RENTAL APPLICATION CRITERIA Attention Applicants Thank you for your interest in renting one of our rental properties. Your screening will entail public and business record reviews and consultations to include any of the following: criminal, eviction, bankruptcy, public records, credit, apartment manager conditions, tenant history, employment, income and reference checks. Upon your submission of a completed and signed copy of our application to rent (with fee) and supplemental documentation as noted below, we will review, process, and report back to you our specific findings based upon established conditions and criteria. Below is an outline of the credit criteria that we require to approve an applicant for tenancy: Positive Government-issued picture ID management will need to make a copy Completed and signed application for every occupant 18 years and older Submission of the non-refundable application fee (if accepted, the fee will not be applied toward future rent or deposits; if denied, the fee will not be returned. Bounced checks or incomplete payments will not be accepted.) Income Adequate gross income-to-rent ratio (combined income should be at least 3X monthly rent) No excessive debt which may impact applicant's ability to pay rent Proof of verifiable employment and/or verifiable source of income: For W2 employees: 2 paystubs from 2 most recent pay periods Employee reference contact and valid phone number If starting a new job, an offer letter from your employer showing your signed acceptance For self-business operators/contract employees 3 months of bank statements Signed tax returns for the last 2 years to show predictable income Credit History: Minimum 700 credit score Good credit history free of negative credit issues Applicants with charge-offs, unpaid debts, collections, a history of delinquent payments, or lack of credit history may be denied tenancy Rental History: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, paying rent on time, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing providers(s). If applicant has prior rental experience, positive references from prior manager(s) No prior evictions on applicant's record Pets on the Property: If permitted in the unit, pets are allowed provided that manager permission has been obtained, and all required documents have been signed by both parties. All pets must be properly licensed if required by city or county law and you have a record of current immunizations. Management may discern by pet breed, require a "pet interview," and may require positive references from previous apartment manager(s). Tenant must obtain renter's/liability insurance. Other: We cannot accept comprehensive reusable applications at this time. In the event of adverse action due to a consumer report, applicant may contact the institution with which they submitted their application to.
