Property Ratings at Atwell on Spring
Living here has been a pretty good experience overall. I love the community events, and maintenance is always on point — super responsive and helpful. That said, parking can be a bit of a headache. The garage is pricey, the spaces are tight, people drive like they are Nascar drivers, and finding a spot can feel like a competitive sport. Plus, those reserved MOM’s spots sit empty at night while residents scramble. Package pickup isn’t the smoothest, but the concierge team really does their best. We use two apps for building access — one works great, the other… not so much (especially for unlocking the apartment door). Security could definitely be stronger — anyone from the garage can enter the building. I do appreciate that management makes time to meet with residents. I just wish the property had some of the features and security standards I’ve seen at other Bozzuto communities. Which was the reason I chose a Bozzuto property.

While we are unable to increase the number of spaces, our current pricing reflects this change in supply. As for traffic within the garage, we agree that safe driving is a shared responsibility. While we cannot monitor every instance, we encourage residents to report specific concerns. When notified, we’re happy to send a friendly, anonymous courtesy reminder to encourage safer habits. Security remains a top priority for us. We’ve recently added more FOB readers and implemented parking hang tags, both of which have addressed several resident concerns. While no system is perfect, we’re committed to continual improvement and creating a safe, welcoming environment for all. The maintenance staff is very helpful and works hard to fix items in our apartment. The cleaning staff tries to keep up with maintaining a clean environment. The carpets and the elevators could use a little more cleaning, but overall they do a really good job. The concierge staff is wonderful!
I’ve had amazing move-in experience at Atwell on Spring. From the moment I toured the community, I was impressed by the modern design, attention to detail, and the welcoming atmosphere. The apartments are beautifully finished with high ceilings, large windows, and quality materials like quartz countertops and luxury plank flooring. The in-unit washer and dryer and keyless entry are huge conveniences. The amenities are top-tier — I especially enjoy the serene courtyard spaces, the coworking lounge (perfect for remote work), and the fitness center which is always clean and well-equipped. The pool area is a great retreat during warmer months, and the pet spa is a bonus for animal lovers. Management and maintenance have both been responsive and professional. Any requests are handled quickly, and the team is always friendly and helpful. If you’re looking for a modern, comfortable, and thoughtfully designed place to call home in Silver Spring, I highly recommend Atwell on Spring.

I really like this community. If I need something, the concierge, maintenance, managers always will provide it. I run into Stephanie the most and it's always refreshing to see her. She's always really kind. Everything I need is here on site on in the Downtown Silver Spring area a short walk or drive away. I was a bit startled to hear that cars were broken into the other day in our gated garage. I really do hope that is being properly addressed. The only concern I have now is security. I would feel more comfortable if cameras were installed on every floor of the building for safety reasons. Additionally, I would feel more comfortable if the elevators required key fob access before moving floors. I hope this can be done within time. Other than those reasons, it has been a pretty decent place to live.

We're excited to be here, but the move-in has been so-so. Some things could be better. For example, the carts are broken - this makes the moving even harder than it already is. Also, some things in the apartment needed cleaning as we were moving in so we had to spend some unexpected and unplanned time cleaning. In particular, around the windows, the washer/dryer, and the kitchen. The place is beautiful, and we're happy to be here - but so far a bit overwhelmed with the many many apps and emails we're needing to look into, set up, understand, etc. It would be good if this were consolidated, or perhaps printed in a handbook with clear tabs for us to reference. We're enjoying the common areas. The concierge and leasing office folks are very easy to connect with and we're very grateful for that.

We moved here in December and congratulate ourselves every day for the choice. Our neighbors are interesting and considerate. It’s so peaceful here. Both our sons and families have stayed in the guest suite and raved about it. Our older son couldn’t get stop talking about the gym.

Wonderful place, great staff, it’s a new property so things are still falling into place, but the construction on the apartments are so so. We have a crack in our wall already, walls are thin, and things chip easily. They do have a great gym and security is ok, but it could be better.

The apartment is new and full of updated accommodations. I had great experiences residing here. I enjoy the 24-hour concierge services which friendly and convenient. I start my day by getting a cup of fresh brewed coffee from the coffee machine.

Great customer service, only complaint are that the walls are too thin and we need more garbage bins in the middle courtyard. Building is very beautifal and apartments are very modern.

I love it here at Atwell on Spring! What a lovely community setting in downtown Silver Spring! I love our spacious apartment with large windows and lots of light. I often take pictures of the sun and moonrises, the park, and just the simple beauty around us I love the neighborhood setting just actoss the street. The ease of walking the dog and the friendliness of the neighbors in the area are delightful! From the Atwell staff to the many drivers delivering our merchandise to our conceirge room, the neighbors in both buildings sometimes with stories to tell or graciously of spirit offering to help carry our load to our apartment. There is a resl sense of community here that sometimes lightens my anxiety and the stress of being displaced from our home.

Brand new luxury apartment, the facilities are very nice. Some amenities are not yet open but hopefully soon. The staff and concierge are fantastic. Close to downtown SIlver Spring and the Mon’s opened right downstairs. Love living here!

So far so good. The staffs are very supportive and humble. We loved all the amenities and the community here. We recommend to all who are looking for new luxury apartments, Atwell is the right place.
The amenities are amazing, staff are super friendly and the location is convenient. Really my only comment is that the proximity to the road (and having a place right on the road) makes it a bit loud at times, especially as there is a fire station nearby. Obviously not a fault of the residency though
From my first encounter with Keshia to my application process with Mercedes to my tour with Keilante it all been a wonderful experience,then I met Jhensy with such warmth every evening and in the morning as I leave for work Shanika is always there with a good morning cannot forget Stephanie,so far I am enjoying my new home at Atwell on Spring.
