Avenue at Timberlin Park

Convenient location and quiet. Good neighbors. But apartments though painted externally recently are very old. Some residents left due to health issues caused by mold etc. Gate is always broken and open. Service requests can take forever to complete. Residents raise requests and when not fixed try to fix issues by themselves. Appliances are the cheapest models and very old but are not replaced until it stops working. Apt may not be ready at move-in, it's one's luck after moving in on what gets fixed. Office staff is polite but not quick or satisfactory in responses. Grounds not cleaned regularly, one can slip on the pile of leaves. It was sold to a new owner - after that the resident portal looks like a school project, very sketchy to use to pay rent. There are many better modern apartments coming up within the vicinity, so this may not be the best living experience it once used to be.

Choosing Avenue Royal was the best decision we have made while searching for an apartment home. It’s so quiet, beautifully maintained and convenient to shopping, entertainment, medical facilities and spurting events; forgot to mention 30 minutes away from Historic St. Augustine and the Airport

Finding Avenue Royal is indeed a great find. The convenience of shopping, restaurants, medical facilities, attractions the Airport, St. Augustine and the Beaches. Immaculately grounds and the heading staff is outstanding.

Overall, I'm very happy to live here. It's a beautiful apartment complex that feels more like actual homes than typical apartments. The prices are great for the area and quality of the homes. The apartments are spacious and the layouts make so much sense. I love how quiet the neighborhood is, it's incredibly peaceful here. Everything is done with care and there are thoughtful touches everywhere. I will be staying here a long time

Avenue Royale has made for a great introduction to the Jacksonville area and made the transition from Orlando seamless.

Incredible staff, immaculately maintained grounds. It’s very quiet, pet friendly, outstanding exercise area and equipment. Everything a family needs fir entertainment, shopping, restaurants, medical facilities, Interstate Highways and approximately 20 minutes to the Airport

Location, cleanliness and landscaping are the best in Jacksonville. Very quiet and pet friendly and the amenities always kept clean and inviting.

I highly recommend this place. The staff was great from day one. I have no issues at all and the grounds are kept very clean. The maintenance staff follows up with any requests quickly. Problems are solve right away.

Application and moving process were easy and instructions, fees, etc were very clear. I had to travel for work immediately after moving and they were able to work with my timeline and were very understanding. Anise and Stephanie took all of my initial move in questions and concerns seriously and unlike other properties that I have lived at responded quickly and were very resolution oriented!! They are the best!!! I am very grateful for all that they do.

Apartment Royale became my residence 1 1/2 years ago, and I enjoy the apartment and complex thoroughly. I have participated in some of the events that management has had, and enjoyed the. Great location and access is excellent for shopping and restaurants with some within walking distance. The neighborhood is quiet and other renters are friendly.

I am enjoying living at Avenue Royale. My unit suits my needs very well. My sister recently visited here from Chicago and was very impressed.

I am writing to express my disappointment and frustration with the condition of the apartment I recently leased. It is unacceptable that a building of this age and value is not properly maintained. The noise reduction levels are below modern standards, and the walls are too thin to prevent sound from traveling. The bathtub is so warped that it is uncomfortable to use for more than a few minutes, and the floorboards are uneven in places. The caulking around the apartment is eroded, and the windows do not seem to be up to insulation standards. Even the screens in the Florida room are worn and dirty, and they do not clean them on the second floor. Moreover, the air vent system was disgustingly dirty, and I had to spend an hour cleaning it myself. Every accent piece that used to be white is now yellow, including light switches, electrical outlets, and even the white accents for the windows. The air vents were even painted over while they were still on, leaving uneven paint around the outside, making them look unseemly and unpleasant. The front door is dented and poorly painted, and the front porch is worn, cracked, and uneven. It is imperative that you make a full effort to remodel this apartment, or you risk losing tenants like myself. I strongly advise against signing a lease or lease application without first seeing the apartment. It was a rookie mistake to sign before viewing it, and I paid the price. After just one vacuum sweep, the container was already full of dust and dirt. While I like the floor plan, I cannot express my disappointment enough in the condition of this apartment complex. Please make a concerted effort to make the necessary improvements, or I will not renew my lease once it expires.

You know... Neighborhood and location are fine, as well as community staff. There is a lack of maintenance effort or funds to cover the management and repair cost

Other than the trash and the compactor issue, Avenue Royal is a great place to live. It’s a beautiful place to call home with the conveniences of shopping, restaurants, entertainment and medical facilities. Children playing, a great work out gym and pool areas are beautiful

Based on my experiences as a veteran in the Gulf War and an employee of the federal government train to attain success and results at the highest level my tenure here for the past year and a half with the exception of the pricing has been nothing less than exceeding my expectations and my strict man for results I want to give a Bravo to Stephanie her staff and particularly do not want to overlook the maintenance staff even the personnel that does a great job performing the mundane task of cleaning up behind some residents negligence with their dogs the dumpsters and trash let's not Overlook them the property is kept well grown and the swimming pool once again Bravo Zulu

Though I had many option in area to rent but I preferred to to land in Avenue Royal. Here apartments are nice and leasing team is very responsive to all of your query.

I would give zero stars if I could. My apartment has black mold resulting in significant health issues that management has refused to fix. The property manger is a liar and pushes blame. If you care about the health of yourself and your family please look elsewhere.

No Privacy, every contractor has a key to walk into your apartment whether you give permission or not! Falling apart windows, NEVER upgraded in maybe 50 years staff keep changing Maintenance team are good and they do their best, always nice.

The perfect place for quality, respect, quiet, beautifully kept grounds and quick maintenance issues. We searched several months and and visited many complexes and some were more expensive but Avenue Royal met out needs perfectly. balconies, convenience to shopping interstates,, medical facilities and downtown are minutes away. When leaving Southside Blvd. and turn onto Timberlin Park Blvd. It immediately turns into a different world of peace and tranquility. We absolutely love it here and there isn't another complex to compare and there are much more expensive apartments home out there.

My experience at Avenue Royale can be summed up with the following descriptors: family-rich, quiet, safe, well maintained, low stress. The only complaint I have is the ever-increasing rent price. But I understand part of this is demand and cost of living changes.
