Situated in Northwest Raleigh next to William B. Umstead State Park, Crabtree Valley takes its name from the popular mall located on its central east side. Glenwood Avenue, which passes through the heart of the neighborhood, contains several other shopping destinations, as well as several restaurants. The maintenance team here could be better. I have been a resident here for a long time. I have seen 3 different managements companies come in and out. The current maintenance team could use more training or a whole different crew. The pipes freeze when running the ac and it leaks water into the filter compartment. Maintenance comes over with tape and blows water from inside the ac compartment all over the floor. No regard for cleanliness. Someone's dog took a s*** on the walk way coming out the door of the apartment spoke with maintenance about it. They stated they would take care of it. Next day comes, it's still sitting there. Neighbors are smoking stank weed and you can smell the smoke leaking in your own apartment almost as if you were smoking it. Must have thin insulation. Irresponsible tenants and maintenance crew. The valet will not pick up the trash or recycling and you are charged monthly. These one star reviews are telling the whole story about the complex.

Sattima was knowledgeable about the property and helpful with details concerning the apartment of interest. The main con for me were the low ceilings. However, the updated finishes looked great in the renovated unit. Will be heavily considering this place as an option.

If I could give 0 stars I would. I wouldn’t recommend applying to this place. They don’t listen to you and just nod their head when you ask them questions. I was told a bunch of false answers to my questions. I was told admin fee was refundable but when I was denied it was all of sudden not refundable.

If I could give this complex a zero star I would. 100% the worst renting experience I have ever had. To start we were moving site unseen due to the fact we had a short window to move and could not make the trip living three hours away. I would ask all proper questions over the phone and all I got was yep or no. Then when it came time to pick a unit they only had one that matched what we were looking for. I asked for picture of the VACANT unit or a zoom call walk through video anything they said we don’t have time for that today I said no problem could I receive it in a couple of days, the answer, no. Given our short time frame we signed the lease and moved in. During the next week right after move in the water line in our shower exploded and flooded the bathroom. For the next seven days we had no water, then no hot water, then no shower, we had vendors and on site maintenance crew in and out every day. We asked if they could make other accommodations for us to be able to use water because this was no fault of our own and they said no. The last plumber that came to replace everything says “they haven’t done piping like this or showers like this since the 80’s” Come to find out these apartments are 40 years old. When they had to tear out the old shower wall there was black mold, everywhere. They would not clean it up and would not reseal the other parts of the shower wall so that more mold would not grow. That being said your “renovated package” includes only new paint and vinyl faux wood flooring. Very disappointing. They charge you monthly for valet trash 5 days a week which seems like they pick and chose what nights to actually pick up trash even if you follow the guidelines. Not worth the extra monthly bill. Now onto the other residents, I don’t believe that the office actually does background/income checks. There is simply no way. The other residents do not clean up after their pets, they are not welcoming, and not considerate at all of others. Moral of the story these apartment complex and it’s amenities are NOT WORTH what they are charging per month for rent, not even close. The office is not good at all about communication. Do not believe the pictures you see online because it does not match what you see when you arrive at the complex. I would not recommend to anyone to live here. If I could move out tomorrow without any repercussions I would.

The apartment was so cute and clean. Destini was incredibly helpful. She was able to answer all my questions and gave me some useful tips/suggestions regarding the area. I definitely recommend checking this place out!!!
Excellent view, service was amazing! The view from the apartments is great and pleasant.
Area is quiet and safe, many older residents, close to shopping and food, recently new amenities : the new signs at the entrance, new signs on buildings, new patio spot very upscale, pricey, but so is most housing in this area

Look other places! The staff is changed over some many times, it is hard to keep up with knowing them. The pool is not open for well over a year, not because of COVID but for not meeting requirements. They removed the better dog park for an outdoor seating area (which most the dog owner hated) that is nice but will not remain that way for long. I see Raleigh Police driving through more often for police business than patrol. The drug use here is over the top, some spots it is hard to find fresh air. The maintenance staff WAS great, have yet to see the new group. Getting things fixed is like pulling teeth, plus the office staff does not know how to communicate to the maintenance staff. We pay for pest control monthly but will only enter the apartment if there is a problem. Its been over 9 months since my apartment was entered. Roaches are very much present here! The office staff "sends out constant communication" but unless you are on the portal, you'll never get the messages. The rent hikes and added fees/services are not worth the price for these apartments. The layouts are nice but you will hear every movement and conversation of your upstairs or downstairs neighbors.

