Anyone 18 years of age and older is required to complete an application and is subject to a screening. Anyone 18 years of age or older will also be required to sign the lease. 2. The total monthly gross income (aggregate of all of those with income) must be 3 times the monthly rent. The documentation of income will vary depending on the type of income. Source of income may include, but is not limited to, pay stubs, employer verification, SSDI/SSI award letters, 6 months of bank statements, 2 years of tax returns if working for yourself, Retirement distributions, etc. 3. No open bankruptcies accepted. 4. No applications accepted where any candidate has had an eviction within the past 5 years. 5. Negative rental history may be cause for an application decline – for example: consistent late payments, money still owed from prior tenancy, additional fees incurred. Requests related to prior tenancy may be made to verify rentability. 6. While a low credit score number does not automatically merit denial, applications may be denied where credit reports indicate financial delinquency. For example, debt collections, late payments on loans or credit cards, or current, ongoing financial debt may be disqualifications. 7. A criminal background check will be conducted. Certain criminal convictions will automatically merit denial of an application, including but not limited to: controlled substances offenses, sex-related offenses, violent offenses against person or property. An application may also be denied based on the number of arrests, charges, or convictions. All criminal history other than minor traffic citations will be weighed heavily in determining acceptance. - Security Deposit is equal to 1 month rent amount - All pets must be approved. If pets are approved, a monthly pet fee of $25 will be added to monthly rent for one pet. $10 will be added to the monthly rent for each additional pet.
