Apartment Reviews at Camden Phipps
Impeccable apartments and amazing location!
We recently moved to Camden and we are loving every single thing about it! Jesus helped us find our unit and he was absolutely phenomenal in making sure we found our perfect home. He visited available units and sent us videos of them (since we were unable to schedule a tour), answered any and all questions we had and worked diligently to make sure we had a smooth transition into Camden Phipps. Nick has also been incredible! He has shared so many great tips and information on the community and the neighborhood and we're so thankful to have him and Jessie as managers. The apartments are impeccable! Everything is brand new, in perfect conditions, and the residents take pride in where they live. The location offers so much! Restaurants, malls, and is walking distance from a Marta station, Target and across the street from Phipps Plaza. We have never felt this excited to a part of a community like we are to be a part of Camden Phipps!
Let me begin to tell you my experiences with this organization.... First, none of the appliances you are paying for will actually work. The washer/dryer requires countless cycles to get the smallest of loads done. The disposal is nonfunctioning. The fridge never works, barely stays cold and the water dispenser never will work. The stove exploded so be careful when using. Nothing works, yet this is still not the major issue. Second, if you like living in a construction site choose Camden. We have maintenance in our house constantly, 4-5 times a week at times. They can never solve the problem and they are rude and make you feel like it is somehow your fault that the apartment is in such a low standard of living. Over the first 3 months we have lived in Camden we have had maintenance in for the front door getting stuck making it impossible to get in, the shower door fell completely off, the blinds never open, the crown moldings are falling off, and the 'hardwood' floor is a makeshift piece of junk. This is still not the major issue. Next, the real issue with this organization is the amount of neglect, hostility, and overall bad business that occurs when dealing with even the smallest of issues with them. Around a month ago we had a leak that came from the apartment above us. It soaked the floor and then subsequently leaked to the 2nd floor. You would think that with running water occurring in your "luxury" residence that management would be all over it to help and make sure you as the customer were safe and felt helped. Believe me this not the company to help. In fact they didn’t do anything until I sent them a letter demanding it be fixed per Georgia law. They sent a contractor to put some drywall up in one spot and called it good. Completely ignoring what caused the leak and the other areas where the leak damaged. They did not offer to move us to a hotel during construction, nor did the offer us a price reduction for living in a construction site that positively tested for mold, yes that's right the area positively tested for mold and they still did nothing! A week went by and sure enough the water was at it again, soaking another spot in our house resulting in me fighting to get them back in. They sent a contractor and sure enough he did the same thing as last time. Just put up some drywall, didn't fix the actual issue and left. Again I was upset that management did nothing to help us, being that it was a recurring issue in such a short time span I f
I have been a resident of Camden Phipps since October of 2014. The location is fantastic and the renovations that they made are really great. The price is totally worth it for the close proximity that you are to the city and to 400. The unfortunate thing about the complex, however, is its lack of security. Since Ive been here, there have been over 10 break-ins, with 7 of them happening in less than 24 hours. Apparently the burglars were doing something to the door lock and gaining entry into our apartments. Rather than Camden deciding to change all of our locks for more efficient ones, they sent out useless emails telling us giving us tips on how to avoid burglars. There is no security. The foot gate is always open and the front gates are a joke. Anyone can trail in behind a resident. Cre from the management staff is AMAZING and has been a joy to work with, but other than that, I would not recommend this apartment. If safety isn't a big deal for you, then this is a great place because that is my really only negative for this place.
Maintenance is TERRIBLE.
I haven't had an issue with my A/C this year. I have lived in this apartment for 1 year and 1 month. My A/C was 78 degrees when it was set to 72 on Sunday night. I filed a maintenance issue via their online portal (which is what they tell you to do if you call about a maintenance issue which i find ridiculous but that's another story). I had to call several times on Monday to make sure that they sent out a maintenance crew to fix my air conditioning unit. They told me they would call me back when it was completed. They never did until I called once again and finally got someone to tell me they would call me back after it was completed.. they did so I will give them that. Monday night I finally got a good night's sleep with a working A/C until I woke up early that morning to find it not working again. Tuesday: I called again, filed a maintenance request online and came home to a not working A/C again after work. Called back and filed another maintenance request. Wednesday: Same thing. When I got home from work around 5:30 it wasn't working again. I called, mind you the office closes at 6:00 pm and I was directed to the corporate office, which is what they do if no one answers at the local office which probably means they left early, but that's just an assumption. Corporate sent a maintenance crew out in which I had an equally terrible experience. They maintenance crew told me I shouldn't turn my A/C down lower than 72 degrees or it wouldn't work. Who are they to tell me how to use my A/C? If lower than 72 degrees is not possible, then it shouldn't be on the dial. They told me it was raining and it couldn't be fixed until the raining stopped. Which if I recall correctly, it did not rain all day yesterday. The issue is not how I use my A/C (which I pay the utility bill for) the issue is that it needs to be fixed. The maintenance crew told me that when I set my A/C to 68 degrees (which has been working all year mind you) they would like to experience that for themselves because that is 'amazing'. Thursday: I call at 9:30 am, got connected to corporate, I asked to speak to a property manager but the receptionist demanded that he accommodate my requests. I told him about my experience and instead of apologizing for the poor service he gave the excuse that the maintenance crew was giving me a 'recommendation'. I can use my A/C unit how I want to, especially if I am paying the bill for it.
