If we used one word to describe Downtown Yonkers, it would be unexpected. Yes, this busy business district is as urban as one might expect considering its proximity to Manhattan, but it is also home to historic treasures, art galleries, a waterfront amphitheater, sculpture gardens, and beautiful parks. The train into Manhattan – a direct route with trains leaving every two hours – takes only about 30 minutes.
Downtown Yonkers is one of Westchester County’s most walkable neighborhoods, and residents enjoy walking along the riverfront and exploring the shops and restaurants this area is famous for. Untermyer Park, built in 1899, is listed on the National Register of Historic Places. This beautiful park includes gardens, a pergola, a waterfall, and a small amphitheater. Other great destinations include the Blue Door Art Center, Philipse Manor Hall State, Proctor’s Theater, and restaurants like X20 Xaviars on the Hudson and Dolphin Restaurant.

Property Ratings at Avalon Yonkers
Like a resort, people friendly, apartments are kept clean. I am proud to live here.
I just recently moved to this Community and already it feels like Home. The professionalism is outstanding from the Leasing Professional, to the Conciege Staff and the Maintenance Team.
Great place to live. As the surrounding area and blocks become revitalized with new businesses it just add to the appeal of living here. And I cannot overstate the availability of transportation within minutes of the building
We are very pleased living here, although we do hear complaints, I find them to be frivolous in nature. The overall environment is clean, safe and friendly. The cost is relatively cheap considering the location and security. Peace of mind is quite valuable.
I have lived at Hudson Park for over 7 years and have enjoyed my apartment and its location, proximity to parking and public transit, and timely response to maintenance issues.
Residing at Hudson Park North for over 3 years, I have not one negative experience. In fact, this has been my best living experience thus far. The entire Management Team goes over and beyond to resolve any concerns you may have “promptly”. Concierge employees are extremely friendly and that to me is so important. The maintenance team is excellent. If I put a ticket in, they are here the next day to remedy the issue. The community is safe, there is overnight security, there are 2 gyms with updated equipment and very clean, there’s laundry and dry cleaning as well as shoe repair services. The metro north is literally steps away. It’s on the Hudson River and it’s the most relaxing feeling ever to sit on the River. It feels like you just finished a nice long body stretch. To sum it up, It’s literally like living in a luxury Hotel minus room service. Everything you need is right here!!!!
This is a great place to live. As a senior citizen I have been particularly comfortable. The atmosphere is friendly and very pleasant. All maintenance requests are promptly taken care of. And being close to the station is a bonus that is priceless. Of course, looking out of one’s windows at the Hudson is the best feature of this place.
Overall very satisfied. The property manager and maintenance are very responsive. Some apartments have appliances that are old but they were replaced once they could not be fixed after a few visits.
I've been at Hudson Park North for a month now, and my experience here is wonderful so far. My apartment has a breathtaking view of the Hudson River and the Palisades, it is clean and trouble-free, the staff supporting ourselves are so generous. Big appreciation to you all.
Two of the most important features of my apartment are its great Hudson River view and its proximity to the metro north train station. If it were a condo I would consider buying it.
Best place to live! Easily accessible to nearly everything.
Wonderful Community and Excellent Service My family and I have been living at Hudson Park North for nearly three weeks and we are absolutely in love with this community. The location is fantastic, with easy access to transportation and various amenities. The grounds are well-maintained and the building is beautiful and modern. We are very impressed with the high level of customer service that the staff provides. Everyone is friendly, approachable, and always ready to help. In particular, we worked with Sabrina, the leasing agent, who was amazing. She went above and beyond to make sure that our move-in process was smooth and stress-free. Her exceptional communication skills, attention to detail, and professionalism are truly commendable. Overall, we highly recommend Hudson Park North to anyone looking for a great place to live. The community is vibrant and diverse, with plenty of amenities to enjoy. Our experience has been nothing but positive and we are happy to call this place our home. Thank you, Hudson Park North, for providing such an exceptional living experience!
A great place to live. Multiple transportation options along with shopping and restaurants. I have reduced my driving significantly
The staff are irreplaceable, they are courteous and professional.
17 years of Good Living cannot be overstated. I also appreciate the access to the Metro North. This experience has been a perfect storm.
I appreciate HPN employees for the friendly and helpful attitude
Very nice and quiet place to live and raise children
We have lived here about 7 months now and can say we have enjoyed the experience. Mike really tries to create a family environment and many of the front desk staff are nice, and professional (especially Carlos). The building is kept clean and while some of the appliances are a bit on the older side, they do seem to be renovating apartments to upgrade them. Also you can't beat the location and views and the gym is solid for a building and the gym in the other building is huge! Would definitely choose Hudson Park North again!
the best they could build in that area will be a success. good view to the rio hudson, good place, I also know that people will like everything serca to everything and I would like mine of 3 abitacion there same I hope in God to have the opportunity to have one there. the place is good I recommend it 100%
