I just moved in 9 days ago and the process was very smooth with the help of Ally in the office. She is wonderful! I know it’s really early on but my first impression was great. My only concern so far is my apartment is very cold. There is a draft coming in from somewhere. I have to keep the heat on non stop so I’m a little concerned about my electric bill. The intake for the AC/Heat is in the little dining area and it’s a little loud so I have to turn my tv up when it comes on to accommodate for it. Other than that I don’t have any complaints. The grounds here are beautiful and well taken care of. Overall it’s quiet and peaceful. It’s close to many of the places I frequent too. I feel like the rent is comparable to other places unless you are wanting something brand new. Then you should expect to pay a little more.

Location is amazing but that’s about all it has going for it. I lived there for a long time before experiencing several management changes. Things went downhill after that. Big Texas freeze broke pipes in every building. Broken gates ALWAYS. They fix it and then the next day it’s broken. Mailboxes were broken into on a weekly basis. Package lockers rarely work. Complex is close to 20 years old. You will hear your neighbors guaranteed from walking across the floors, big fights, and even experiences that should stay in the bedroom. Good luck and Godspeed if you’re thinking about living here.

First plumbing and water sucks here had to get it fixed.Can barely keep hot water on long even if I didn't run any all day.Also you pay for pest control that doesn't seem to work,there was mounds of ant piles everywhere and eventually they started coming in to my place no matter how much i cleaned it.Even on the day I moved out and cleaned they were still coming in. Second they hand out lease violation saying patio is not up to standards meanwhile there is bunch of tree branches obstructing your path to your car, and in front of said patio.Also the gate is never fixed on the left no use for an app when either gates close Also when you send a lease violation a second time learn how to spell cooler and don't add new things to the violation just to retaliate and pound on my door like a madman while doing so. . Place is literally falling apart each month I have lived here.Do not move here!There are better updated and spacious apartments elsewhere.

When we first moved in, it was great. Maintenance responded on time, location is great, front office was friendly and helpful.. Then everything started falling apart. First off the gate is always broken (a drunk driver must've hit it because it's completely wrecked.) My dish washer has been broken since September which I have put in several work orders in for but never received any follow-up on it. One day I see in my resident portal that the work order for my dishwasher was completed? I called front office and asked why it was completed and they stated it was because that it was a duplicate work order? I put in "duplicate order" because it hasn't been done yet. I also asked when the time frame was of it being fixed the front office member said there was no estimated time frame. The plumbing is very low and weak (And I bet if I put a work order in it will not be dealt with so is there really any point in putting it in) Residents leave their dog poop everywhere in the grass area, the apartments smell like a Super 8, cockroaches at all times of the year and a huggggeee gnat/ drain fly issue in the summer time. Rent is also higher than displayed, you are not able to do split payments which is super tedious. There are wayyyy better options out here in the Cedar Park/Leander area. Don't waste your time here. My end of lease date is in May and I cannot wait to get the hell out of here.

An apartment with horrible & dishonest management. Rent is not transparent like other apartments. They will charge you for lots of items that are not mentioned before you sign the contract. These are not written in the contract paper, yet you'll have to pay. Please add a rent service fee, fee for billing, card payment fee, package receiving fee, water/sewer admin fee, water base charge, sewer base charge, allocated water fee, allocated trash fee, allocated sewer fee, valet trash fee, pest control fee, etc. on the top your displayed rent. And you pay for your electricity and internet separately. Most of the units are with old or almost broken appliances. Broken things are not fixed in months when reported. Front staffs are rude when you ask for something. It is the worst apartment I have ever lived. I wish a government agency investigate it for their fraudulent rent policy.
Arboleda is falling apart. The pool area after the winter storm remain green and black for two weeks. Work crews were rude to residents and unprofessional. Find a new complex to move to. Your life depends on it.

My apt. is perfect for me where I have room for my own washer & dryer. Staff friendly & helpful. Able to have my pet. Feel protected with a gate around the property grounds. Great location in one of America's best towns.
I am happily settled at Arboleda. The grounds are well maintained on a weekly basis and maintenance requests are handled promptly and efficiently. There is plenty of green space. Staff are pleasant and professional! The overall atmosphere is a friendly one!!

Arboleda Apartments is a great choice if your looking for an apartment. I was looking for decent place to stay and was so impressed upon visiting that I stopped looking. Residents and Staff take pride in being here and it shows. I moved to the area for work and was being helped by family in finding a place to stay. I love my family but, they can be hard to please. This is especially true on homes. On the first visit to Arboleda, they were unable to voice a complaint and that sold me. On move-in, they were still unable to voice a complaint and that validated my decision. Thinking back on my previous house/apartment hunting journey I would take Arboleda over others without hesitation. I walked away from buying a brand new house because the builder didn't seen any need to protect against wind related hazards, that area had two tornados within three years and one of those was two miles from the development. I looked at condos that started at $500,000, their stone fence alone was crumbling after 3 years. When comparing my experiences, Arboleda has great quality and a realistic price. That is what I am looking for in my current stage in life.

I gave a 9 regarding recommending Arboleda because I feel like there are too many extra fees that should've been lumped into the rent amount instead of nickel and diming the residents.
Overall it's a place to live with a satisfactory building but I do feel as with many of the other tenants that it's rather high priced and due to the fact that I was in a near fatal accident last August we had to stay due to my time in the hospital and the limited options to me because of this but I still gave stayed current with the rent and in communication with the management office who have been helpful as far as making sure all has gone smoothly with keeping the rental issue at a satisfactory level
from what neighbors I have encountered all have been very pleasant. I appreciate the upkeep of the grounds - very tidy

A good place to live
Moved in this week and everything has been great so far. The office staff/management surprised me with their efficiency and kindness, something I'm not accustomed to when dealing with apartment management. The unit was clean when we moved in and everything works. A little pricey for the square footage, but overall my family and I are very satisfied so far with our experience here.

We have lived here a year and haven't hated it. The apartment layout is really nice , but the office people aren't friendly or all to helpful. They like to leave nasty note on your door about things that aren't your fault and he have a bug problem being on the first floor. (Had a rather large scorpion once! Yikes!) The people that rent here are nice and it is in general a pretty quiet complex.

Staff and maintenance are helpful. I below average credit and was accepted, and I had a foreclosure on my record, the income requirements are just twice what you make. The pool and gym are nice. They have a computer room and free WiFi at the pool. For what you get price is reasonable to live here. For the most part it's quite and safe. I haven't had any trouble. Good place to come to get started in life. Electric is very low during the summer my highest bill is no more than $85, my water bill runs about $45 a month, they pick up your trash at your door which is nice, and the laundry mat is good.

Very cute. That's what attracted me to them most. And also the master bathroom (I love the big tub). So far I must say I love my apartment. The maintenance seems to be done fairly quickly after submitting a request. The only thing I might complain on is the kitchen sink being too small. For it being a two bedroom apartment, it looks like a camper sink to me. Also some of the parking spots being TOO small, where cars are almost inches away from each other to try and fit in the space. (This is only the case on SOME spaces.) Other than that, I am very happy with my living here!
Our apartment is home-y. They do a good job to keep it maintained and the residents happy. It's a little pricey but I'm cheap. Lol Ana what apartment is not.
