According to an Apartments.com 2025 Q4 renter survey, Gen Z renters are more likely to consider proximity to school (63 percent), grocery stores (55 percent), and work (50 percent) when searching for their next rental property. Gen Z renters have a convenience-first mindset and prefer to live closer to the places they frequent rather than commuting long distances.

Walkability and shorter commutes influence decisions

In 2023, the National Association of Realtors conducted a survey and found that Gen Z renters prioritize proximity to public transit more highly than closeness to the highway. In addition, Gen Z renters would rather live in a small apartment with walkability and an easy commute than a detached single-family home with a large yard that requires driving everywhere. NAR found that roughly 90 percent of Gen Z and Millennial renters would pay more for a walkable community, with one-third of respondents stating they would pay a lot more.

As the rental landscape evolves, the way renters search for an apartment has changed. An Apartments.com survey found that 55 percent of Gen Z renters prefer to book apartment tours online and 77 percent of renters prefer submitting applications online rather than in person. In addition, 41 percent of Gen Z renters would rather communicate with a leasing agent via chat or instant messaging, more than any other generation. Gen Z renters value ease and communicate this with their preference for a mobile-first rental experience.

Gen Z renters and other generations alike are increasingly looking for convenience, and online tools can take the stress out of apartment hunting. Gen Z renters have introduced the world of social media leasing into the rental market, with 27 percent of Gen Z renters stating that they used social media in their apartment search. This adds another layer to the apartment search experience, as social media integration is becoming more prominent as Gen Z becomes the renter majority.

Unit-level details are also important to Gen Z renters, as they want to know what the apartment looks like before they step on the property. Ninety-nine percent of Gen Z renters want unit-specific details listed online and 42 percent want unit-specific virtual 3D tours. Compared to the general renter population, Gen Z renters are 32 percent more likely to lease a property sight unseen, making these unit-level details, photos, and videos valuable.

Apartments.com found that Gen Z renters have a strong preference for seeing reviews of apartment communities online and are more likely to sign a lease if reviews are available. Ninety-nine percent of Gen Z renters care about apartment reviews and ratings and are 16 percent more likely to search for an apartment using word of mouth, and this is where reviews play an important role.

“It is extremely likely for me to lease an apartment that I never toured in person…the reviews also have to be pretty high. I’m obviously not expecting perfect, but having more good reviews than bad definitely calms my nervous system when having to choose an apartment that I didn’t get to tour.”

Specifically, they are 12 percent more likely to prefer a 12-month discounted rate.
