Property Ratings at Arbor at Montana
Terrible landlord nothing is ran professional and he literally harasses his tenants
This place is an absolute joke. Management find every little thing they can to nitpick at. My mother has lived here for over a year and has been find numerous times for stupid things i.e. my grandchildren being there for a weekend visit. There was a problem With bugs in her building and for some reason she was told she had to pay for the entire building to be sprayed. Thank God she's moving out of that dump
You will feel very uncomfortable living and will be fined for any and everything! Landlord harasses everyone! Please don't stay here.
I lived here for a whole year. The landlord was rude the pool never opened. The landlord would bother me over and over again about Guest about cars about things that didn't have anything to do with my neighbors I was not disturbing the peace I paid my rent on time. The owner still found a reason to be negative almost like he was racist of some sort. I understand wanting to keep a clean complex and to have strict rules but he definitely always overdid it. Beautiful Apartments just needs better management more people-friendly.
I recently inquired about moving into this apt complex and was told that there were no breed restrictions or weight for dogs. I told them upfront that I have 2 female pit bulls. I was told that wasn't an issue since there's a Rottweiler living on the premises that is on the vicious dog list. I gave them my application fee and earnest money to hold the apt until the move in date. They took my money and me the dogs a few days later. The owner played with my girls for at least 20-25 mins as well as the apt manager. There were no issues with aggression or viciousness. They never even barked or growled at these people. They were able to walk right up to the dogs and started interacting with them. The owner went as far as putting his hands in her mouth, I feel to see if he could provoke her to violence but instead, she played and turned on her back to get her belly rubbed. There was never a reason for this man to decline my dogs. However, after the visit, he said we were good to go. Then 3 days before we were to move in, he called me and said my babies were no longer welcome because he spoke with other people and got negative feedback and changed his mind. I feel I was mislead and I should get my application money back as well as the earnest money he did return since I was turned down, not for credit but he changed his mind and told me if I had 1 dog I could probably move in when he knew I had 2 dogs. I understand that people are afraid of this breed due to ignorance and the fact the media only report pit bull attacks that are usually dogs who are unsocialized and not cared for properly. This is not the issue with my dogs and it was proven to him. I feel this man just wanted to get some kind of money from me and planned on denying me all along. I've contacted The Housing Authority as I feel this is a case of discrimination. I did everything these people wanted me to do to show them my dogs are harmless and they cost me time and money as I stopped looking for housing once they said we could come there. People beware of this place as they are misleading and discriminatory when they say they're not. I'd advised people to not rent from this man as the apts are over priced and the management is not to be trusted.
Take the other reviews as a warning sign, there's a reason the only positive review is a self-defense statement from the apartment complex operator. The rental office is mismanaged and smells like cat urine and the apartments are sub-par. The landlord is too cheap to hire professional contractors and will "attempt" to fix leaks/plumbing/etc. himself. There are at least 4 stray cats that run around but they are not very bothersome. The landlord/maintenance man is constantly harassing the residents along with their guest. There were 8 reported vehicle break-ins during the fall, 3 occurred at the Arbor. Their solution was to hire someone to sit in a mini-van with their lights on all night in the same spot! This website lists that this apartment complex has a pool in the summer, that is a false statement. Be very wary about renting here! Pros: - Cheap Cons: - Dirty environment (trash on grass/parking lot) - Harassing landlord - Slow maintenance response - Parking is a hassle - Stray cats everywhere - Dryers in each building are terrible and need to be maintained better
The apartments are great in themselves, but the staff is quick to fine tenants for the smallest reasons. This complex advertises as dog friendly, but fines dog owners constantly. Keep in mind that this is a cat oriented complex. Strays run rampant. People leave tuna cans everywhere to feed them and there are also outdoor cathouses. They have been known to root through trash. Other tenants are not an issue, but the staff is meddling and watches your every move for error or the slightest interpretation of rule breaking
