Just moved into this apartment complex on Saturday, asked for my lease to be terminated on Monday. This apartment was filthy, hair all in the bathroom tub, dead bugs, spider webs, little brown spiders everywhere, another species of bugs I don't even know. The floors were horrible my foot was black, lights switch dirty, sinks dirty, oven and stove dirty, refrigerator dirty nothing was even attempted to be clean. Dog and bird poop everywhere. Just walking around the apartment complex has a foul smell. My daughter had an allergic reaction twice from getting bit and they want to basically blame me when we just moved in this apartment complex. PLEASE be careful when renting here.
The apartments are beautiful. The location and neighborhood is ideal.
I really love this apartment complex. I feel safe here, it is nice and clean, the gates are always closed unless opened by residents or with resident permission. I love the amenities too. The pool and outdoor lounge area is beautiful, and the dog park and wash station building are great for my dogs! Overall, this is a great complex and I am happy with my choice to move here.
Este conjunto residencial, cuenta con la mejor ubicacion que le conecta a las mejores arterias viales para trasladarse a donde desee, la comodidad de la propiedad considero no tiene competencia. Y algo muy importante cuenta con un equipo de trabajo administrativo y de mantenimiento con buen feed back. lo recomiendo para vivir, seguro, y con comodidad.

Overall this is an excellent place to live; while there are nice looking properties for apartment complexes the quality of management affects the long term experience and having a good management team is what you remember when you look back on your rental, and management has been nothing but stellar here.

My experience with the community and maintenance team of Allora Bella Terra has been very satisfying.
DON'T DO IT!!! My husband and I have been with the complex since it opened (previously Parkside), it was great under their ownership!! However, since Greystar bought it there has been nothing but trouble. Our first apartment (Apt 10-104) FLOODED in in early 2021. When they took down the wall and pulled up the floor they found massive amounts of black mold (have pictures to verify) which they knew about because it was already on the baseboards for over a month. They FORCED us to live with the flooded apartment and black mold for over a month because they didn't have another apartment available. Oh, yes! They forced us to move to a larger apartment and pay a higher amount of rent by doing so! Our current APT 4104 is a mess! The kitchen sink flooded the cabinet underneath and it took more than 3 months for them to fix! You will be on a first name basis with the police department because the neighbors are in a war with the neighbors above them. This means that you will have to deal with incredibly loud music to the point where your entire apartment will shake. DO NOT hang anything on the wall or above anywhere you sit! I've had frames fall off my wall and hit me on the head while sleeping. You will also not be able to sleep after 7am due to the neighbors upstairs. Currently, it sounds like the kid is either playing soccer or basketball up there. Soccer due to the running, and basketball due to the slamming of something on the floor to the point where our light fixtures are shaking. We even had to take the glass of the ones over the counter because one of them shattered when the mounting fixture fell and hit it due to the running and jumping. If you're thinking "Why not just talk to the management"? Well, that's because they are no help! Many of us have contacted them MULTIPLE times (sometimes multiple times a week) about these issues but nothing changes. In fact the neighbors started blaring music after the office closes and plays it until 2 in the morning to get back at people. If you're thinking "Why not call the police"? We have (at least once every two weeks, we even have the police reports) but there is no noise ordinance in this county so the police can only ask them to turn it down, but the people don't have to comply. In fact the officer even stated that we "could just get a better sound system and do it back at them". This is just SOME of the issues that we have had with this complex. Please, do yourself a favor and go to a different complex.

Run Very Very fast and very very far from this place. management changes yearly and its for the worse everytime, the repair guy is such a bum, ive submitted over 10 maitence requests over a month and they just ignore them.
The apartment is nice and spacious. The make ready was very sloppy. There's white paint all over the wood floor. The patio was absolutely fifthly when we took possession. Management took care of it on the spot. There's never anyone in the office. I see people waiting outside the office on a regular basis. I assume they are waiting for management. There's no sign whether agent or management is actually on property or just didn't come in for that day. Leasing agent didn't tell us we needed to bring a cashier's check on the day of the move. Had to use my credit card which charged me an extra $40 on top of my rent. Husband's car was towed before the parking permit app was actually working. We got the car and didn't have to pay but the inconvenience and frustration of having your car towed is huge!!
Ive been here for almost 3 years and I love it here. Staff is very friendly and professional. I totally recommend this community to anyone looking for a great apartment