Camden Phipps thrives due to its premier location nesteld in the sprawling Buckhead area of Atlanta. Although the amenities are meager, many flocked to this property given its prime location to premier shopping and a school district that is top-notch. With the exception of the pool area the property itself is well-maintained from an exterior perspective. However within the apartments themselves, they are not well maintained. My carpets, for instance, have not been changed iin over 2 years. They seem to attempt quick fixes such as a quick vacuum or shampoo for the carpet issue I've informed them of. I have also experienced mold and bugs throughout the property with little effort to correct issues. Parking is another major issue with the property. There is no sign parking spaces and each day residence have to struggle to find a parking space near their building. The single parking garage on the property is woefully inadequate. Moreover, given their location, the feel justified in raising rent by a minimum of $200 (if you sign a 15 month lease -- a 12 month lease will be higher) despite these concerns voiced by the residents. Overall, I rate them a 3 star, but only because the location is so prime.
My daughter has been living her for a little over a year now. The location is great (almost perfect) and her apartment is big enough for what she needs. As for safety, I'm not sure it is the best. I know they have a gate, but my daughter's car was broken into around March or April, along with several others, and I believe a friend actually had their car stolen from the apartment complex. I'm not sure they have even upped the security, and last time I came to visit the gate was broken. Parking was horrible last time I went. She could barely find a place close to her building, and I had to park at Phipps all weekend because there was no guest parking. I believe they might have fixed this issue, but it would definitely be something to ask them about when touring the complex. I would also go after hours (around 7:00) so you can see how crowded it is when people get home from work. They charge her for several things they do not address in person. The water is split between buildings, and they charge for valet trash (they advertise valet trash service as a perk, but don't tell you it adds $35 a month). The laundry units are absolutely horrible. It takes at least 2-3 cycles for her clothes to dry, and the washer and dryer are tiny. Also she has complained of several leaks and bugs in her apartment (big spider, roaches, ceiling leaks, etc). For what you get, I don't think she should be paying $1500/month for a small 2 bedroom. Most apartments in college towns are bigger than this one and you pay half the price! I definitely think it is worth comparing to other apartments. ATL is a big and great place to live with tons of options, and this would definitely not be my first recommendation.
My great experience
Camden Phipps is a small community and I love it here the staff is very friendly and when I need work done they come n do things immediatly !!! The have parties for the residents and they attend to our needs to make us happy !!! #teamcamdenphipps
Camden Phipps is not a safe place to live!
The area is in great walking distance to everything and minutes from midtown and downtown, but management could care less about the safety of the residents. At one point they were breaking into units (complete home invasions ) and security was hired for a week until the commotion died down. Then they threw up a few camera's as if it would be a deterrent, NOT! The staff is friendly and nice, but upon move out they will charge erogenous fees for issues that were apparent before moving in at move out. The staff does not communicate with one another. so make sure to get everything in writing. If carpet looks old at move in write it down, If there was patch work done to an area at move in write it down, if there's a dent to appliances at move in write it down. Trust me, if you don't, you will be paying the cost of whatever they have to replace! Now, let's talk parking. Good luck in finding parking anywhere in the complex after a certain time. They have attempted to fix the issue, however, there are too many units for the allotted parking spaces they have on site. Don't dare have guest over. They have assigned parking for guest, but the residents remove their parking decals and fill up guest parking. Then the pool is always shut down due to inspection issues. If you decide to live here, good luck and make sure to arm yourself with a gun. You will need it!
When looking for apartments, I viewed about 6 or 7 and Camden Phipps stuck in my head because of the welcoming and friendly staff. I love the location of the apartments in Buckhead Atlanta. The apartment has a salt water pool, grilling area, and dog park! My apartment is perfect for me.
