Property Ratings at 500 Folsom
500 Folsom positions itself as "luxurious high-rise at East Cut" and charges expensive rent. However, the building quality is awful and lack of maintenance. The past Sunday, the kitchen sink in my unit had dirty-water backflow problem. The dirty water came out suddenly and overflowed rapidly to the whole unit. The water outflow damaged my own furnitures and the floor, and it caused the whole unit smelly for many days. The tenant living one floor beneath my unit suffered form the same water backflow problem. The kitchen sink plumbing is clearly not well maintained. The building hardware equipments are out of order most of the time, including the garage door and elevator input-panel.
Don't sign here. Active flooding in the apartment due to a faulty HVAC pipe bursting. Residents can't live in their apartments due to big fans running all day and night. Management refuses to offer concessions for this situation. Avoid!!
On apartments.com, it said that the company is offering 2 months free. Then during the tour, the agent said that I will get an opportunity to get 6 weeks off if application is made within 24 hours. And then past business hours on the same day, I get a text to make a decision before midnight. If this is how management makes decisions, I don't know if I feel safe with other decisions that the management makes. I will not recommend 500 Folsom to any of my friends because the management will not uphold to their words and can change on me anytime
