Camden Downs At Cinco Ranch

I have called Camden Downs home for 5 years. I have never once unsafe or seen anything odd. The maintenance team is amazing. If I put in a maintenance requests, someone comes the same day to address the issue. If I call the office the are always friendly and helpful. Also,during the pandemic Camden Properties had donated over 10 million dollars to assist residents in need. They are about their familys.

I would like to give a shout out to the office staff at Camden Downs at Cinco Rach for Standing out every day at the school bus drop off in this heat. I don't see another community ever doing this. The entire team, specially the manager and the assistant manager truly go above and beyond to listen to their residents and their concerns. They try so hard to enforce the rules for the safety of our children. Thank you ladies, I know it's hard to please everyone but you guys are doing a great job! What you do is not easy but you do it with such great attitude. The maintenance team is also very prompt when an emergency arises or even when it's a simple request. My apartment is beautiful, I love the island kitchen and the neighborhood. I lived at other communities and this is by far one of the best. It's not perfect because you can't pick your neighbors and not everyone is as cooperative. If everyone would do their part to make their community better this would truly be the best place to live in.

I have been living here for the last year and I can say that it's a really great place. I love my apartment and my community!. I recommend Camden 100%

I have been a resident at Camden Downs at Cinco Ranch for about 6 months now and I am very pleased with the maintenance service they provide. I like that they management is trying to maintain the community, my neighbors are not the cleanest, they leave their trash out all the time even when the community provides door to door trash pick up but I see the office staff sending emails asking us to please help them maintain the community clean. I know it’s hard to change everyone’s perspective, I like to live in a clean community so I appreciate their efforts. The staff also sends out crime alerts which is something other communities don’t do, so overall I am pleased with my decision to make this community my home.

Camden Downs at Cinco Ranch is an awesome place to call home. I love the neighborhood, the community. I love my kitchen, super spacious counters and lots of cabinets, my favorite is the island in my kitchen. The maintenance team is awesome, I place my work order today and by the time I get home from work it's been taken care of. The staff in the office is super friendly, I don't go in the office often because of work but on the weekends I love the pool area and the girls, they have resident events and the staff is really nice, friendly and accommodating. I had the pleasure of meeting the new manager she seems really nice and was very professional and proficient in addressing some questions I had regarding my lease. I am a very happy resident keep up the great work!

Thank you for make this apartments a home for your residents, this is a familiar place to live, the schools assigned in the area are the best, this complex is amazing and have a playground for kids! Inside the apartments have great and spacious kitchen a lot of cabinets and granite counter tops, the grounds are always great, the maintenance staff rocks and the office staff is kind and helpful, thank you Camden Downs for an amazing customer service!

I have been meaning to write this review but time gets in the way and I was not going to wait another day to do it. I want to congratulate the staff at Downs at Cinco Ranch! I have lived in the Katy area for about 15 years and Camden Downs is by far the best community, they are not perfect and not exempt from typical situations. However they do try their best and do a great job at maintaining the community. Jason is a cool guy, I always see him around the community with a smile on his face no matter how hot it’s outside while picking up trash and after residents that don’t pick up after their furry babies. Thanks for power washing my building Jason it looks great! Buu Le and the other guys are good people too, they take care of my apartment to the fullest. You will not regret it if you choose to live here, I don’t!

There have been 5 breakins forced and unforced in the last 2 months. No security cameras, no ownership by management, loitering by unrecognized outsiders, stolen packages and utter disregard by management to take any actions to deter frequent thefts. Shady audience. Stay away from this Camden property, it is a shame on Camden name. Having lived on other camden properties country, this is a horrible example of what you would generally not expect from Camden. Camden, central management needs to step-in and fire the entire management staff and insitll a sense of safety and security by implementing advanced security measures such as security cameras and onsite 24/7 security vigilance. Apartments have old interiors, gym is extremely small, small office center, no tennis grounds. Only a swimming pool which is unhygenic and small. Horrible I cannot wait to move out and have started to look at other options.

