after enduring long workdays.
A new management company recently took over in October 2024 and it has been downhill since then. The new management company has done a little to address issues regarding amenities or rather use of amenities without regard for noise or cleanup, dog, waste, and garbage. The smoke detector and fire alarm has gone off, at least three times because of people inappropriately using the lobby for parties, there is dog waste all over the car complex, especially visible in the courtyard, which is disgusting and people allow others to use the garage, which is an amenity that is paid for separately. They recently raised the rent in conjunction with advertising or reporting themselves to be a luxury building, which is far from the case. After the changeover, it was hoped that it would be a settling process, but that has been far from the case. The only pros is that it is close to the train station.
