This unique and colorful home is across the street from Russell Square Park with large front and back porches perfect for entertaining. Both yards are also fenced, secure. Located in the Cole/Whittier/Rhino neighborhood, this spot is very close to dozens of coffee shops, restaurants, and is only a couple blocks from the new light rail stop which runs to DIA. Everyone on the block is very friendly and is a great mix of older neighbors, young millennials, and a couple families. The City Councilman for this district lives 3 houses down, so there is plenty of police attention to the block. The property sits in the middle of the block across from the park which means that it has tons of street parking (no homes across the street) and it is very secure (street light is right in front of house). The backyard is perfect for entertaining with a concrete patio that opens to tons of trees, flowers, grass, and a unique fountain planter. The detached two car garage has some valuable built-in storage and a mini-workshop desk for your projects. We also recently installed two new full size egress windows in the basement bedrooms for safety, so ALL FOUR bedrooms are safe and fully compliant with local Denver code (most basement rental bedrooms will NOT have large egress windows which can be dangerous in the event of a fire). The basement is fully carpeted with two relatively large bedrooms (each with small closet), a full bathroom, a laundry room, and a large living room. The upstairs has a relatively large bedroom + small closet in front, as well as a smaller room with a walk-in closet on the side. There is a full bathroom upstairs with lots of shelving storage and a large living room/dining room/kitchen area that is functional and open. The home was built in 1926 and has tons of charm with recent renovations. October 1st or November 1st starting date. Lease term is flexible, but an expiration of Summer 2022 is preferred. Owner pays sewer fees, trash fees, property taxes.