It's a nice community, the staff is amazing helpful and warm, makes you feel you're already at home, Specially Catherine thanks to her it was a nice experience and a wonderful tour trough the community! The kitchens are spacious and awesome, the school district is the best in the area and the location is perfect because everything is close to the apartments.

I have lived here for over a year now. I am very proud and happy to call this community my home from the great customer service to the wonderful events they have every month! Jessica was my leasing agent from when I initially moved here and she has been great with me, my family, and friends. Honestly I am very impressed with Camden's customer service. When I've had concerns that needed to be address the property manager Pamela was quick to address them. This community and staff have made me feel like part of a big family!

Glad I stumbled upon this community! The staff is great Jessica was a huge help in making my move very simple. The community is really quiet I have not had any issues. The maintenance is great everyone is very nice they helped make sure everything in my apartment was taken care of and helped me understand my thermostat which was a big help.

Great place to call home I absolutely love my kitchen! Maintenance here is on point! They respond quick and are all very nice. Another huge plus is it comes with internet an cable lifesaver I don't have to worry about separate bills. Honestly I'm super stoked I found this place. The office is always quick to help address any issues I have.

It's a nice community with great restaurants and entertainments nearby. It is the perfect apartment for me and my boyfriend, we have an attached garage and plenty storage spaces. Jessica welcomed us with open arms and was very helpful during our move. I would definitely recommend this place to all of my family and friends!

This is the perfect first apartment great location, price includes internet, cable, valet trash and the staff is beyond amazing. Everyone is extremely helpful and they show a lot of love for they're residents. I was very impressed with the units having granite counters in the kitchen plus the huge island in the kitchen definitely makes you feel like your in a house. They love to have events at the leasing office and they sometimes give out free breakfast in the morning which is awesome cause I sometimes run late and don't eat lol. Honestly so thankful to have found this community. Would recommend anyone that is looking for professionalism to lease here from day one it's been a great experience!

Really great environment! From then moment I walked in everyone at the office was wonderful. Grounds are beautifully kept maintenance is doing a wonderful job. Zoned to great school for my children definitely recommend it if your looking for schools for your kids. This community even has a playground which awesome, happy it is also so close to my work.

Catherine is the best , she showed me the apartment and the community she was kind, lovely and she gave me all the information that I need, great location, wonderful school district! And the apartment feels like home.

I would like to thank Jessica & Carlos for making my transition to this community simple! Customer service here is wonderful. Location is great if your looking to be away from noise. My kids love the playground and they always have different events each month which is a huge plus! If your looking for an open floor plan you'll love the layout plus the kitchens here are beautiful. Glad I decided to move here with my family couldn't be more pleased.

I'll love to move in to this community next year, the apartments are so pretty the kitchen is just beautiful and I like the way Catherine is really helping me out, all the staff is nice I like the area, shopping area, and the schools, so I will be in by next year and looking foward to my new HOME!!!

I recently moved out of Camden Downs absolutely enjoyed my time here it was splendid. highly recommend Camden I'm even transferring to another Camden and I hoping my experience here is just as great as it was at Camden Downs. I am going to miss the office staff and awesome maintenance team.

I love this property! The floor plans here have spacious kitchens. The ground stay clean and very well kept. Jessica in this office is always so kind. This is the first complex where the staff seems ready to assist you with anything you need!

I love this apartment so much. It is very family friendly and I feel very safe here with my children. They enjoy playing outside with other children. We have no regrets moving into Camden at Cinco Ranch. The schools are awesome. The management and maintenance staff are so kind and friendly and very accommodating for many of our needs. Maintenance always showed up when I had a problem even during hurricane Harvey when my washer was broke. They came and fixed it the same day of my maintenance request. Jessica at the front office is so caring and gave me all the information I needed making my move from New Jersey to here very easy. All I could say is that I very much enjoy my stay here.

