About This Property
THE FOUR AMBASSADORS CONDOMINIUM #369 We are located in the heart of the Brickell area and one of the best neighborhoods in Miami. Just 10 minutes away from Miami Beach, Coconut Grove, Miami International Airport and many other major attractions. Apart from being amongst the best places to reside in Miami, the Brickell area is also one of the safest areas as well. In this area you can find some of Miami’s most luxurious hotels and condominiums such as the Marriott Marquis, East, Hyatt, Mandarin, and Four Seasons, just to name a few. There are several supermarkets, 7-Eleven’s, pharmacies, bars, many restaurants, nightclubs, boutiques and more, which are all just a few minutes walking distance. Transportation such as buses, People Mover (free) and the Metro Rail and the Tri Rail (as far as Palm Beach) are all within walking distance and of course Ubers are crawling all over! As for the units, they are all individually owned Condominiums. The monthly rents range from more or less $1,850 to around $2,200 (furnished or unfurnished) for the 2 bedroom 2 bath apartments of 990 to 1,060 sq. ft., but there are also studios; smaller units 500 to 580 sq. ft. that can accommodate one or 2 people. The rent of these apartments is from $1,450.00 to about $1,800 (furnished or unfurnished). Our minimum contract is for 6 months so no taxes are levied as the government does not charge sales tax on rentals greater than 6 months. There are four buildings, each are 20 stories tall and have 11 units per floor. There are no washers or dryers inside the unit but there is a key card operated washer & dryer on each floor. The entire condominium contains 747 units and there are no balconies in any of the units. Most of our apartments, studios & 2/2’s, are unfurnished. The fully furnished apartments are sometimes also equipped with the essential appliances for the comfort of tenants such as toaster, blender, coffee maker, silverware, dishes, etc., but not always. Not provided are bed sheets and towels. All apartments have central A/C with thermostats inside the unit. Lease terms are for a minimum of six months and the rent includes electricity, all water, both hot & cold, air conditioning, maintenance, including changing filters in the A/C, one underground parking, and usage of all amenities such as steam room, pools, gym, Jacuzzis, etc… Internet, Cable & Telephone are the responsibility of the Tenant. There is a beautiful lobby, possibly the longest of all condos and hotels in Miami, which spans the entire length of the four towers and there are several restaurants, a Venezuelan specialty café location, Kelen Bekhler Beauty Studio, grocery store, & Le Petit Cartier Fine Bakery & café. You can also enjoy the Flamingo Ballroom Theater with weekly live entertainment & shows. Again, rental contracts are for a minimum of 6 months. Tenants are required to deposit three month’s rent: first month, last month, and one-month security deposit, unless you have exceptional credit. In order to occupy a unit, tenant needs to be approved by the Association, approval takes between 7 to 15 days and the application fee is $100.00 per tenant or $150 per married couple. For more than one applicant in the apartment, each one must apply.
