The second floor boasts a living and dining area with a wrap-around balcony offering astonishing beach views, a gas fireplace, a big-screen Smart TV, two dining tables, and a breakfast bar. The fully equipped kitchen includes top-of-the-line appliances, dishes, utensils, cookware, small appliances like a toaster oven, blender, and hand mixer, a standard coffee pot, Keurig, and a pantry. A full-sized washer and dryer are also located on this floor. Additionally, there is a bedroom with two Queen beds and a Smart TV, a small balcony overlooking the pool deck, and a King bedroom with an attached bathroom featuring a clawfoot tub and shower. Quiet hours are observed from 10:00 PM to 7:00 AM. Smoking is not allowed on the property. Events are not allowed. Check-in is at 4:00 PM CST and check-out is at 10:00 AM CST. Early check-in and late check-out may be possible upon request. Guests are not able to have mail shipped to the property. Spring break/student groups (under age 25) must notify before booking, as additional requirements apply, including signing a student agreement and bringing $100 cash per person at time of check-in for a refundable security deposit. No underage drinking or illegal activity of any kind is allowed. If police or local authorities are called and eviction is necessary, no refunds will be issued, and the full security deposit may be forfeited. Pets must be approved in advance. The spa is not a hot tub and cannot be heated independently unless pool heating is paid for. Tampering with the pool heater/temperature will result in a full charge of your entire security deposit. No jumping from balcony into pool will result in immediate eviction and loss of security deposit. Trash must be taken to the curb on Monday and Thursday evenings for Tuesday and Friday pickup. Excess trash or missed pickup days may incur additional charges. Trash cans must be returned to the home after pickup. Failure to do so may result in an HOA citation. Travel insurance is strongly recommended. Violating house rules may result in additional charges or forfeiture of the security deposit.
