Property Ratings at Aventura Oaks Apartments
Living here has been a nightmare from before we even signed the lease. It started when the second we agreed to move in, they raised the rent by $200 and erased all record of the initial offered price. We were in disbelief but liked the space and decided to proceed anyway. Fast forward a week into living here, and both of my cars are towed at the same time because we didn't have a decal. The decal was not a part of move in orientation so I guess thats just something residents have to learn about the hard way. My cars have been towed twice since then, once for parking in a guest spot (because there was no resident spaces available and because there is no one checking all the random cars that come in and park here) and this last time because my tag was expired (a few months ago). We've lived here for about a year now and there is never a day where I don't see a cockroach around or in the elevator, which also happens to smell like garbage all the time. To the point where I don't have guests over because of how embarrassed I am. If you want to feel disrespected on a weekly basis, this is the place for you. Otherwise, do yourself a favor and avoid this place at all costs.
I'm writing this review of desperation of how many times I been trying to be in peace living in this place ,the people they are allowing to life here make everyone a nightmare, the rent is to high for the services they provide ,I been dealing with the front office for over 7 times about the same problem there is a bad person that smokes through the building dropping cigarettes buts all over I had to replace my windshield wipers for at least 4 times. my car paint is damage. I had to park in a disable parking and for all they matter they havent done anything, this person park his cars next to the garage door and at 5am i wake up to a beep sounds of the garage truck .I feel really bad for the garage employee that have to manages not to damage the car that is park ilegall " I have no choice to advice future residents to beware of the tranquility that you may lost , i need this company to reach and make this people pay for the damage cause to my property and to please becarful of who you renting still garage outside the door and nothing happened the stairs smell like cigarettes is just so hard I love where I live but at this point I need the owner to please make a move and help me have a peaceful place for me to life I pay rent and is increasing but nothing is done the least will be to decrease my rent for this year been dealing with the same issue .....hope this help you make your decision where to make your new place call Home .....
I am trying to save anyone from the complete headache I have gone through. Do not be fooled by the newly remodeled apartments because the same bones lie underneath. One of broken elevators, german roaches, loud weekends and evenings and no one in the office caring about any of it. As long as they get your money every month. I moved here in February. I regret every moment. From walking into a cloud of pot smoke to pee in the stairwells to drunken late nights in the middle of the buildings that echo so loudly. I dont feel safe here and I spent a lot of money on my place and its furnishings. There are plenty of other places to move. GO THERE. Do NOT come here.

Nicely Renovated Apartments. Management staff is slow to respond with issues in apartment. When I moved here over a year and a half ago, I questioned the painting of the building outside and the walkways in which was in horrible disarray. I have asked several time about the building being painted and the answer have been soon. I love living in the area and hopefully the building and the walkways will be painted very soon.
This place is not a good place to live, it has a lot of problems. Nobody can visit it. There is never a guest and when they come, ask everything so that no surprises come out. The fine for paying 150 is to pay the water is not included and if you pay it online they charge more people is urine in the corridors do not do cleaning do not have lundry on each floor the machines are old if you want to use the gym supposed to pay for a key 25 dollars if you want to go before they charge 2 more months and at all times they threaten him with his lawyers and in the office people they believe that one was going to ask or as if they paid him the rent.Another lie they say that the deposit is returned to you the day you deliver the keys but when you finish your contract they tell you that they had never told you that you have to wait for 15 days thieves

They have a few minor issues but overall it's not that bad. For a while there was a huge issue with hot water and the water pressure which eventually got fixed. They do a lot of construction early in the morning which is only bad if you were like me and worked nights. Parking is not as bad as it can be, I've experienced worse. We had an extra spot which we paid for and after 4 months realized we never used. Good thing is there are a couple of office spots that you can use and they allow you to park on the sides of the buildings as long as you don't block anyone or the trash door. As far as maintenance they usually come either same day or next day for major issues. The little things may got forgotten about but I just make it a habit to keep reminding management. The apartment is cozy and clean for the most, no bugs or stuff to speak of. Atleast in the renovated units which I highly recommend.
This place no good stay far away they have multiple issues here with the elevators breaking down and they take Their sweet time to fix them sometimes several days also they do construction projects Quite a bit in multiple units at this building making noises and messes all over the place at early hours to night time sometimes also they have multiple problems with hot water not working due to old Broken pipes breaking etc and they take their sweet time to fix them sometimes several days the list goes on and on etc this building is pretty old for the money they charge here you can get a much better place some where else that will value you and show you they love you just look don't rush it but not here for sure you have been warned!!!!!!
Failed to mention we pay for water until the signing of the lease. Gave us an apartment with an entire 1.5 feet missing from the kitchen, and an entire closet missing that was in the model. On top of that we get one parking space, have to pay $50 a month for another one...12 guest spot in the whole complex...sad.

Aventura oaks and its nicely renovated apartments are perfect, but management staff loses rent money orders and maintenance don't do their jobs. I've been here for six months and they still haven't taken care of any of the issues I've had in my apartment.
Everything is okay. Decent people. very nice community. Parking is the only problem.
