I resided in the Modera Akoya apartment complex from Feb 2023 to Feb 2024, and here's my honest review. During my initial tour, I was meant to view a vacant 1-bedroom unit, but there was a mix-up with keys, leaving me waiting for 15 minutes. This hiccup was just the start of my concerns at Modera Akoya. Starting with the positives, the complex's location is convenient with easy access to various amenities and freeway routes. The facility itself is well-maintained, boasting outstanding amenities such as a top-notch gym and scenic rooftop views. However, the 1-bedroom unit I stayed in had its drawbacks, including a dark interior and an awkward layout. The absence of overhead lights in the living room and limited natural light were notable downsides. Despite this, the unit featured stainless steel appliances and a few convenient features like soft-close cabinets and a water filter attached to the fridge. Moving on to the negatives, residents often abused the facilities, leading to trash and other waste being left in common areas. Verbal and physical altercations were not uncommon, contributing to a feeling of unease. Additionally, during summer, the rooftop became a hotspot for disruptive parties, and amenities were sometimes closed without explanation. Security was a major concern, highlighted by multiple break-ins at the storage lockers. Despite reporting incidents, management's response was inadequate, leaving residents uninformed about security risks. The lack of security presence despite signs claiming otherwise further exacerbated safety concerns. My attempts to seek compensation for stolen items were met with dismissive responses from management, and promises to improve security were not fulfilled. The passive-aggressive and unprofessional behavior from management, coupled with security lapses and disruptive resident behavior, made it a regrettable living situation. If you're considering moving in, I'd suggest exploring other options.

I've lived here for a little over two years now and it's been a great experience. The staff goes above and beyond to ensure a positive environment and living experience. All common areas are kept very clean and tidy. Modern high end appliances are great, sound proofing is very good, as is insulation therefore keeping heating/cooling costs low. Views are beautiful and the location is walking distance from everything! Altogether very happy to call this place home.

Modera Akoya Apartments is a dream come true. With the offer of so many amenities, along with a prime location in Portland, and an always helpful and kind staff, I could not recommend renting an apartment in this building any higher than others. I’m very content residing here, and with only less than a month into my lease, I wish I could stay here forever! <3

Units are well designed and maintained, with nice views and lots of natural light. Amenities and planned activities are great. Gym is well equipped. Management is responsive and upbeat. Sense of community that is warm but not overbearing.

After shopping around at multiple apartments downtown Portland, I chose the Modera because it offered the most amenities for a similar price. The studio I chose was smaller than other places, but the building itself makes up in many ways. From the pool and hot tub to the two gyms and yoga terrace, to the optional storage in the basement and the overall safety of the building. I'm really glad I chose this building.

The website says "live without compromise," and they really mean it! This is truly one of the best buildings Portland has to offer. From the rooftop spa to all the closet space. Coming home feels like going on vacation!

I am so happy I found Modera Akoya! State of the art residences, extremely helpful and professional staff whose goal is to make sure you are satisfied. I looked at many other homes and this is the best out there. I love it here!

I love living here, the amenities are awesome and I love being walking distance to everything. Use car less which means less pollution to environment.

It's a very nice building with very nice appointments and amenities. The rent isn't cheap, but you certainly get what you pay for.

I love living here! The amenities and staff are amazing! Every single person that works here are so sweet caring and they makes us residents feel so home and welcome everyday!! I just wish the rent prices haven't got up so much, because it makes it hard for us old residents to transfer apartments.

Modera Akoya in the Pearl is the one of the best places to live in downtown Portland. The staff here are like old friends that really have the tenants interest and safety at heart, not to mention the knock out roof top pool heated all year long with the hot tub where you can unwind from the day looking out over the city. Breath taking views spacious apartments.

Great staff, friendly neighbors, gorgeous apartments with decent prices. Roof top pool and spa with breathtaking Downtown Portland views. This is Portland's best places to live in my opinion.

Modera Akoya in my opinion is Portland's number one place to live. The two bedroom two bath home was well planned with great views, not to mention the roof top oasis with a heated pool and hot tub looking out over the city of Portland, breathtaking. Coming from New York City, The Modera Akoya definitely is home! Thank you Modera for making my transition easy with no complications.

Cant get much better than Modera Akoya. The location is spot on right in the heart of the pearl. All the amenities are top notch. The floor plans and finishes are all very well thought out and put together. All together an excellent spot to call home.
