Nice place but wish theses on going maintenance issues would be taken care of. Never promise a tenant something then tell them something different after move in. Key fobs. Overall an ok place to live.

Living at Sugarland Apartments has been such a pleasant experience! The location is perfect—close to everything I need—and the community is always clean and well-kept. The staff is incredibly welcoming and quick to help with any requests, which makes it feel like home. You can occasionally hear neighbors, as with most apartments, but it’s a small trade-off for such a friendly and convenient place to live. I’m glad I chose Sugarland as my home!

The community is a wonderful place to call home. It so diverse and the team in the office and outside office are extremely hard workers. Always available to talk to as busy as they may seem. The events is one of my family favorites we get to hang out and meet new neighbors. I’m so thrilled about the neighborhood watch, I had the same at my neighborhood just makes me feel that they care for us as people we are not just tenants. I had a leak in my bathroom closet ceiling in the middle of the night and I woke up to it. It wasn’t taken care of until 2 days later. I requested a carpet change because it was so stinky bc of the water getting into it. It didn’t happen. Usually the work is completed on time and it doesn’t cause a real issue for me but I was upset because my clothes are in there. Also I had to go to the office twice to fix my gate remote and yes my kids were with me and I was treated like a nuisance bc my kids were talking in the office while the manager was working as she screamed out the door and second time bc they ran to the pool table. I’m sorry but we don’t come in there to bother yall I come in there for actual issues so please be kind. The park bench has been broken since October and no one even cares to bring it back but yall want us to be outside with our kids when they play outside? Where are we supposed to sit? Just bc a few cause problems by leaving food outside doesn’t mean we all are horrible. Please do your job kindly and actually care about the residents

I've observed some negative reviews aimed at the office staff, which may not fully reflect their efforts. It's important for everyone to recognize that certain challenges, like the issues surrounding vehicle thefts and vandalism, are often beyond their control. Even with the best security measures in place, unfortunate incidents can still occur. If there's a concern to be addressed, it might be regarding the littering by some residents. However, it's commendable that the maintenance team consistently addresses this by actively cleaning up the area and disposing of trash promptly. Having lived in the community for over a year, I can personally attest to the positive experiences I've had with the office staff. They have always been attentive to my concerns, demonstrating empathy and providing helpful advice, regardless of whether it's something they can directly assist with. Whenever I've requested assistance from the courtesy officer, he has responded immediately and without hesitation. Similarly, my maintenance requests have been handled swiftly, often within the same day. Moreover, when I brought my puppy home, the office staff welcomed him with open arms and made it easy for me to add him to my lease. The complex was constructed in the early 2000s, so it's understandable to have expectations aligned with that timeframe. The layouts are quite good, and the rent is fairly reasonable. You play a crucial role in shaping your experience in any environment. As I prepare to move from the complex, I want to express my heartfelt appreciation for the staff in the community who made me feel so welcomed and like I truly belonged here. However, I feel it's important for me to explore Texas.

The apartments and complex are well maintained. The manager Susan was consistently helpful, pleasant and responsive to my questions. The application process was a breeze and she made sure to meet my needs. I am impressed with everything about the community and love the family atmosphere. She was able to give us the space we need for our pets which was hard to find in other complexes. I highly recommend Avana Sugar Land.

Literally ask myself why I’m still living here. The management here is beyond awful. I can’t even express how much I hate the management team in the leasing office. They don’t care about the residents safety and dismiss most maintenance issues because it actually requires them to do their job. They also don’t do any repairs unless management provides approval and that too is a rare occurrence. I’ve had multiple water leaks in the apartment and management can care less. I’ve been living here for 20+ years and half of my maintenance request are ignored. I’ve requested countless times to replace the dishwasher and stove because they don’t work and it still has not been done. Instead of replacing items that are new or at least fairly new, they replace it with something much worse and tell you “it works.” My water heater stopped working and the maintenance man told us that it could have caught on fire. My packages are always missing or I don’t get notified that they are delivered to the Amazon Hub. They only care about how the leasing office looks and are always renovating it or changing the landscape…they care less about the actual residential buildings because the building hallways are always DISGUSTING….Management cares more about getting rid of stray cats than the frequent break-in’s and robberies . We are never notified when a crime has taken place but we are always notified when there’s a pizza party in the office. They also never pick up the phone or are always away from there desk. When I’m lucky enough to get a hold of them in person they ask me if I gave them a call or submitted a ticket (which I have, but they never read them or answer). The management team here lacks empathy, experience, a sense of urgency and common sense. Save your money and go find another apartment complex to live at because living here will only give you more stress. Also, just went to the office again and they aimed they don’t monitor maintenance tickets and have no clue if there is an issue…