The complex itself is very well maintained, very quiet for being close to both Westpark tollway and SH99, and management arw very helpful when it comes to things you need answers for. :)

Allora Bella Terra is the best community environment around Richmond just next to grand pkwy way shopping center and offers excellent apartments with car wash, swimming pool, gym facilities and business centre at our disposal. There is absolutely nothing luxurious about this apartment community!!! ..
Not very satisfied with my experience with the new greystar crew. previous management company made sure apartment rules were followed and enforced. Current managers just sit in the office all day. the only way to talk to them is by physically walking in. Also on move in my apartment had paintdrops on every surface and cabinet.
Lived here for 2 years. If we weren’t relocating we would be staying right here! It’s quiet, nice and in a great neighborhood! Amanda and the staff are outstanding! If we ever move back, this is where we’ll be.
Allora Bella Terra has been my home since 2018. I have never had an issue before, and it has been a great, quiet place since, but just happened to experience one issue in my unit, and it feels like I cant count with responsibility, or sense of ownership from the new management.
This property is amazing! It’s so quiet and the residents/employees are extremely professional. Hosea, in the leasing office is phenomenal. He took me on a tour and his professionalism was through the roof. He is one of the reason why I decided to go forward with this property. I look forward to being apart of this community.

Amazing management team. Really made me feel at home before I even moved in. Ive never rented an apartment before and I had no idea what to do or look for. I had been on several other tours at other locations around Katy, but I stopped looking the day I toured Allora Bella Terra. Thanks to the management team.
It's a beautiful place with a great healthy family-friendly environment.
The parking situation at night is horrible. I’ve had to park right in front of the leasing office several times now even though every vehicle is supposed to have a permit. I always see several cars without permits parked and no towing enforcement. If nobody is enforcing the parking rules then what’s the point of giving out permit stickers? I also called the leasing office to complain and the lady who answered was rude and very indifferent to the situation, didn’t offer a solution, and couldn’t care less about it either. Won’t be renewing my lease here.
I’ve had rats, roaches, ants, and bedbugs while living here. Don’t live here. Management is very uppity and they take forever to answer maintenance requests.
Please don’t be mislead- this place far from luxury, new- but basically ok. The better part of the staff left, and now they almost have as much turnover as the residents. The one plus is that LCISD a good school district for sure. The current staff deceptive and non-responsive. They barely even answer the phones!
I don’t know where to start with this place.. the constant bug issue, the refrigerator door falling apart, the pee all over the hallways, the mold in the units (after Harvey), or the toilets no longer flushing..? You choose - & the worst of it is: the ladies in the Leasing Office are nice when you’re “looking & signing” ... but wait until you make that first phone call. They will deny anything & look down on you constantly. Ask everyone who broke their Lease the first year+ they were opened. 0 stars!! NEVER AGAIN!!
THE PROPERTY IS NICE AND BEAUTIFUL AND CONVENIENT BUT THE MANAGEMENT WAS TERRIBLE FROM THE GET GO. THEY LIED TO US BEFORE WE MOVED IN ABOUT WHICH APARTMENT WE WERE GETTING AND ABOUT THE PRICING WHICH SHOULD HAVE BEEN THE FIRST RED FLAG. THEN WE JUST MOVE OUT AND COMES TO FIND OUT THEY LIED ABOUT THE DEPOSIT AS WELL WHICH IS GOING TO COST US AN EXTRA $400-500 OUT OF POCKET FOR THE SUREDEPOSIT. NOT TO MENTION HOW STRICT THE ACTUAL DAY TO DAY MANAGEMENT IS WITH THE RULES. DO NOT LIVE HERE!
I have lived in apartments for over 10 years and this is by far the best I've ever rented!! The pool is amazing, I love working out in the huge fitness center, and my apartment is beautiful! I even have a small yard that I can enjoy with my dog. Very friendly staff and the location is perfect for my commute, I hop right onto Westpark Tollway. If you are looking for a very nice, clean, top-of-the-line apartment you should visit this property.
I loved the community. It is brand new, so is everything else in the area. it's convenient to the shopping, but it would take me 30 minutes just to get from 99 to i10. The property manager is the rudest person! I was about to lease, but the way i heard her talking to someone... I'd just be scared to lease here. They will bribe you to lease with a free cruise. I'd rather be happy in my apartment than blah. just bad vibe equals negative thoughts.
