About This Property

Prior to tenant move-in the house will be professionally repainted inside and out. Showings are available now Sat/Sun and after 6 pm on weekdays. Please specify your preferred tour time when contacting us by email. Pet friendly. Breed restrictions may require pet insurance. Open living and dining room combo. Kitchen features all stainless steel appliances and ample cabinet space. No carpet makes for easy cleanup throughout the house. Fenced in backyard and two-car garage. Convenient to great schools, Atlantic Blvd, Mayport Naval Station and the beautiful beaches! Date Available For Occupancy: Sept. 1 2023 RESIDENTIAL CRITERIA -Applicants MUST be adults over the age of 18. All adults in the household must complete our electronic tenant application, individually. -In addition to monthly rent, a security deposit equal to one month's rent ($1900) will be charged to tenants prior to tenancy. Once an applicant is approved, the lease must be signed and deposit secured within 10 days. -If for any reason you are not approved for a rental property, the $55 application processing fee is non-refundable so please ensure you are able to qualify before you apply. -Applicants must have a combined documentable gross income of 3 times the monthly rental payment. -Minimum Credit Score: Applicants must all also have a minimum credit score of 650. (No credit is considered a ZERO score). If your credit does not meet the minimum threshold, we may be unable to rent to you. -Income: Applicants must have a combined documentable gross income of 3 times the monthly rental payment. Acceptable forms of documentation are your work pay stubs for the previous three months or your personal bank account statements for the previous three months. If proof of gross household income of 3 times the monthly rental payment can not be provided, we may be unable to qualify you. -Applicants must all have at least 12 months verifiable rental history. Applicants can have no more than three (3) late payments, during the last 12 month period as reported by the previous landlord(s). Applicants must also be reported to have “taken good care of the property”. -Applicants must not have an outstanding balance with a previous landlord. -Applicants must not have a rental eviction on their record. If you cannot provide positive references, have a debt to income ratio that shows you cannot afford to pay rent from your documented income (pay stubs, bank records, or tax returns), have no work history or an unstable work history, been evicted in the past, have a criminal record, or any occupant is listed in the sex offender database, you may not qualify for a rental at this time. PETS: We happily accept pets. Except for fish, up to 3 pets may be permitted with the following considerations: -If a pet is approved, a one-time non-refundable pet fee of $300 will be charged. -Mainly due to homeowner insurance restrictions, we maintain a list of K9 breeds which will require pet insurance at the tenant's expense. -We reserve the right to deny any pet at any time for any reason both prior to a lease and during a lease should the pet become a nuisance. SMOKING: Smoking is not allowed inside the rental unit. Smoking inside a rental unit is cause for immediate termination of a lease and tenants who have a lease terminated for smoking will forfeit all security deposits.