I am thankful to have found an apartment complex so clean and friendly. All the residents I have interacted with are polite and respectful. This apartment complex's safety is exhibited by families constantly taking walks in the day and also at night around the apartments. The staff is helpful and prioritizes the needs of the residents when situations arise. My neighbors had immediate air conditioners provided the same night when their AC stopped working. I see great service all the way around.

Maintenance is very poor, no coumunication from office to resident. Rent are two high and no one come to fix stuff and they send us the email that work is complete.. manager is not helpful at all..max was way better than Susan.

It’s my almost 5 year in avana sugarland and very disappointed this time.they have increased the rents a lot with all other extra charges. We moved to 2 bedroom apartment from 1 bedroom and this 2 bedroom apartment is full of roaches and they are not even renovating the apartments. Pest control comes every month but still nothing is getting better. It will be one year in 2 bedroom apartment and roaches problem is getting worst everyday. Very disappointed.

Living at Avana Sugar Land has been such a peaceful experience. I didn’t even realize people lived above me, for multiple days after moving in because they were not stomping or being loud up there. The people that come gather the trash are extremely kind. Maintenance, mainly Carlos always respond promptly to any requests and keeps you updated on what he has to do to resolve your issue. Denise is very very friendly and helpful. She’s always being pulled many directions and still makes time to figure things out for you or provide guidance.

I was moved here in January 2023. Since I moved here our A.C didn't worked. I complained many times but still its same not working. I'm so disappointed.

Avana is kind and respectable they have worked with us on everything that we needed and helped us get through the process so our family can have a home, it’s a gated community so it’s safe, the neighbors are nice people, the dogs have safe spaces to go and play, the kids have fun at the pool and playgrounds the cars aren’t driving around crazily so the kids can still play in the parking lot as well.

Avana Sugar Land is a great place to live, that’s why I moved here. Ample parking space. Car garage, Trees and nice landscaping. Children playground. Swimming pool. The facility is very clean and they even provides free car wash for the residents. I am loving it.

The team is great and clearly know how to handle things. Their mannerisms when I walk into speak with them make me feel like I chose the right place to live. But I do wish that they could change up the play ground area. It’s really old and worn out. Other than that I love it. About the recent break ins can y’all set up security in the apartments please

Its more than 7 months residing here and i love the location of the premises. Cleanliness inside the property, Guest waiting area is good but kids entertainment area needs some attention. Overall its a prefect place for living.

Nobody from pest control or maintenance staff never come to do any service. Too much crime at the property

Dear Respected Resident, We have a contract through Eco Team Pest Control Services. They come to our community every Monday, However last Monday was a holiday and they were not scheduled to be here. Avana Sugar Land has been a wonderful place to stay. I would recommend it to anyone. Their management, staff, and maintenance team are all really good. They seem to genuinely care about the residents and do all they can to provide a good experience. The location is nice and the amenities are good. I’ve certainly enjoyed my time here.

I just moved to Houston and after reviewing a lot of premises to live ,I found Avana the best place in all .The community ,location,people and Max are excellent .I found it a bit expensive ,secondly the wifi should b the part of the rent s an added facility otherwise it ta all great ....So far it's an excellent experience for me and my family .

Make sure you actually see the inside of the apartment you are purchasing before you move in not just the demo bc the unrenovated ones look nothing like it. Also pest control.. seriously.

Im not very please with my living situation at all. I have had issues from the time I even signed a lease. The apartment complex is EXTREMELY unorganized. I put in a maintenance request and it got canceled over a month ago for absolutely no reason.

Avana Sugarland is a beautiful and peaceful place to live, its family oriented, its safe, clean , quite and the management team is professional and always there you you need them.
