Property Ratings at Alto Highland Park
I lived in a ground floor apartment in the main building for 18 months. Right before I was to move in they altered the date of move in saying they were relocating the other tenant into a larger unit that had water damage so they had to push my move in date. I was informed one day prior. No apologies. After move in it was obvious that nothing was done but a regular cleaning after the other tenant moved out. When I told the property manager that I thought it needed to be more thoroughly cleaned and refreshed I was told that the other tenant never hung any art on the walls and didn’t have much furniture so they didn’t need to do anything! I mentioned how bad the wood floors were and their answer to that was that there used to be a tenant in a wheel chair so that is why the floors and walls were in bad shape. They were not going to fix any of the cosmetic damage to the unit. The apartment was very dated. Nothing like the model apartments that leasing shows. The bathroom looked large but most of the drawer fronts were fake and didn’t open. I stayed because it was temporary housing for me and at the time there weren’t a lot of options. My unit flooded twice. I took a video with the water pouring into the unit and still got nothing from maintenance except they would look into it later. When it happened a second time I had to pitch a fit to get a repair. Noise was a huge factor being on the first floor. The larger units were above me and because this property is in HPISD there a lot of kids. A family of 5 lived directly above me and the noise was 24/7. I could hear the running, screaming and crying early every morning. The walls are thin and you can hear conversations from the adjacent apartment and even from across the hall. Lots of dogs running around and I even witnessed several peeing in the carpeted hallway. The elevators were frequently out of service. The call button for deliveries didn’t work the entire time I was there. The parking garage had water and sewer smell so it was not very pleasant. What I can’t figure out is how they can get the rent prices they do when the property is dated and not well maintained. If you don’t have kids that need the address for HP I would not recommend. Having a Whole Foods across the street is not enough to make living here worth it. The price is way out of line to the quality of living.

Since the change of administration, there have been some delays regarding maintenance and we were promised to have special events twice a month and there was only one.
Somethings are better unsaid. Management and maintenance need to work on their professionalism.
Talk about location, this is it. Nestled between the Park Cities and Dallas , we get the best of it all!! Nearby restaurants, prime retail, excellent school district and best of all safety. The Alto HP staff is always willing and able to help. They keep the community up and running, easy to communicate with and even hold fun themed events for all to enjoy… even our beloved pets! Come see for yourself!!
I've lived at Alto for 2 + years now and have loved it the whole time! I haven't had any issues, my neighbors are all really nice and it's a quiet place to live. My apartment is huge and I have tons of closet space. I'd definitely recommend Alto Highland Park to anyone looking for a great place to live in a good, safe, and quiet area with a good staff and maintenance!

Our experience has been mixed in the short time we have lived at this property. The service level is lack luster with spotting management and general lack of interest pre and post purchase related to maintenance and care of the property. Remodeling is always a challenge, no exception at the ALTO, what is concerning is the lack supervision and access to the building of a multitude of outside contractors. This lack of supervision has manifested itself in alarming ways with over a dozen cars vandalized and burglarized with a few days (July 2019) of each other including one resident who found a large knife left in the car. While the perpetrator/s are unknown the fact that countless individuals have access codes to the buildings is troublesome. Disappointing is the fact that the management took no steps notify residents in a timely manner and only after the Highland Park Police requested footage from the cameras was it revealed the cameras were not working. While the management did replace the cameras, and sent a notification after numerous complaints from residents, the spirit of resident well being and safety is not authentic. Regarding the remodeling, substandard, beautiful hardwood floors replaced by laminate, old appliance remain in updated units with no plans to replace. Most of the current issues could be addressed with proper and caring management. As a prospective resident I would press the leasing agent on safety concerns, the odorous smell of rotten trash, poor performing HVAC (old), and general condition of the property, dead or missing landscape, dirty windows, and on and on. Pay attention when walking the property. On a positive note, the location is great, and perfect if you want to have your child attend HP schools.
Be prepared for a great location, great place to call home, and a new staff interested to help. BUT, be aware that they will increase your rent a lot and not give you more than 30 day warning. Mine is up over $400/month at one time! Management cares, but the new owners do not. Just be prepared. I even asked for details more than 60 days in advance and didn't get them until 30 days. That is not enough time to make other arrangements. Clean. Safe. Nice property management. Great location other than airplane noise.

Our family has lived here for 2 years. The property has recently been purchased by Alto. We are so pleased with the upgrade in customer/maintenance service. Alto is in the process of thoroughly going over the property and is renovating the office/gym and will be providing residents with a new community room. It’s a great place to call HOME. Ask for Marisol or Christy in the office. They are kind and professional. Roberto is the head of maintenance and his work is outstanding. Great family oriented people.
