Price includes ALL utilities except for internet. GENERAL HOME DETAILS: ? Giant sliding doors from the kitchen open to the patio area – creating a protected and private outdoor space in the heart of Chinatown. ? Living room has concrete accent wall, steel enclosed gas fireplace (this is the main heat for the unit), which also doubles as a small work surface. ? Bedroom has two walls of exposed brick, a large window to the patio area, and a walk-in closet with built-in shelving. ? Bathroom features white tile wainscotting and shower/tub surround. ? The flooring of the entire apartment is polished, poured concrete. ? A laundry room off the breezeway contains full sized stackable front-loading machines (not coin-op and private for this apartment). ? The small private patio contains a planter area for expressing your green thumb. If you look up from the patio you can see two floors of windows (owner’s apartment) and a little piece of SF sky. ? Entrance to the apartment is through an open-air breezeway more than 30 feet from the street. There is a metal security screen door at the entrance to the building. Commercial street is also a small one-way street, but Kearny is a busy thoroughfare and only two buildings away. Walk down 10 steps from street level to access the apartment. Breezeway is also accessed by owner as secondary exit as well as for garbage access. ? Great apartment for those who enjoy city living and walking everywhere NYC-style. There is graffiti art across the street and the building is basically in the shadow of the iconic TransAmerica building. You can easily walk to all the major neighborhoods downtown, near the waterfront, Union Square, North Beach, Chinatown and even SoMa. ? Live in a little piece of SF history: this is the building where the famous photographer Benjamin Chinn was born and raised and later lived out most of his life. He is known for his photographs of SF’s Chinatown as well as Paris and for studying under Ansel Adams and Minor White at the California School of Fine Arts (CSFA). ? The entire apartment sits beneath an owner-occupied apartment, however it will likely not be the primary residence in 2023. The floor right above this apartment is a family room and extra bedroom plus office (so the majority of “living space” is actually 2 floors above this unit). ? The nearest parking is a garage located 2.5 block away at St. Mary’s Square. Monthly fees for parking at the garage are $600. There is metered street parking right in front of the building, but overnight parking is at your own risk. ? This is a pet friendly apartment.
