About This Property
Great clean home in Ballard/Crown Hill/Loyal Heights. Just one block from Loyal Heights Playfield and 2 blocks from Salmon Bay Park. A few blocks from 15th NW and 24th NW where you can easily pick up a bus and a short 20-minute walk to the heart of downtown Ballard. Four nice bedrooms and 2 full bathrooms plus bonus rooms for office/storage. Nice neighbors and there is parking on street and in the driveway. Has a full deck off the large kitchen with territorial views. Kitchen has breakfast bar and room for a small TV/office area or large kitchen table. Hardwood in living room and dining room and carpeted throughout the rest. Sorry, but no pets and no smoking. To move in, you need first month's rent of $3,700 and security deposit of $3,700. Payments for security deposit can be paid in equal installments over the first 6 months and are not due all at once. 1-year lease preferred. Completed app Application needed from each adult who will live there and application fee is through the app and they charge $29 to be paid directly to the app. We do not accept portable screening reports. Your screening will entail public and business record reviews and consultations to include any of the following: eviction, bankruptcy, public records, credit, owner conditions, tenant history, income and reference checks. CRITERIA FOR TENANT SELECTION: Completed rental application for each adult (18+) through app including payment directly to the app for the screening fee. (see NOTE below) Proof of income (W-2s or other) of at least 3 times monthly rent. (see below for acceptable documentation) Applicants must have credit score of at least 650 Applicants must agree to the no pet policy. Agreement with no smoking policy on property (inside or out). Must be able to pay for 1st month's rent upon move-in and security deposit may be paid in 6 equal installments over the first 6 months. Agreement to no subleasing. Must not provide false information on the rental application. PROOF OF INCOME: Copies of last two paystubs. Must include employer name, employee name and pay period on each stub. Paystubs can be no older than the last 3 months Offer letter from prospective employer. Must be on employer letterhead, include applicant's name and compensation summary and contact number for verification. In the case of self-employment, Provide bank statements for the last 3 months (must show name of bank, account holder name, statement date, summary of deposits and balance) AND Income tax statement for the previous year (W2, 1099 or first 3 pages of IRS 1040 form) Proof of alternative source of income: May be from a lawful verifiable source other than wages, salaries, or other compensation for employment including, but not limited to: Section 8 vouchers, SS benefits, unemployment benefits, charity programs, maintenance or child support, and/or any federal, state, local government, private or nonprofit administered benefit program. In the case of providing a voucher which is less than advertised monthly rent, applicant must provide proof of income qualification for difference (aka their portion) as described above. NOTE: In the event an applicant has a sensory, physical, or mental impairment that limits a major life function, or needs meaningful access to the application form (i.e. applicant does not speak English and needs a translator) and is not able to complete an application in a timely manner, they can make a request for additional time or a reasonable accommodation to extend their application period for up to 72 hours.
