ABOUT THE APARTMENT: This bright top-floor apartment is in a small, intimate* (see note below) four unit building, located in sunny North-Bernal Heights. It is located less than a block away from Precita Park and close to the Mission District and Valencia corridor. It is an early 1900's “railroad car” style apartment, very common in older buildings in the Mission (which means that in order to get from room to room, you must pass through each room). Therefore, it is most commonly used as a one bedroom, with a sunny, street-facing "bonus" room for living or office space (as you see fit!). There is NO DISHWASHER OR LAUNDRY ONSITE, as our older plumbing can't accommodate those appliances. There is also NO PARKING provided onsite. It is on a convenient transportation corridor which includes Folsom, Cesar Chavez, and Mission Streets, as well as quick access to MUNI and the 24th St. BART station, various bus lines, and South Bay shuttles. It is also just a short distance to the 101 and 280 freeways. *We are looking for QUIET and respectful tenants, as the building is old and intimate (ie it has shared and somewhat thin walls). Noise has been an issue in the recent past. We have done what we can to structurally and materially mitigate sound, but we expect exceptionally respectful behavior when it comes to noise onsite, and adhere strictly to the lease terms and local sound ordinances. FEATURES OF THE UNIT: - Sunny, east-facing BONUS room (for living room, office, or less commonly, as a 2nd bedroom) - 1 small kitchen connected to a large, separate dining space - 1 small bathroom - Large, walk-in closet, and one smaller walk-in - Gas stove and fridge - Hardwood flooring - Double-paned windows throughout - NO LAUNDRY ONSITE (but there is a public laundromat less than one block away) - Small QUIET cats considered with additional pet rent and lease addendum (at landlord's discretion) - NON-SMOKING ONLY - STREET PARKING ONLY - Rent includes trash/recycling in can, and reasonable water use - PG&E is tenant’s responsibility (~$60/mo on average) - Exceptional neighborhood (although we are admittedly a tad biased!) - Some of the best weather in the city (it's the "sunbelt") - Easy Freeway Access - Walking Distance to Public Transit IMPORTANT: This unit is a rental unit subject to the San Francisco Rent Ordinance, which limits evictions without just cause, and which states that any waiver by a tenant of their rights under the Rent Ordinance is void as contrary to public policy. WHO WE ARE: We are a caring and responsive Family-Owned business. We live in the neighborhood, are super responsive, and care deeply about this community (We are not a typical management company!). We use the most recent SF Apartment Association (SFAA) contracts, and Hemlane as a Management Portal.

Life in the Bernal Heights neighborhood of San Francisco centers around the area's many parks, which provide space for community events, recreation, and more.
