In the few years I've lived here it has been mostly a good experience: the handling of the community during covid was stellar, the grounds are kept mostly nice with additions and cultivations of style and design evolving ever so slightly over time. The maintenance team Nick and Joe are friendly, organized, and extremely competent. We just moved in and had a handful of issues to resolve. They walked in less than an hour after I submitted the maintenance request and fixed everything in under 30 minutes. Couldn't ask for better.

Staff and maintenance are amazing. Some building issues but it’s just an old building so no fault of anyone’s. The area is quiet but still super cute with things to do in the area. Management also plans a lot of fun events for the residents.

The management staff and maintenance here are incredible! They do so much for their residents. The building could definitely use some work but that’s no fault of theirs. I’ve seen other apartments charging a lot more and they have the same old building issues.

My wife and I have been living at 800 Penn since August of 2023. We started having problems in April of this year (2024). The ceiling in our bathroom began to break open and leak used bath water all over our bathroom. We made a work order and after several days they "fixed" the problem. About a week later water began pooling and leaking in the ceiling again. Again maintenance came to repair the upstairs neighbors tub and my ceiling. A week later water came pouring out of the bathroom ceiling fan. Three incidents in 2 weeks. After the third repair. On May 8th the ceiling began leaking again. Just to remind you, this is someone's dirty bath water. After this repair it was a couple months before the ceiling once again started leaking. Black mold had started forming on the ceiling where the leaks kept happening. My wife and I left for our honeymoon for two weeks. Before leaving we made yet another maintenance order to have that and a few other things around the apartment fixed. When we returned nothing was done about the ceiling or mold. When asked about it the leasing office had said the plumber had got COVID suddenly. But instead of calling a new plumber they just let everything sit to fester. Finally a plumber came and the dry wall for the ceiling was replaced once again. Needless to say my wife and I have been frustrated. This last Friday my wife and I got up to get ready for work. My wife went to use the toilet. When she sat down she said the seat and floor was wet. When I inspected the toilet it was obvious human sewage (urine and toilet water) was all over the floor and toilet. My wife sat in sewage. There was sewage pooling in a bubble in the ceiling and dripping all over the floor and toilet. This was October 4th. As of today (October 9) we still have not been able to use our bathroom. The leasing office has been letting us use a model unit to bath and use the toilet. They responded by offering a $200 credit towards our rent. I told them we want to move. They said if we want to move it would cost $300 a for a transfer fee. They said we can either waive the fee and move to another apartment or stay in our current apartment and keep the merger $200 credit. Personally I feel like having this ultimatum put before us is insulting to say the least. We don't want to have to move, but we don't want to stay in an apartment that keeps having issues with leaking, sewage and mold.

It's a great location with great up to date units. The amenities are good all the way around. EV charging is available in the garage, and it has good security all around.

Have been enjoying living here so far, great community and location and responsive staff. Super quiet, rsrely-never hear my neighbors unless we're on our balconies at the same time. Would recommend.

Renewed our lease! The amenities, location, apartment, and staff are great. The only issue we have is the water gets turned off to the building semi-frequently due to plumbing issues. That being said, they always give a fair warning and it’s usually done in a timely manner.

My apartment is really roomy and I love my balcony. Leasing is usually good about getting back to me, but they often shut down water, the garage door is broken, and other annoyances. Maintenance is good, but they come in whenever they want which is frustrating

This apartment complex is AWFUL. They shut off the water at least once a month; the walls are paper thin so you can hear everything that goes on in the building (like barking dogs constantly as well as hammering everyday from maintenance); they control when you have heat or AC and they don’t switch over to AC until its been over 80 degrees for a week straight; there is no air circulation in the apartments; pipes leak; there is mold; i could go on and on. This building is horrible and overpriced for what it is. Save your money, do not live here.
Water is constantly being shut off without adequate notice and options for residents who work from home to have access to water/restrooms. Hallways, lobby of building, and basement often smell like trash. Some dog owners in the building are incredibly irresponsible and let their dogs off leash inside and around the building with little to no repercussions from management. People do not clean up after their pets around the building and there is frequently dog poop smeared on the sidewalks near building entrance. Paid garage parking is not worth your money because door is constantly broken. Street parking is atrocious. Laundry room is regularly inoperable due to broken/leaking machines. Water temp in individual apartments is incredibly difficult to control (hot enough to cause severe burns). Nest is inoperable and AC was shut off far too early in the fall (apartment reached temperatures above 80 degrees). The problems we have had with this apartment is not worth the high cost of rent.
Great place to live. Good amenities and management. Like the gym, dog wash, coffee machine (when it works). Would recommend, dog friendly. yay

Easy, simple apartment living in the perfect location near downtown Denver! Access to a great gym 24/7, easy parking situation, and helpful front desk stuff. Only thing I would change is to have staff there at least 2 or 3 hours a day on the weekends..

Arrive 800 Penn has been a great place to live so far! I enjoy all the amenities (I love that their gym has a punching bag for boxing!), how responsive the management team is, and the maintenance team is fairly punctual getting to work orders. The location is also great - walking distance from several grocery stores, coffee shops, and super close to downtown! The community is very friendly as well, and there are a BUNCH of dogs.

Already such a mood boost to be here. Of the last 4 apartments we've rented, this is by far the best in regard to value and service. My husband and I are thrilled to have a city/mountain view and be treated with respect by a management company.

Love living here. Good walkable spot. We love using the dog wash station and the gym as well as walking to Trader Joes. It is a nice place to live.

Great maintenance staff and gym and location. Water shut offs are constantly happening and not a real sense of community at the building. Two bedroom is great and has a fireplace that works.

I've lived here for about two months. Everything has generally gone well during that time and I believe I made the correct decision to move to this building. The building was built in the 1970s but has been renovated with modern appliances, finishes, and windows. Concrete walls and floors block noise. Balconies are large. The building has central heating and cooling enabled seasonally. Water is occasionally turned off building wide with notice to fix individual units. No elevator problems. Mail is secured with parcel lockers. There is a gym with good equipment and indoor and outdoor clubhouse areas on the first floor. Laundry is shared on the first floor but accepts credit cards so it it nice not to have to have quarters. Staff are friendly and helpful. I had a few maintenance issues that were resolved promptly. Nick Cowe even relocated my toilet paper holder from an awkward location to a more suitable one. Considering everything I have described, I would recommend living here.

We love it here! My boyfriend and I moved in a few months ago. Water gets shut off alot but they always tell you when and for how long ahead time.

Super easy move-in with the loading dock around back, and you can reserve an elevator for 2 hours to make moving super quick. Highly recommend.

Staff isn’t helpful, they are mostly fake nice to you so you don’t bother them. Building is dirty, has gross smells and the water is always being shut off. Speaking of the water, the water gets boiling hot and sometimes the shower will unexpectedly change temperature on you. Each apartment is painted in a “landlord special” type of way. Carpets in the bedrooms and hallways are disgusting. They also turned the heat on when it’s 80° outside, effectively choking everyone inside. Wouldn’t recommend living here.

Nick and his team were awesome during my move-in and move-out from my old apartment to my new apartment. As well as the leasing office with the steady communication during my transfer process.
It has been a great experience for the most part except for the water being shut off certain days sometimes with very little to no notice.

Love our apartment, the neighborhood is amazing, and the front office at Arrive has been accommodating and helpful every step of the way. Maintenance has responded to each request in a timely and professional manner.

Money pit of an apartment. Terrible parking (the deck has been covered in broken glass for months). They keep raising prices on rent and the building is not worth the money.
