Property Ratings at 304 W 30th St
This building has great rent rates for the location. If you like quiet though, this is not the place for you. It's right outside of Madison Square Garden, and not quite Chelsea, but if you work in Midtown, or anywhere in Manhattan and go out a lot, it's central to everything. Some of the apartments in this building have a shared bathroom. Two on the first floor have a shared backyard. Many are pretty small, but again, worth it if you want to be in the real part of Manhattan. The area, again, is loud, but compared to three years ago, it's getting better / cleaner / safer. The block is beautiful with trees and exposed brick buildings when you head toward ninth. On eighth, many of the creepy businesses (like x-rated video stores) have been replaced with less creepy places, like a raw food restaurant. Here's the big issue: the landlords. They're basically non-communicative. Sometimes they let us know if the power / heat is out. Don't worry, it doens't happen any more often than every other place in NYC (2-3 times a year.) But if you have a problem, you're basically on your own. The super died two years ago, and we've never gotten a new one. They do send an exterminator every month and make sure someone deals with the trash, but I haven't seen either of them in more than a year. The front doors both don't lock, and it's been that way for about the same amount of time. Overall, if you really want to be in Manhattan, and you're ok with sharing a bathroom but don't have a ton to spend, this is the place for you. People here are nice. Min salary to pay rent should probable be 40k a year ... can't beat that in Manhattan.
