My wife and I live in a large custom home with our 6 month old son. We are looking to rent out a section of our home which is newly renovated with a private entrance, tiled shower, two bed rooms (one has a massive walk in closet), and kitchenette. We are looking for a good match that will foster a happy home environment. I believe its best to be up front and completely honest about this unique opportunity to share a home. I am hoping to limit occupants to three. Pros: I take a lot of pride in my home and I work very hard to make sure the property has one of the best-looking landscapes in the neighborhood. The property itself and the neighborhood are delightful. This corner lot property is part of the historic Colony neighborhood with many beautiful large custom homes on a quiet street. Our home is almost 3,400 square feet in total, I am not sure about the sq ft of the rental portion. One of the two bedrooms is very large, and contains a massive walk-in closet. The rental portion also has a built-in desk/workstation. The rental unit has a ton of storage space including a pantry. You can see the Disney fireworks each night. The unit comes with a refrigerator and access to a new washer and dryer. All utilities are included in the utility fee ($100), which includes gas, electric, water, trash, and high-speed fiber internet. However, I will definitely ask that you are considerate of electric usage. This property is close to a FRAN stop (FRAN is a free on-demand micro-transit system that can take you to several local places such as Carnegie Plaza, City Hall, and the Packing House). Location is central to 5, 91, 22 freeways, Disneyland, Cal State Fullerton, Downtown Fullerton, Knotts Berry Farm, Anaheim Packing House, Chapman University, Angels Stadium, and the Honda Center. Available immediately. Cons: I am going to be brutally honest about the cons, I think its important to be upfront so that only people really interested contact me. My son is 6 months old, and I have a home theater style speaker setup in my living room. Thus, in my opinion, the biggest con would be shared noise. If you know anything about babies, you know they often cry. When I can, I like to watch movies in my living room and enjoy cinema quality sound, which includes bass. I plan to be reasonable with my movie watching hours, nothing too late at night. The second biggest con would be that the unit does not have a living room. A previous tenant was able to put a skinny kitchen table in the kitchenette area, there is also no main dining area and no dishwasher or oven. The whole home is setup for central air, however, it will most likely be easier and more efficient if you use a portable AC. I will provide you with the portable AC/Heater (as seen in the pictures), its basically brand new and really pumps. At this time we do not have plans to offer backyard privileges as part of the lease. The street sweeper comes each Thursday and any cars in the street are ticketed. Absolutely no smoking indoors. No cigarette smoking. Our preference would be no pets. Given that there is no living room, it would be difficult to have large gatherings, we would prefer no major parties. We would hope to limit the number of vehicles to two, but we could work something out. I plan to run background/credit check, and verify employment and income. No criminal history. Rent $2,195 plus $50 Utility fee per person If you could pay cash that would be great, I can provide receipts. We are looking for a 12 month lease. Best of luck in your search for a new home. David
