As its name implies, University Heights houses several academic institutions. University Heights is home to Essex County College, the New Jersey Institute of Technology, and Rutgers University-Newark Campus. Sprawling campuses, along with several medical facilities like Saint Michael's Medical Center and Rutger’s University Hospital, dominate the neighborhood but there still plenty of rentals to choose from. Ideal for all renters, University Heights has affordable to upscale rentals available.
This urban neighborhood is nestled beside Downtown Newark, giving easy access to some of the city’s best dining, shopping, and entertainment options. Bike lanes and a light rail system provide transportation options that make it easy to get around, although you may opt to simply lace up your shoes in this walkable neighborhood. Locals enjoy being able to stroll downtown entertainment hubs like the New Jersey Performing Arts Center and Prudential Center.

The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.

Property Ratings at Arbol by Gomes
This is a beautiful building, great amenities. Newley renovated hallways! Looks so good! And it has a nice coffee shop!
TLDR If you rely on public transportation, want in-unit laundry, do not care about local activities, are fine with overpriced, poorly maintained amenities, and have no other options, this place is fine. But if you can move somewhere else with better quality for the price, you should. The apartment is not worth the cost. The building is in an underdeveloped area surrounded by abandoned lots that have remained untouched for years. These lots are fenced off and often littered with trash. The surrounding area can feel unsafe, especially at night. Building management is primarily responsive when it comes to leasing and payments. Amenities, which require an additional monthly fee, are often partially broken or unavailable. One of the two elevators is frequently out of service. Packages are sometimes left in unsecured areas instead of the designated package room. Maintenance requests are often marked as completed without fully resolving the issue, and repairs sometimes feel like temporary fixes rather than long-term solutions. Interior finishes are low quality, with walls that scuff easily, cabinet hinges that loosen over time, and unreliable internet service. The floors creak loudly, and the lack of proper insulation results in high electric bills during extreme weather months. The best aspect of this location is access to public transportation. Broad Street station is about an eleven-minute walk, though the route passes through industrial areas that feel unsafe at night. Norfolk Street light rail is about five minutes away, but crossing a busy street without a crosswalk can be difficult during peak hours. Parking is extremely limited, and street cleaning rules are strictly enforced, leading to frequent towing. If you have no other options, this apartment is manageable. But if you can find a better value elsewhere, it is worth considering other places before committing here.
