The entrance to the building smells of urine, when entering you must navigate streams of dog urine. The rear entrance on most days has the stench of weed smoke. The main entrance door has a defect and often is left ajar, so any person off the street could potentially gain entry. The roof top door was out of service for far too long. It is understandable that things will break but they should be repaired expeditiously. The pool was advertised as being three seasons but has yet to open. So far this has been a disappointing experience.

I moved into my apartment in August 2024, and so far, the experience has been great! One of my favorite things about living here is the lounge areas—they’re modern, comfortable, and perfect for relaxing or getting some work done. I also really appreciate the level of privacy my apartment offers. It’s quiet and feels like a personal space where I can truly unwind after a long day. I haven’t had the chance to use the pool area or the rooftop yet, but I’m definitely looking forward to enjoying them this summer. The amenities here add so much value, and I can’t wait to take advantage of them when the weather warms up. Overall, I’m really happy with my choice to move here. The combination of amenities and a sense of privacy makes it a perfect fit for me!

Amazing place to live! Neighborhood has banks, pharmacies and activities for children- it’s also very close to public transit. Staff is also super nice and always go above and beyond.

I recently moved into 42 Broad and couldn’t be happier! From the moment I did a look and lease, the entire process has been seamless. The application process was easy, and the move-in day went smoothly. The professionalism of the Bozzuto Team stood out to me right away. Shaun is always available to answer questions and made sure I had everything I needed. On the day I moved in, I was warmly welcomed by the concierge and staff, which made settling into my new home feel special. The community here is fantastic! Everyone I've met has been friendly, creating a welcoming environment that already feels like home. The amenities are top-notch, and I’m always impressed by how clean and well-maintained everything is. For my first apartment, I couldn’t have asked for a better experience. Highly recommend!!

My family & I just moved in 2 days ago & we love it here, its truly amazing! Everyone in the staff is top notch. From the concierges to the maintenance crew everyone has been super helpful, nice & quickly responsive. The location is prefect everything you need is within walking distance. The rooms are super quite, beautiful & Peaceful. Special Thank you to Shaun Reilly & Sean Solon both gentlemen help my family & I tour the property, find the right room within our budget & guided us through the process from start to finish. You guys are awesome, Thank you for your help. I highly recommend 42 Broad to anyone looking for a great place to live!

Now have been here for 3 months, and the experience is still going smoothly. Friendly concierge and clearing staff. Timely emails to notify about events ongoing or any maintenance issues. Very happy with the building so far.

It’s been good. Everyone is responsive and kind. The building is kept clean, and when something needs fixing, it’s fixed right away. The management is attentive, ensuring that any concerns are addressed promptly. The overall atmosphere is positive. The only drawback is that at times, the numerous rules can make it feel a bit like living in a college dorm. While I understand they’re in place to maintain order, it can occasionally feel a bit restrictive. That said, the positives definitely outweigh this minor inconvenience.

The management team and staff (concierge, cleaners, maintenance, etc) at 42 Broad are amazing. Accommodating, outside of the box thinking, solution finders, professional, friendly. Shaun, Brian, and Anissa (the ones I interacted with the most) are simply brilliant! Makes living here such a joy. I cannot say enough great things about the team because they really make the property a simple joy to live at (but we know there's nothing simple or accidental about it).

Move in was smooth and easy, and I love the space. I have had no problems since I started living here and love the view from my unit. The amenities are wonderful, too!

Overall, my experience here has been great. The staff is amazing and responds to requests quickly. I don't love that the amenities fee is not included in the rent as it is required. I also don't love that the cost of parking is increasing. The building also has some serious problems with leaks.

Absolutely loving it here so far! I moved into 42 Broad about a month ago, and everyone has been so helpful, maintenance is friendly and informative, and offer great tips on how to keep the apartment cool and air clean. All of the amenities and common spaces are nice and well-kept. I haven't begun my daily commute into NYC yet, but my experiences with the Fleetwood station have been great, it's just two blocks away. I do wish the crosswalk lights outside the building worked better though. The cross-county shopping plaza is a quick drive away for all your shopping needs! My few concerns are about the parking garage, it already seems pretty full during the week and the building still has a lot of units to fill so I'm a bit nervous about possibly not finding a spot in the future if it fills up more, and also the standing showers, the lip is so low to the ground it doesn't keep water from splashing out well. Overall, great building!

So far the experience has been great. The team has been accommodating during our move in and made the signing process easy. We had a few small things that needed to be fixed upon move in which were handled swiftly.

Friendly staff and clean premises. Amenities are nice. The gym dumbbells could go a little heavier as me get a cross pulley system but overall the gym is great.
The building management does a great job to ensure that the community is growing how a great community should. I believe that they have a great staff that works very hard and accomadate all residents.

Frank in maintenance is awesome and the concierges Gorge and Shawn are fantastic. Anissa and Mo are super kind and communicative. The location of this building makes a super easy commute to the city and having Bronxville as are neighboring town is convenient.

It’s a clean building and a good neighborhood. There’s amazing staff working there from maintenance to concierge to the leasing office. Parking can be tough so the garage might be required.