I moved in during Covid and understood amenities not being opened, while the pictures are beautiful, the pools still aren’t open and the room with the shuffle board table is locked when the staff leaves. The geese droppings through out the complex are not cleaned, only when it rains are the droppings washed away. I do like the apartment, just wish we could use the amenities advertised.

We are happy to hear that you love the amenities throughout the community and excited that the new outdoor amenity space and pool located by the leasing office is now open for our residents to use. We will be sending out additional updates on the second pool within the next week or two. The second clubhouse is secured after office hours, but the outdoor amenity space remains open until 10pm. You are able to connect to the Wi-Fi out there and utilize both TVs while cooking out at our gas grills.
I will tell you what, I do not know how they have the ratings they do. I have never been so angry and upset by anything in my life. Everything that could go wrong here did and I moved all the way here from Ohio. The move was already hard enough but they were so disorganized and unprofessional. They didn't have an apartment for me and took four days to get one. My stuff was in a trailer and luckily my dad is a computer programmer so he didn't have to leave immediately but we did have to get a hotel. Blamed everything on the fact they were changing companies. Sure, I understand that but it was a full year of just insanity. Brake in, roaches, water damage, fire, drug addict neighbor, things CONSTANTLY breaking. My roommate was locked out of the apartment due to a lock malfunction and was told it's not an emergency. I had a meeting with the management and office on multiple occasions trying to, I don't know, be compensated in some way for all the inconvenience but they didn't even take responsibility. They basically said "I'm sorry all of this has happened... you should renew your lease." I completely was appaled at the fact they would have the audacity to even say that after everything I had just told them. Then to top it off, they wanted to charge about $8,000 for me to stay one extra month to find a place to live. I honestly never want to rent again because of this place so I actually bought a camper until eventually I get a house. Please do yourself a favor, do not rent from here. They seem really nice and helpful but as soon as you sign the lease, you are done.

We had bugs, bugs, and bugs for months on end. Pluming can be loud, like I can hear my upstairs neighbors toilet activities, and thin walls so you can hear pretty much anything outside. Be careful how use the Valet trash as you will be fined if you do not handle it correctly. Or if you leave your trash out on the wrongs hours; fined. The neighborhood is used by a shortcut however with people in the surrounding areas, so you will see some characters walking around. I would recommend looking somewhere else before this place. Great view of the pond, 12 minute Uber to Cornerstone bar. Slight chance you sleep with roaches and have plumbing issues.

I have been living in the Andover Apartments for 3 years now. Very convenient location close to many stores and restaurants. Since the new management has arrived. Ashley, Vanessa, and their staff have been very caring, speedy, and reliable with anything that you might need. The remodel of the apartment complex makes it even better. You can't beat the quality of this apartment complex with the price and location. Thank you to them for continuing of remodeling and making where I live is great!!!!

Worst management ever. Please don’t rent it. My heart is broken last two weeks and still hasn’t been fixed. I get a different story everyday. I also started to getting charged for renters insurance that I already have. They claim that they lost my documents when they take it over. I have been living there sober September and I paid one year renter’s insurance already.

These apartments are in a great location, within 5 minutes of the mall, Walmart, restaurants and other shopping centers. About 15 minutes from downtown. The staff is great and it’s a beautiful and quiet environment. -AKR

When I first moved to Raleigh I was looking to sign a lease and move in ASAP. The leasing staff were very helpful and accommodating to my desired quick turnaround time and I was moving in just two days later! The staff is very friendly and already remembered who I was when I went to pick up my first package delivery in the office. I recently moved out of Raleigh due to a job transfer & thought I had chose another nice place to live. Unfortunately my current apartment complex is NOTHING like Andover@Crabtree! I felt I needed to help anyone looking to move to this area, definitely go check 5is place out! The office staff are so caring & real. They will go out of their way to help You with anything! You call them to hav something repaired & the maintenance guy is at your door super quick! Since moving I realize this is NOT the norm every where else. I really miss living here, it was so peaceful! The property is always very well kept & they have several lakes that you can sit by to read or just relax. But I have to come back to the people that work here, I knew they were genuine & caring but moving has made me realize how caring & genuine they REALLY ARE! Also the apartment was HUGE, updated & beautiful. I hope my job will relocate me back to Raleigh soon so I can move back where I feel at HOME! I have to say even the neighbors were very nice & unfortunately this is NOT the case at every apartment complex. Thank you Lisa, Kim & Ellery for making me feel at home while I lived there. I hope to come back to see all of you soon.
