The laundry room includes a washer and dryer. Bathroom essentials for your stay include shampoo, conditioner, towels, and a hairdryer. The master bathroom has a large shower for your comfort. The space has a full kitchen with essentials and amenities that include stainless steel appliances, kitchen utensils, and a coffee maker. The master bedroom features a smart TV with streaming apps ready for use. The living room is very comfy with a beautiful entertainment center, a smart TV for streaming, and a super comfy sofa bed that can sleep up to 2 at night. Sleeping arrangements consist of 7 full beds and a sofa bed. The home is centrally located in Old East Dallas, putting you minutes away from Uptown, Deep Ellum, and Downtown Dallas. If you would like to use the hot tub or heating for the pool, there is a $100 per day extra fee for pool heating. If you would like to use either without heating, there is no charge. Pets are welcome with a pet fee per pet, with a maximum of $300 for long-term stays. Only 5 minutes from the downtown area, this home offers plenty of local attractions nearby, including multiple museums, public parks, the convention center, the American Airlines arena, and uptown vibes. Knox Henderson, Lower Greenville, and McKinney Street are all within your reach, providing plenty of options to choose from. Scooter and bike shares are easily accessed from this home, and public transport stations are nearby. There is parking in the driveway and street for guests. Ride shares are affordable from this area due to its central location. The garage is not accessible to guests and is for use by the owner for storage. Guests have full access to the home except for 3 closets and the 2-car garage. Parking is available in the driveway, in front of the home, and on the street. The indoor fireplace is not for guest use and is tamper-proof. If you are caught using the fireplace, you will be fined $500. Guests must agree to not disturb neighbors at all times during the stay and observe quiet hours from 10pm to 8am each day. The home is monitored with decibel sensors for compliance with this noise policy. Checkout on time is required, and any guests that are 30 minutes past the listed checkout time will be charged a $50 fee. If late 2 hours or more, you will be charged the full rate for another night. No smoking is allowed inside the property, and if you are caught smoking, you will be charged $250 per day of your booking. If you are bringing a pet, you must declare this when booking your reservation. Breed restrictions may apply. No parties are allowed, and a noise monitoring device is used to detect noise levels inside the suite. There is a zero-tolerance policy, and you will be asked to leave if any noise level beyond a normal conversation is detected. Lost door keys or remote fob will be charged a $150 replacement fee. All persons staying overnight must be accounted for on your guest list. If any violation of house rules occurs, it is grounds for immediate termination of the reservation without refunds. Packages are not allowed to be ordered to this location for privacy reasons. Exceptions may apply for long-term stays. Guests are required to verify identity prior to accessing the property and must have a working phone number for emergencies. For long-term stays, guests are required to complete a criminal background check for approval and a $500 trust and safety hold which will be refunded 3-5 business days after checkout. Do not cover or tamper with the doorbell, as doing so will lead to a cancellation of your reservation with no refund and a surveillance tampering fee of $500. Only flush toilet paper down the toilet, as the toilets clog easily, and you will be billed $200 if a plumber needs to be dispatched to unclog a toilet. Do not pour grease down any sink, as this includes grease from cooking, olive oil, and canola oil. If a plumber needs to be dispatched, you will be charged $200.
