9281 Shore

108 Units 6 Stories Built in 1940 133,110 Sq Ft

For those looking for a Brooklyn co-op under $400,000, 9281 Shore Road offers modestly elegant apartments with fair monthly maintenance fees. The residences are basic, and the building doesn’t offer a luxurious suite of amenities. Still, this prewar co-op is worth considering for buyers searching for a spacious multibedroom home in this quiet quarter of Fort Hamilton at an accessible price point. Sandwiched in a pocket between Shore Road and 93rd Street, the 1940-built brick-clad complex comprises 108 units across six stories. This well-maintained prewar co-op is known for its fair maintenance fees, which are moderately less than similar co-ops in the area. For example, a one-bedroom listed for $325,000 in October 2024 itemized $643 in monthlies. Comparatively, a $310,000 one-bedroom in the similar prewar co-op in the neighborhood, 9201 Shore Road, cited $800 in monthlies as of October 2024. The 1940s-designed interiors feature spacious layouts with grand formal dining rooms, salon-like foyers and deep, ample closets. Residences vary in character, with defining characteristics like sunken living rooms, built-in bookcases, recessed shelving and arched doorways. Ornate embellishments can be found in every room, including crown molding, parquet flooring and wood-framed doorways and windows. Units with Shore Park-facing windows on high floors can watch boats float toward the Verrazzano-Narrows Bridge. Ranging from studios to three-bedrooms, apartments don’t come on the market often, least of all studios. One-bedrooms are spacious, ranging from 850 to 1000 square feet. The most recent transaction, a ground-floor property with an eat-in kitchen, formal dining room and 20-foot-long grand living room, closed at $371,000 in September 2024. Two bedrooms typically span between 900 and 1,400 square feet, and half of the units only have one bathroom. Three-bedrooms are harder to come by and start at 1,300 square feet; the most recent listing netted $750,000 in December 2020. The last studio — a sizable floorplan on the ground floor with a sleeping area separated by glass French doors and a renovated kitchen — sold for $290,000 in 2016. 9281 Shore Road is an elevator building with a live-in super and part-time maintenance staff. The lobby and common areas are famously touted on StreetEasy as “well-kept” and “spotless” in countless listings, past and present. In the basement, there is a basic fitness center with older weight training equipment, cardio machines, and a padded stretch area. On the same subterranean floor, residents can find a laundry room with folding tables, a bike room and rentable personal storage space. The co-op is a pet-friendly building with only a few breed restrictions. Plus, just across the street, Shore Road Parkway is famous for its humungous public street parking along Shore Road Park, which extends from Oliver Street to 99th Street. This mellow Fort Hamilton location affords an active, outdoor lifestyle with many waterfront green spaces. Shore Park is famous for its scenic vistas of the Verrazzano-Narrows Bridge, interspersed between bike lanes, a dirt running path and rows of benches. By the tennis courts, The Frank Decolvenaere Dog Run is just as spacious as a baseball field. On either side of the bridge, brick and stone structures from the former military outpost built in 1825, Fort Hamilton, serve as a combined base for several divisions of the United States Military. The main street, 4th Avenue, is dotted with local conveniences, including Staples, Soft Touch Car Wash, Harbor Fitness and Sadinday Nail Spa. Family-owned restaurants are plentiful and hard not to name off in a list-like fashion. Italian bakery and cafe Paneantico is known for its stacked displays of cakes, pastries, breads and sandwiches. Positano, named after the Italian cliffside village, serves a vibrant selection of seafood and pasta from the Amalfi region on its famously colorful plates and bowls. Meanwhile, The Common is known for its warm industrial ambiance and Sunday brunch menu filled with American classics like Eggs Benedict and an avocado breakfast burrito. For groceries, residents can pop by the local markets within half a mile, including Foodtown, Associated Fresh and Met Fresh. According to Google Maps, 9281 Shore Road is half a mile from the nearest subway station, Bay Ridge-95 Street, which offers exclusive access to the R train. Those with cars have proximity to the neighborhood’s famous Verrazzano-Narrows Bridge, which leads to Staten Island. Additionally, two major thoroughfares flank the neighborhood: Belt Parkway and the Gowanus Expressway, providing access to greater Brooklyn, Queens, and, eventually, Manhattan. This cozy, tucked-away neighborhood is a bit of a schlep: it takes about an hour on the train or 40 minutes via car to get to midtown Manhattan.
