Drive a little over 2 hours north to Nashville, or about 2 hours south to Birmingham for a mini-vacation. Our requirements of tenants are as follows: A tenant's income must be 3x the amount of rent. Potential tenant must be able to give us a $45 non-refundable application fee. The tenant must be able to present the following AT signing: -1 full month's rent -A full security deposit (the amount of which is equal to a full month's rent) for each adult applicant. -$75 leasing fee - $20 pest control -If not paid already at the time of signing, a $45 non-refundable application fee. -Proof that utilities have been switched into the tenant's name. -Proof of renter's liability insurance–we require tenants to have renter's liability (covers damage that tenant does to the rental property) in the amount of at least $300,000. PETS ARE ALLOWED ONLY UPON APPROVAL OF MANAGEMENT. IF A PET IS APPROVED, TENANT MUST PAY: -$45 per month in pet rent, per pet -An additional $300 deposit. -BOTH THE ADDITIONAL DEPOSIT AND 1 MONTH'S WORTH OF PET RENT WILL BE REQUIRED AT SIGNING AS WELL.
