Avia is the best kept secret in Short Pump. The apartments are beautiful with big bedrooms and closets. The amenities are everything that you would need from the pool, workout area and common areas.

The community as a whole is nice. But the property in general is not upkept to be considered "luxury". The grounds are dirty, covered in gum, dog poop, and trash. A big portion of this is due to the lack of trash cans around the property. The mail room is also an area of concern due to not being able to find packages frequently and the mail people constantly not being delivered to the apartmnet door. I feel that making updates to these areas would help improve the resident experience.

I recently stayed at Avia Apartments in Henrico, VA, and overall had a great experience. The community is clean, quiet, and well-maintained. The staff was friendly and responsive any time I needed assistance. My apartment was comfortable and modern, with nice finishes and a good layout. I do not recommend living here at all. Besides everything is just slapped together. The apartment was poorly cleaned and the community only cares about getting sales rather than quality of service.

I just signed the lease for my new apartment at the Avia! Although I have not yet started living at the Avia, I can talk about the application process. At the beginning, it was difficult to get ahold of someone until we finally set up a tour and met Coral. Since then, Coral has been an ABSOLUTE GEM to work with and we quickly went through the application process and signed the lease!

Living in Avia can be a little pricey. However the rooms are huge and the look is amazing. Everything is always keot clean. If you have a dog they have a dog park as well as a place to wash your do. They even have a spot for you to wash your car.

Good location. Trash seems to be an issue which creates a bug problem. Maintenance calls seem to be an issue with timeliness and leaving the sheets in your apt to know someone came by. Need to do something for good tenants who renew year after year and are never late on rent when we renew, such as offer a free deep cleaning, carpet cleaning or painting of apt. Main office is not good at following thru on these types of requests.

The building and apartments are "worn". I have been here since February 2024. The hallways are so damaged and the artwork dates the complex. My apartment has dated appliances and cracked and chipped kitchen counters, and the cabinets aren't much better. The two baths are stained with permanent rings, so taking a bath isn't inviting. They don't get used. The amenities in the apartment are not luxury. Avia needs a facelift.

I love living at Avia. I've been here a little over 18 months now and it's perfect for me. The community is attractive, well-maintaned, and includes some green space and trees. I love the pool, grills and firepits. The gym includes both weight and cardio options and there are a few different spaces to meet or work in if I get tired of being in the apartment all day (I work from home). All my neighbors are friendly and considerate and the apartments are quite quiet--I am on one of the middle floors and rarely hear any sounds from my neighbors. My apartment has a great layout and the finishes are great. I especially love my huge screened-in balcony. I spend many days and evenings out there with my cats.

So Far, So good. Neighbors are well, neighborly, and respectful. Quiet neighborhood with an awesome pool and fitness center. Quick responses from all Avia team members regarding maintenance issues as well.

As far as apartments go, Avia is a very nice place to live. The property is maintained very well and the cleaning staff is here every day cleaning. I like the care they take with keeping the place looking nice. Maintenance usually responds to requests within 48 hours sometimes sooner(nice to have someone take care of those issues, I come from home ownership background), the leasing office has an inviting atmosphere with a very helpful staff and they also have a few snacks and drinks which my grandchildren love. Calling during lunch you may have to leave a message as I think only one person covers the office. Avia is surrounded by everything you need, shopping mall, hospital/urgent care center, grocery store, pharmacy, schools and so many restaurants. The one downside to that is there is a ton of traffic during big shopping seasons(it may take you a while to get out) but for the most part a great place to live. I have been here three years and have enjoyed my time at the complex.

I have lived at a few grey star communities and Avia is by far the best! The entire staff goes above and beyond to make you feel welcome! Everyone is approachable, respectful and kind! I would recommend Avia to any and everyone! It is in a supreme location with modern, clean amenities.

Staff is friendly.. maintenance I give a 2/10 they don’t actually fix any of the issues I’ve presented other than a seal on my balcony door. The rest I was told to replace it myself by ordering it and they can replace it for me but for what we pay they should replace everything on demand… STAT.

My initial experience during my first 9 months in this complex was exceptional - one of the most beautifully maintained and well-cared-for places I've ever lived in. Unfortunately, things have taken a sharp nosedive with the arrival of a new manager. Currently, the grounds are littered with trash, and there's even a shopping cart sitting outside the south gate. The gate itself is in disrepair, with someone attempting a makeshift fix by jamming a screw into the broken joint, making it a security hazard. I requested a dryer repair nearly three weeks ago, but it took an eternity to receive any communication, and the initial repair request was randomly closed without resolution. Myself and numerous other residents have made persistent attempts to contact the complex manager, but they've demonstrated a complete lack of responsibility, failing to answer any calls or engage in face-to-face conversations. It's gotten to the point where I'm unsure if this manager even exists or is actively involved. My disappointment knows no bounds. What's even more disturbing is my interaction with the district manager when I sought help with an issue. She reached out from a blocked number, identified herself as the district manager of Avia from Greystar, refused to disclose her name, and shockingly, even chuckled when I mentioned my status as a veteran with PTSD. The blatant display of disrespect during that conversation was nothing short of appalling and left me utterly shocked. It's disheartening to witness such a level of disregard for residents' concerns.
