Property Ratings at BLVD Gramercy East
They are true (though I've never seen any roaches), the noise is beyond bearable. Forget the simply living noises like walking and existing but the neighbors are selfishly noisy. The upstairs neighbor sounds like they are constantly roller skating and this goes on most evenings and almost all day on the weekends. Close neighbors let their doors slam and it vibrates the whole apartment (cheaply made and poorly designed). People let their kids play soccer in the hall and run up and down the halls screaming. People stand in the hallways on their phones in front of your door talking loud. I haven't had a moments peace since I moved in. I can't wait for my lease to end I will be out faster than you can say good bye. The parking spaces are the bare minimum width so your car will constantly get dinged by neighbors who don't know how to park and don't have any regard for the fellow neighbors property. The staff is good but nothing is enforced, because how can they? The response is always if you tell us who they are then we can talk to them. How am I supposed to know...you know what my apartment is so who lives above me and who lives next to me with kids...do some investigation?
You hear every footstep, every toilet flush, every drop, every drag, everything. No sound barrier between floors or walls. Management says to "expect a level of noise" when living in this style of living. You should expect to hear all the noise 24 hours a day. That is what they are not going to tell you before you lease. Try stopping some residents and ask about the noise.
I lived here for over a year and we been having this roach issue for months. I spoken with my neighbors on the same floor and they explain that they have the same issues. The employees send emails stating that they only have the exterminator company out here twice a month just to spray but that’s not enough. These roaches is everywhere in the buildings. I’m not sure if it’s because the restaurants down stairs or the trash rooms from folks leaving there trash on the floor. Some even leave it in the hallways. Just disgusting. For anyone that’s considering to move here I just want you to be aware and prepare for these challenges.
The building and apartments are beautiful with great appliances. The rooms, bathrooms, and closets are very spacious and the staff is very helpful. This building is new and more people are starting to move-in, with that we have experienced a lot of noise issues. You can literally hear each and every footstep from above you, conversations, etc... how is one supposed to be comfortable in your own home when you have to tip toe and whisper. I don’t think any resident so far is intentionally causing issues because you literally can’t walk without the noise traveling through. If you have a pet, say goodbye! I think the builders need to take some accountability on the lack of noise proofing the apartments have. Also, the keypads for the door entrances work after about 5-10 tries sometimes even more so it can become very frustrating.
Save yourself the hassle and avoid this complex, at least until they have been in operation longer and have worked out the major issues. This is a new building and is run in utter chaos. Don’t expect your key fobs to work on any given door on any given day. Don’t expect your packages to be delivered - none of the delivery companies know where to take the packages. Don’t expect to use the basketball court or gym at any time normal or convenient for working individuals. Don’t expect to have working appliances, or consistent electricity - our fuses blow every Monday at 9:00am, nobody knows why. Every time I’m in the leasing office, someone is in there complaining about something. Save yourself the hassle.
I never write reviews but my experience here has been pretty great. I recently moved here and love everything about it. I highly recommend living here. My apartment is modern and beautiful. It's a brand new building. There is a full size basketball court and you can reserve it. The staff is accommodating and helpful. I love walking outside and having a ton of great restaurants right there. They also manage, even during this time, to have great virtual and outdoor events safely.
