Groceries, many cuisines of restaurants, and shops. The infamous 12th Ave South strip is a .8 mile walk or ride -- Plus, on your way, you'll pass the bustling Sevier Park full of things to do. This coffee shop-themed, above-garage ADU is waiting for you to take full advantage of all that Nashville has to offer -- Book it today! The Space You might just feel like you've been whisked away to a coffee shop BnB! This guesthouse is above the garage on the rear of the home - a getaway nook that you'd never suspect to be a block from the Melrose action. The space you have to yourself includes a bedroom with a queen bed and a full bathroom with tub. The kitchenette comes stocked and capable of everything you need except Thanksgiving dinner: fridge with freezer, countertop 2-burner cooktop, and a 3-in-1 microwave/air fryer/oven. The living room with ample seating features a 45" TV on a swivel wall mount for viewing from elsewhere in the apt. There's a high bar with bar stools for a workstation for working from home! Across from the bathroom is a laundry closet, fully equipped with everything you need. And the secret room... Well, you'll just have to find it! Park in the front driveway area, and walk around the screen room, through the gate, and to the side entrance of your unit which is a smartlock keypad entry. The backyard is fenced in, shared with your host family (us). But truly the best part of bringing this listing for travels to enjoy is the location. A block from dining, convenience and fun! We take the stroller to Kroger to get groceries, and are tempted daily to walk to Chik-Fil-A. I (Allan) have gone to M.L. Rose restaurant/burger joint for a decade, but now I can walk to it. We also love going for walks through the neighborhood to look at all the unique houses. Note: Your host/landlord (us) living in the main house has small children that can be noisy. We've made every effort to soundproof between units so as not to disturb you, but you may hear the shouts of joy from the gleeful heart of a child =D. Tenant Access The guesthouse is located over the garage and is exclusive to you. You have a separate exterior entrance on the side of the home with your own climate control for all seasons. In addition to the obvious, the space includes your own laundry machines and kitchenette. The driveway is shared of course, but you'll always have your designated parking spot in front. The main house and garage are not available to guests, but many amenities can be available to you if you want to send me a message, such as the BBQ/grill. Other things to note Wifi is AT&T's fiber 1,000 Mbps - blazing fast. Dynamics: When booking any guesthouse, there's going to be some "vibe" details. Firstly, the garage door under your unit is designed to be quiet but is noticeable. If it's too loud for you, we can limit hours of operation. Also we've spared no expense in soundproofing between the main house and guesthouse, but you'll still hear our small children at times. Month-to-Month lease for that flexibility that you need! Rent includes utilities like climate control, internet, electric, water. Use of the washer & dryer is part of your lease and is in your private unit. No pets. No smoking. (Also important is this house is in the final phase of some renovation work, so your ADU apt area will likely need contractors to come in at some point and make various repairs such as cutting and patching drywall. IF AND WHEN this does happen, your rent will be pro-rated and reduced to 50%. If the work starts to be very extensive and invasive, you will get those days free. We aren't sure what the city will require, but don't want to wait forever leaving the unit vacant. We hope this is a win-win as when you are inconvenienced your housing costs go way down!)