Highly recommend this community. I just moved in the process was so easy hassle free which you can't say for most communities. The kitchen here is stunning I use to live in a townhome with a smaller kitchen definitely was not expecting the island and granite counter tops winning! The ladies at the office are always ready to help.

This community is in a great location groceries near by, best school district, plenty of places to go eat. I love the fact that the community is secluded. The staff is excellent they always have such great events.

Camden Downs is hands down the best community I have ever lived at. The office staff is wonderful Jessica is always very helpful and she always greets me by name when I come to the office. I am very pleased with experience here.

This property is pretty nice, the staff is very professional, well maintenance, everything is close from here ... groceries stores, restaurants, la centerra... and the assigned schools are the best!!!!!

The staff is courteous and attentive they handled all of my maintenance issues promptly. The atmosphere is very calm and quiet. I recommend it to anyone! It's always nice talking to Jessica & Carlos!

Camden Downs at Cinco Ranch is a great property to live. The management team is very helpful and approachable. Pamela Lackey and Buu Le are always available to answer any questions. They are very professional with great communication.

Experience of living in this community is going from bad to worst. Stay away or live the horrors everyday!!!! Issues: 1. No safety - Break-ins on an average 1 per month if not higher. Residents have lost their valuables and have woken up to find thief's walking in the house while residents are sleeping. Feb 2017 had atleast 3 breakins. Community management has not done enough over years after repeated requests from residents to increase security, install cameras etc. This community is secluded with three sides surrounded with bayou, private equestrian center and a very low traffic road and a high traffic road on two sides making it an ideal target for thief's. Lighting is not turned on until 7:30 pm. 2. Greedy Propositions: Despite number of breakings increasing daily, community management has not done anything about security but mandated a $95 Comcast package that adds no value. Internet problems are not addressed by community. They just want to make profit. Additionally, aging appliances, wooden flooring are being replaced by very low quality material that does not last even an year. Residents are asked to pay for wearing low quality material. 3. Mischievous elements - Recently some mischievous elements have been spotted on property regularly. Hard to say they are residents or not. 4. Amenities - Business center is not open after office hours, Gym can be accessed post office hours not TOILETS are locked down. so think about remaining hydrated during a workout. This community has an office printer that is mostly out of ink. last occasion I checked printer was out of ink for over 15 days and I was informed that the contract they have with service provider requires them to ship empty cartridges and wait for refills to be shipped. Can you think of a setup more pathetic than this? 5. Hidden Charges - Water, trash, pest control and etc etc can easily add upto $100 to your apartment rent so be careful. 6. Courtesy of Management - Simply lacking courtesy. Be ready to report a genuine problem and getting a push back due to budget constraints etc. Recently, a water leak was detected in the community, Repairs were started without informing the residents impacted and we lived the horror of not having any water for bathing or even drinking for over 3 hours. A simple email or phone call informing residents in advance would have made a huge difference.

My husband and I have been living here for 10 years. When Camden took over it was the best thing this community could have done. Camden is such a great company and they really take care of their team. Taylor and Jessica are so helpful!

I have been living here for 3 months now and everything about this community is great. They had a resident event last night that was so much fun. It's so nice to know that a community wants to take care of their residents. They gave away prizes and food during the event. Live here if you want to be happy!

I have been living at Camden Downs at Cinco Ranch for 2 years. The community is always well kept and management assists with anything I need. Their maintenance team is the best team I've met. They assist all problems within 24 hours and always ask to be reviewed in order to learn from experiences. You can tell everyone who works for Camden loves their job and loves their residents. Make Camden your new home!

Overall I have enjoyed my stay here from they're 24hr fitness center, business center, pool, and playground! The community here is fantastic everyone is so friendly! Jessica & Taylor are awesome they are always a delight to talk to!

Camden Downs at Cinco Ranch has been my home for over 7 years now and out of all of those years I've had nothing but great experiences with management and with making Downs my home. My daughter has made so many friends with the other little ones and I've made lifelong friends with my neighbors. Management has been handling everything that comes their way with such grace and importance. Camden is the way to go.
