Property Ratings at Ballard Yards
Ballard Yards is a nice, clean apartment in a great location. Any maintenance that’s needed they knock out right away. Friendly staff. Is everything perfect, no, but pick your battles.
Ballard Yards is a beautiful building in a prime location. I've seen a number of the floor plans and love them all. The leasing team and maintenance crew are awesome and always available. I feel safe here and lucky to be in between city life and nature. If you're in the market for a change, I'd highly recommend Ballard Yards.
Recently moved in and am very happy with Ballard Yards. The front office team was great to work with during the move-in process. Vic and Amadeus from the maintenance team have been tremendously helpful with any requests I've had. The rooftop and amenities really allow you to enjoy where you live, and the location is hard to beat with how close it is to cafes, restaurants, parks, the marina, and great shops.
We love the building, the staff and the neighborhood.
Gorgeous, tranquil living experience, I love it! The light is breathtaking. The apartments are designed with large windows and feel very spacious. Although there are many residents with dogs, the building is quiet and very clean. Ballard is a true surprise, and a pleasure. There are many cafés, shops, a lovely cinema and grocery shopping 2 blocks away. There is a great bike-walking path in front of the apartment, it's inspiring to see people out exercising! The roof-top terrace is extraordinary; with gorgeous panoramic views of the bay, cozy seating, and gas fire tables.
About a month ago I had my car window bashed in and was told that there “was nothing they could do” even in their own private garage. This was the second break-in to their garage in the same weekend, to which they did not provide any knowledge to the residents to either go and check out their vehicles (one car got stolen on the second night) and many more had thousands worth of damage. Would have been cool to know. There’s consistently someone with mental health problems that works their way into the building, whether they’re screaming bloody murder about something or knocking on doors, it’s frequent enough where I now don’t bother wandering the hallways to make sure that it’s not *actually* someone that needs help. On top of that, when we had security we ended up letting them go because of how high they were! Wild, the blind leading the blind for sure. Currently, we’re all trying to figure out why we’re being billed so much on utilities/water because they apparently didn’t charge the first round of people enough and now all the new people are having to pay the bill? Not cool, and none of us can get a straight answer. The entire front desk has switched over to new people since I’ve moved in and no one seems to care. The rooftop is cool but not cool enough to deal with what’s going on, I’ll probably not be signing another lease if this keeps happening, my and my partners safety of belongings was not cared for and I’m being charged for somebody’s clerical error.
Pros: Office staff is awesome, location is great, neighbors are friendly. Cons: - Marketed as "luxury" when builder grade quality at best. - There is significant noise daily on all sides from lack of adequate sound dampening between units (I've rented for 25+ years and have never been in a noisier building). - Fee for using a credit card to pay rent is exorbitant ($100+). - Greystar will raise your rent the maximum amount they are allowed to (10%), even when there are open units identical to yours that have been on the market for 7+ months at a rate lower than what they are renewing you for. They do not value retaining good tenants.
I absolutely love Ballard Yards. It's by far my favorite apartment (I've lived in six in total). The amenities, location, staff, and residents are great. I feel very safe and looked out for. Also - the views are hard to beat!
Nice, new community. Management is very good and plans occasional social events for residents. Very pet friendly. Issues are addressed promptly. Enjoyable place to live.
Living at Ballard Yards has immediately felt like home; a very stylish, elegant, and high quality one with very thoughtful floor plans that lend easily to comfortable living (while working from home). The building is in a wonderful location (steps from all you could want), overlooking the bay, and is quiet without being secluded. The staff is amazing and I feel really lucky to have found this building, and am so glad this is where I now get to call my home.
Ballard Yards is a beautiful building with AMAZING views. I've been here since the building opened and I can't wait to stay here for the years to come.

Ballard Yards is a new building located near the heart of downtown Ballard. Just a few blocks from the grocery store and the Sunday Farmers market and all the best restaurants this building provides a fun place to live. The staff are super friendly and helpful.
First move in 47 years. We looked at other places and when we found Ballard Yards we liked everything about it. We have been here almost a month and I wake up thinking “great move!” Jan G.