I moved to Atlanta in September of 2017. I scrambled to find an apartment in very short order; ultimately, I landed at Camden Phipps. The staff are always very friendly and attentive which is obviously nice. There were a few issues early on with appliances not working, but ultimately they were resolved. It sometimes took much longer than I would have liked, but they're always addressed. My biggest complaint is the timeliness of some of the maintenance requests-- some are fixed within the hour, others can take a week or more. I've lived in the complex for 11 months now and I think I've had somewhere around 13 requests. So that obviously isn't great, and kind of frustrating because you do pay a lot to be there so you expect things to work properly. I'm not sure if it's under-staffing, or what, but it can get annoying. Aside from that, it's a great location: 5 minute walk to Target/Publix/LA Fitness/Phipps Plaza/AMC Movie Theatre and a 10 minute walk to Lenox Mall & the Buckhead MARTA Station. I've had no issues with break ins or crime or even feeling unsafe ever. They've got a little gym that is good enough to keep you fit and get by, but it's not a full gym (3 treadmills, one bike, squat/bench rack, free weights up to 50, and two multi-purpose machines) Great pool deck and grills (propane on the grills is hit or miss another thing that can take a while to get resolved, but they have charcoal grills available), and the people in the complex all seem to be friendly, from my encounters; it's a good mix of young and old so you can find what you're looking for in terms of neighbors-- a few families with little kids, quite a lot of 20-30 year olds, and a mix of older folks. Overall,I'm happy I found it. I feel like I'm getting my money's worth. It's a good spot to live.
Great place to live
The location is great in the middle of Lenox right by Phipps Plaza. The apartments look nice and are spacious. The staff is great. The complex is pricey but you get what you pay for.
Best customer service
As a 33-year-old single female I’ve lived in an apartment since I was 18 I’ve never experienced such wonderful customer service. The move to Atlanta from Florida was made extremely easy by the staff then my transfer into a two bedroom from my one-bedroom was made so seamless. They really are amazing at what they do and keep the customer first.
Great neighborhood and staff
We moved in a few months ago and have loved being here. Aside from the fantastic location, the property management staff, under Michael's leadership, is amazing and very friendly. They are so attentive to the residents' needs and super accommodating. Maintenance is the same way - any problem you may be having is addressed within the next business day. They also take pride in the way the community looks; it's well kept and very clean. Also very friendly neighbors! I would recommend this complex to anyone that's looking for a nice home in the heart of Buckhead.
Living at Camden
We've been staying at Camden for just under 2 months, Noe in the office has assisted with any need immediately. Very impressed on how nice and professional the office staff is. And the upgrades throughout the community are def nice! Very proud to choose this location as my home!
Love Camden Phipps!!
We are now on our third lease here. We love it. The management, particularly Michael and Noe always make sure our maintenance requests are handled in a timely manner. Also, the maintenance staff always responds quickly and are easy to deal with. Freddy and Doug are really great guys and always offer to help with whatever they can. The whole staff are always going above and beyond for the residents here. As long as we continue to rent in Atlanta, we will live at Camden Phipps.
Easy to work with
I have lived at Camden Phipps for a year now and just resigned because we have had such a great experience. The staff is so accommodating and helpful- when we went to resign our lease they stayed an hour pass closing time to work with us. Freddy and the entire maintenance staff is quick yet thorough when issues arise. We have loved living here!
Great Place to Live
I absolutely love living here! It's the perfect location, the size of apartments are ideal, the amenities are great and the staff is extremely friendly (esp. Noe!!). It has a convenient portal for paying rent and requesting maintenance. Our maintenance requests have always been fixed within 24 hours, or we've been contacted if something needed to be ordered.

I have resided for three years at Camden Phipps. Although the apartments are relatively old in comparison to the newer apartments currently under construction in the area; these are the best for the price. The apartments are very well maintained, clean and quite for those who wish to reside in the Buckhead area. The staff is friendly and knowledgeable in working with the me. Concerns and request from the management staff are responded to quickly and the current maintenance staff is one of the best I've experienced in fixing and resolving issues. Of course, there are some things that are out of the control of anyone, however when those things occur they are resolved quickly. I would recommend Camden Phipps to any young professional who is looking for a friendly, quite and safe residence.
I have only lived here a week, but my apartment is amazing! It's spacious, quiet and comfortable. The apartment complex is quiet and fun. There are so many things to do. I have gone to the gym every day and been to the clubhouse many times. Just walking around the community is relaxing. The salt-water pool is exhilarating. I am glad I chose this place to live.
Camden Phipps is located in the heart of Buckhead, right off SR400. It's a great location, and the apartments themselves are nicely laid out. We haven't had the easiest relationship with the management. They are slow to tell the community about break-ins, if they do at all. They don't take safety risks seriously enough, and I've had occasions where I wanted to leave before our lease was up due to poor communication from the office.
Not worth the money. Very poor upscale apartment. Landscaping is poor. Dog owners do not pick up after their little ones. Pool grill area has been broken for over a year. Live elsewhere.
Perfect for Young Profeessionals
Beautiful looking apartments inside in out, Office managers are extremely nice but you must go to office,they rarely answer there phone. Rent is a little high but for the location its not bad, walking distance to Phipps and Lenox Mall.Ease of access to 400 North and South. Maintenance is very nice and super helpful. Dog park and trash area dont smell very pleasent. No pest issues and friendly neighbors and environment.Overall great value and location!

Neighborhood - Buckhead
Buckhead is located directly north of Downtown Atlanta. This beautiful community is filled with historic mansions, soaring skyscrapers, upscale shops, and top-rated restaurants.
